    I live here, it is too much growth, constant construction, blasting of the mountain. Loud and too much traffic. Not cool.

    I live in Westshore
    It's become so busy at a rapid pace. The traffic, population & pollution has become pretty bad. If you're not in the financial range to buy or own a house, you'll be paying too much for a small basement suite or apartment with less than comfortable setting.
    There is 1 mall
    Less parks & hiking trails now that many of the older forests have been cut down to make room for large apartment & condo blocks.

    If you live in langford and work in victoria; good luck with the traffic. The cloverleaf overpass only slightly reduced the rush hour traffic jam.

    I live here and I like it, is perfect if you make the most of your life on Victoria, as you only do 20 minutes in car an like 30 in bus so is really well, there is also a lot of nature, a walmart, a mall, and is close to the Mayfair mall, which is nice.

    Your comments re the lack of parks in town is bang on.A new park coming in town but in comparison to parks in Saanich not adequate considering the density that is being added to that area. Cookie cutter neighbourhoods is accurate, poor quality construction and expensive rentals.

    It's much like Namaimo... very industrial. For example... Langford Parkway at Millstream Road (Veteren's Memorial Parkway) has nothing but Huge Stores that each have their own parking lots the size of a Football Field. Walmart Supercentre for example, then across the street Lowes and another huge Parking lot. South of that is the Real Canadian Superstore and a Huge Parking lot. Then across the street there's Canadian Tire and another Big Parking lot the size of a whole city block, for just One store.

    Plz don't move here. Current deforestation for the sake of new residential construction has resulted in hillside trees falling on several homes in this area, destroying at least 4. Construction noise is rampant, beginning at 7 a.m. daily. Wildlife has been displaced. Rents are unbelievable; average homes over 1 million. (Consider Sooke, Duncan, Courtney as more reasonable locations.)

    For the last 13 years I have seen a massive expansion of highrise apartment buildings, increased traffic, destruction of greenery, too much pollution, and a reduction in wildlife. Ex-mayor, Young, sold his soul to developers and now we have a mess. The new home developments do not adequately provide improved road access throughout the area. These packed together identical homes only go to prove Young had no discretion when allowing development permits. He's gone and thank heaven. Downtown Langford is smothered in apartment buildings which make the area congested and unpleasant. Do not buy in Langford if you can afford to live somewhere else. Hopefully, with a new council, the rampant development will stop.

    Langford has no personality, no coziness, no human appeal. Very urban looking, with cookie-cutter townhouses and very small backyards. Traffic is horrible, streets are confusing and it is very hard to find a right address, especially in new blocks. The ratio of restaurants per houses is very small. There are very few parks in comparison to Victoria or Saanich. Even if there are maybe executive-style houses in Bear Mountain, but traffic to get there is still very bad. No, I would not want to live in Langford.

      Thanks for the comment! I agree, many areas of Langford could be improved but there are some redeeming qualities and the home prices are a bit cheaper at least.

      ⁠​⁠@@IraWilleythe houses aren’t cheaper though it’s ridiculously expensive to live here, OP is right there is no personality here it’s just a bleak looking area. It’s as if its unsure weather its a big town or a small city.

    Ira I have been trying to buy a condo in Langfpord BC. i need to get out of the cold weather in Calgary Alberta fot months now- this place is not insulated( I have been trying to get to Langford since tge end of Aoril 2024 Each person who visits me have put their winter coats on!!!

    Way too much growth, we don’t have enough Doctors to deal with the population now, so what is the point in continuing to grow the Langford area.

    Cons... 1.2+ million for a basic cookie cutter house, cons... infrastructure way behind, Cons... can't build schools fast enough. Cons... Local jr high literally falling apart full of crime. Cons... traffic everywhere, Cons... all the new condos falling apart. Just sayin'

      I wouldn’t say the school is falling down due to crime, the school sucks because the school staff don’t care about the students there’s no discipline the kids can leave when they like and have no repercussions, the whole school structure is a mess and need to be looked at with a bit more firmness.

      Well the Jr high is an absolute dump, my kids locker has been broken into multiple times, and a kid brought a gun to school. But other than that...

      I live in the Luxton area (20+ years). It is one of the older still walkable areas. My son is in the new Middle school CMS which is very nice and serves the Westhills development. He went to a relatively new elementary school at Happy Valley which was crowded at the time but has been helped somewhat but the opening of a new elementary beside CMS. The high school Belmont is reasonably new too and looks pretty good. Some parts of town do have older facilities like Dunsmir and it has been hard to keep up with population growth.

    Don't move here. Too many people. The traffic is horrendous. It's one of the most anti social places you can ever be now. Stu Young has totally screwed up this place

      Stu young was voted out months ago. Traffic is less than the misery in Victoria and I find our neighbours just great. Mind you, we've only lived here for 37 years so we may have missed something....

      @@RedD12gaming Greater Victoria is no longer a good place to move in. Victoria and Saanich are better than Langford but housing prices are as high now is in the Vancouver area, plus the inconvenience of being on an island. There are huge line-ups for the ferry and it takes in total a minimum of 3-4 hours to get to the mainland. You can take a plane to Vancouver of course, if you are willing to pay 300-400 bucks per person every time you need to cross over. Grocery, cars, and other goods prices are higher than on the mainland. And there are not as many employment opportunities and salaries are lower.

    Island is a dump these days. Roads are trash, homeless everywhere, no doctors or housing. I wanna leave the country.

    I live here. Stew Young destroyed this area. Way too much construction, trees stripped down, wildlife habitats destroyed, always loud construction, traffic jams, nails on the road...it sucks out here now. It used to be green and pretty, now it's dry, dusty and haggard looking. Homes are way overpriced, too close together, you can hear your neighbour pee, and have no yards anymore.

      Thanks Denise, I appreciate your honest comments. I think Langford definitely dropped the ball in that regard but has also provided much needed housing. It's a tough balance!
