  • Out-of-state investing or real estate investing in general, may seem complicated to a recent college graduate. Many new graduates write off real estate as something they’ll do when they’re older or more financially secure. But what if you could invest right out of college? Would you start looking into investing earlier if you knew it was without age limitation?
Today’s guest Karina Mejia, a 24-year-old investor, goes over her house hacking journey that helped her go from a server to a landlord. From managing tenants to investing in out-of-state properties, Karina walks through the mindset of investing from a very early age, without the emotional support of those around her.
We touch on topics like house hacking, the BRRRR strategy, investing with a romantic partner, out-of-state investing, and financing your first deal. If you’re a first-time investor or college student, this episode is perfect for you.

    Cash for keys?!🤯
And that's why I continue to watch this channel. Always learning something new that I just don't find anywhere else.👏 Definitely putting that in my bag of tools. Hoping I don't have to use it, but good to be familiar with it as an option.

For an FHA loan, PMI does not stay on for the life of the loan. Once your equity is 20% or more, it should drop off automatically. If not dropped right away, you can call your lender to remove the PMI.

No it does thats only true of conventional loans. You must refinance an FHA loan to get rid of PMI.

Not true. FHA guidelines were changed in recent years and PMI doesn't come off regardless of the 20% equity barrier reached for most borrowers.

I was wondering about that too as far as I know, the PMI comes up off after 20% LTV

How can a licensed, experienced realtor be considered a "rookie" for this podcast series? 🤔

Ashley and Tony do a really good job. The guest are usually good and informative for rookies.
I mean this with best of intent and suggestions- Ashley‘s constant fake laughing, and laughing through all of her sentences is incredibly distracting! And she’s laughing and there’s really nothing funny that she’s is saying, Most of the time.
Her laughter seems so forced and it’s VERY distracting…. I wish she would stop doing this or do it less.
Overall good podcast other than that.
