Citta di Castello is lovely and this apartment is in a great central location. Everything is on your door step. The lift is rare and so useful for moving in and shopping etc. The living room is a great space but the kitchen is ridiculously small and dark. It should have been where the bathroom is. The bedroom is good and the cantina has lots of potential. All in all I think it is overpriced.
Deduct €100k!😢 and negotiate from there.
I agree. It is overpriced. The lift is useless if you are on the ground floor.
I like bits and pieces ...the doors ..the hega tiles ...the cantina .
But to much city and not enough outdoors ( trees ! ) to my liking ...

Oof, I‘m so torn on this one. Obviously at one level it‘s utterly magnificent, the palazzo vibe, peaceful (despite the sandblasting, it seems) yet couldn’t be more central in a popular Umbrian town, so plus points for that. This one is all about texture and materials, isn‘t it? And actually done by someone with a perfect feel for harmonising what might initially seem to be incongruous elements. So I ought to love the Boffi kitchen in that setting, because I know it works beautifully. But if I bought it for myself at that humungous price, the stainless steel would nark me no end. Kitchens should have wooden or marble/granite countertops, basta, with apologies for the conservatism. And the bathtub in the sole bedroom would similarly ultimately nark me. I clearly don‘t have the artistic vision to get off on stuff like that. Wouldn’t your duvet get steamy? But I appreciate that someone was eclectic and brave enough to throw money at that particular design feature. And that quiet terrace at the back is shared by the rest of the building, right? I‘m just too petite bourgeois for this one, sadly. I‘d love to know what it ultimately goes for, because it entirely depends on whether someone very special falls in love with it.

what a neat apartment! such a nice feel to it - i love the open layout and the kitchen, small yes, but it's beautifully set up for function and easy maintenance -- so that's a real plus! i love the way italians do doors (well everything else floor to ceiling too ;) but really the doors just lend so much character! and how very nice that you can get out of bed and just fall into the tub! at my age i should make sure that fall isn't too fast lol but it's a cool addition to the bedroom! this is a genuinely fun space to me! i see a comfy place to land after a day of touring around taking in the sights, nick :) a wonderful place it is!

I love that Street! I think Il mio studio legale is right there. I have really come to love Città di Castello. So much to do and really centrally located. This apartment would definitely be a great ABnB and when you come, a perfect base of operations. Toscana, Umbria, Marche, Emilia-Romagna, San Marino, all within reach. Good show Nick!

Always such a Pleasure these lovely tours of yours Nick 💐 The open air front room is truly special. And the Piano 🎶 ......hearing beautiful sounds now....Lots of light especially the Stunningly gorgeous Chandelier! Wowza! -- I agree with the old doors being a real treat as well. The old world charm is absolutely there. While I personally wouldn't really want a bathtub in the bedroom it does have it's pluses. I mean that's quite a lovely bathtub! Beautiful. Not such a fan of the shower & bathroom..I would want pretty tiles in the shower maybe a touch of wood to soften things and possibly an entire re-do.
The kitchen has nice lighting. Did you say dishwasher? That would be so nice! I know another commenter said-kitchen wants a window! I tend to agree. However it IS -state of the art so you can't beat that. This lovely gem feels safe and secure and has a charm & ambience to it! The elevator is Perfection!

Very nice Nick! Well kept and classy apt. The area and location is FANTASTIC too. Thank you for going out of your way to find this apt. I believe the ceiling is high enough to maybe have a mezzanine if one ever needed a 2nd bedroom, etc., although, it makes me sick to my stomach to even contemplate doing that because the condo is really lovely as is. This is one of those places that makes you want to sit down and figure out how to make it work. Lol Thanks, Nick.

It's a very nice apartment in an historical building. It's simple, but you can't beat the location. The reclaimed doors and the way they're finished suit the home well. I'm not an artist, so I imagine prosciutto, soppressata and some wine in the cantina. Nick, thanks for the variety of properties. Now, on to the next one!

I didn't much like it when you first opened the door, but I think that was because of the furniture. I love the tub in the bedroom. The kitchen is small, but well arranged. At that price, I'll take two! 😊

Apartment and area to live. I just love it. The doors are all so beautiful and add history and charm . Not a fan of the bathtub placement in the bedroom just takes up space even though it is a pretty tub. The kitchen seems to have everything you need and looks nice. Id probably add some shelves. I don’t think this place will be on the market for very long it’s just wonderful! I hope all is well with you keep smiling and have a beautiful blessed day 🙏🕊❤️🤗💐

Hi Nick, Sorry I missed last week, moving about a bit but settled very nicely near Pacific Ocean one block from beach in huge mansion while friends are in Mexico! The moving etc. was pretty fast and crazy anyway so happy to be here now! Oh YES, an elevator! Yippee my old ankles will love that! OM Goodness the old wooden frame around that door! Oh that room would be perfect for my art studio. Love the herringbone tiles! Kitchen is lovely, has everything that is necessary! Love the high ceilings. Love those rubbed down doors and tall windows!!! Bidet and a toilet with the lid down! yes, for sure fall into bath! Surprising little cupboard! OM.... Goodness...that cantina...saving the best for last..... what a gorgeous studio that would make. OM Goodness I absolutely love the ceiling!!! My heart be still! Yes a perfect studio! For very little you can get a light for your camera or just one to hold. It would be great for the rooms that you encounter that turn out to be too dark.

If that fireplace was functional, I'd probably be on a plane to Italy right now. By the way, you mentioned the communal fees of 500 (Euros?), but you neglected to specify whether that was monthly or annual. Thanks!

500 per anum property tax and condo fees .. In Toronto condo fees are paid monthly , many considerably higher than this eqivilent Then property taxes paid on top amounting to multple thousands annually - invariablyfor small cheaply made boxes in the sky. Beautiful apartment, great showing as per.

Higher than I expected, but not familiar with the area, for me 2 bedrooms minimum and 1 and a 1/2 baths needed, probably a lesser area to accommodate that at a similar price.

Lovely apartment but the “kitchen” is ridiculous, a dorm-room closet. It’s a big mistake for the quality of the residence.

Why do you think this is a good rental investment? What would the rent be? And what would the return on investment be after expenses?
Potentially €200 per night high season. Not sure of the annual return, all depends on how many weeks. Normally the rental period is 16 weeks. Best, Nick.
@@italianproperty OK, so, if take 16 weeks, and assume it is rented for $200 a night, and rented 4 nights a week. short term rental cannot always be rented.. Then pay 27% tax required by italian law, you are left with $9300 before you pay for taxes, water, maintenance, insurance. This is a horrific investment. an abysmal return on investment.
