    curious to know why detached homes are like 100~200k more expensive than houses in happy valley? same sqft, same num of beds, etc

      Great question. Lot values are higher the closer you are to the core. They are even more expensive in more affluent areas like Oak Bay, Cordova Bay, Ten Mile Point, Gordon Head, amongst others.
      The more desirable area, the more demand there is, the more expensive it is.
