Hi Amanda, thank s for the vid. Hope the conversion goes well. I reckon the downstairs bathroom was previously a utility space with a toilet. The door to the top floor would be a ground level almost certainly opposite the stairwell if possible. The stairwell would most likely be boarded and partitioned from the ground floor flat. Its got some serious potential. Will be great when completed.

If I were you I'd just do a light refurb and rent it out. Was that the original plan? Flat conversions done properly with current building regs cost a fortune and you can be waiting months for planning, all the time losing rent and council tax etc. This strategy works better down south where conversion costs are a small fraction of the end value. The GDV for this development would be about £150k, £75k per unit. If you spent £50k, with fees and stamp duty you'd just about break even. To pull all your money out, you'd have to spend under £20k including all fees. Down south I spend a minimum of £35k per unit, so this won't be an all money out deal. Splitting the utilities will cost thousands and some lenders insist on this being done. Best to rip the gas out and split the electricity supply only, for about £2k. If you can avoid splitting the water supply that will save some money. By the way, be careful using the house next door as a comparable for the purchase price. It's a detached property rather than a semi and it was built in the garden of this property around 2008 (08/00635/REM), so not far off being a new build.
