Are there any annual/monthly fees (i.e., HOA fees) that are paid to the subdivision to maintain the common areas? Is there hot water in the house? I did not hear anything about hot water in the showers.

May I know how Long can a Filipino citizen own This House and Lot ? Because I read online that you can only own a Condo unit for 50 years , and then the Building will have to be demolished . Although I understand that you still own a share of the Condo stocks. But i want to know how This rule applies to a single detached House and Lot inside a subdivision.

Sir, this property is under transfer certificate of title, if you're a Filipino, you can own this, but if not, you have to create a corporation which should be composed of 60% Filipino and 40% foreigners, or if you have a Filipino wife, you can also be on the title as her husband. There is perpetual ownership tk this property. Meanwhile, what you've read online about condo title is a myth in real estate. The 50-year rule is based on the Corporation Code of the Philippines wherein it is declared that the life of a corporation is only good for fifty years. So does this mean that the dissolution of the condominium “corporation” would lead to the termination of the condominium project? Of course not! The Corporation Code gives right to corporations to renew their existence for another fifty years. Therefore, a condominium corporation may do the same and renew their registration while co-existing with the residential condominium building for as long as it is fit for human habitation.
In section d, there is a provision which would also be followed and it's this, That the project or a material part thereof has been condemned or expropriated and that the project is no longer viable, or that the condominium owners holding in aggregate more than seventy percent interest in the common areas are opposed to continuation of the condominium regime after expropriation or condemnation of a material portion thereof; or Sir, if you are a holder of the condominium corporation stocks, you are privileged to either sell together with your Co condominium owners or rebuild a new condo building in the location where the property is built.
