    I got tired of my buyer agent taking too long to get me showings, too long to put together an offer. I started missing out on a lot of opportunities. When homes go into contract after a few days, I started doing it myself; sometimes within hour of being put into MLS, I was calling the listing agent. Since I am engineer, I did my own inspection when I did my walk through. As usual, have to do things MYSELF. Most of the home inspection are awaste of time and money, only use them if you don't know what to look for; I personally find them useless.

    Back when I bought my first home, I had an interview with her for like 2 hours.She knew what I was looking for, my boundaries and I was willing and able to compromise in certain areas. It worked out really well.

    This video was what I needed to hear. My agent has yet to negotiate. His answer to everything is either offer more money or waive some of my inspections such as lead. I really had no idea exactly what he should be doing for me. He shows me houses that I pick out and he writes the offers. Other than that he’s doing nothing. I’ve lost several houses and the one house that I won I had to walk away from because there were too many issues that came up on the home inspection. The hvac was 31 years old and not functioning properly and the seller only wanted to service it but not repair, replace, or provide a credit. My agents response was cancel the contract. I’m trying to give him a chance but I’m really becoming dissatisfied with his service.

      Some agents have become lazy through this real estate boom. They are not serious professionals and likely just joined up to make a quick buck 💰

      Very true….agents lost the thrive to help families to having the American dream. Their lazy, always sends a link of homes, which I can do myself by goggling. They have no interest with foreclosures, what happen to agents or brokers helping families with fulfilling the American dream of owning now it’s about greed and it’s about what percentage is in their pocket. Very sad….what the agents/brokers have turn into.

    The house next door started at $240,000 and went up to $248,000. Prices haven't gone down a bit in this area.

      Wisconsin is similar. I dont see prices going down and there is still low inventory. Houses in a more moderate range sell really fast, around $250,000. Newer houses are double that.

    Hey Todd, I am planning on moving to northern Virginia but also wouldn’t mind living in Maryland on the border to northern Virginia. Are there any good cities in Maryland you would recommend that are as nice as Alexandria, Gainesville and Dumfries?

    I don't mean this as provocative but why do real estate agents exist? I could see the necessity in the past when listings were available only to the industry. But with online tools available to everyone, why not just hire an inspector, pay for the title search, and deal directly with seller? It's relatively inexpensive to jump on an airplane and spend the weekend verifying a potential new neighborhood.

    Im just throwing low offers out at what houses were worth before this bubble. If they say no, they say no. Im not getting trapped under water by over paying

      @@Sarah33Kaufman this was yesterday. Still havent heard anything. I dont have to have a house right now.....so im cautiously going to do low offers that i consider safe in this changing market. This house would have been 180-200k a year or two ago. List price today 290k. I offered 200. There are a lot of suckers out there. Im not one of them.

      @@janetairlines1351 I like to place safe as well but in my area the price of houses are keep going up. I haven’t seen any price reduction unless something majorly is wrong with the house or they put it in the market with a ridiculous price. I don’t wanna be trapped in a house either but it is really tempting! I may be one of those suckers!

    Lots of excellent guidance here, as always!
    Regarding repairs, do you stipulate that the seller cannot make the repairs themselves & must hire a qualified professional? I personally don't want a seller making cheap repairs that may be substandard.

      @Cindy Troast This is a fantastic question. In my opinion, this certainly depends on the repairs required. Things like painting, attaching a downspout extension, or trimming shrubbery away from the foundation, if the owner wants to do things like this, no problem. Repairs that require expertise within a specific trade, need to be completed by a licensed and insured, qualified professional. Someone who will be putting their name on the repair receipt and continue to be responsible for the work.

    I've seen homes for sale that have a stipulation that states "upon seller finding suitable housing",should I stay clear of such house's? And,if I agree with allowing them to stay until such stipulation is met,do I as the new owner of their home have the right to charge them rent?

      @Hazel Wears Great questions. Allowing them to stay may be financially beneficial for you. Still get inspections and yes you can certainly charge them rent. You can go for a deeper discount and give them “free-rent”. I would put a large chunk of their proceeds into escrow when you settle. This assures they will leave the house in the same or better condition and put a firm move by date.

I've heard of putting a "landlords" rent into it for problems not getting fixed but I'm not sure what to do with the money if everything is no adhered to. This will be my first home, and boy have I got alot to learn. Thanks for your help!

    Hello Todd. I’ve been under contract on a new build for about 4 months now. The home is supposed to be done in November. They didn’t have any type of help for closing costs or to by down the rate back then but now they are offering 3.99 fixed rate in certain homes. Any way I can renegotiate the contract? Also they were not paying Realitor so I would be the one negotiating

    Great info! What if my agent is shy about submitting 'low' offers or below asking. I rely on running numbers mostly and while I'm not a real estate agent, I do have a good pulse on the housing market and real value rather than perceived hype value. I'm willing to wait for the right house, time is on my side and I'm willing to walk away. I'm unsure how to deal with the gap in communication/negotiation and my agent's reluctant to submit low offers.

      Find a new agent. You need to interview them. Ask if they agree that the market is cooling off. If they say no, then pass. Just tell your agent that you are going to sit out, and will contact them again if needed, and find another one. That way the "firing" is done gently. I did this already with my first agent. I just submitted an offer 90k below asking, and my agent didnt flinch. The selling agent also agreed that the market is cooling. Im not getting scammed by these overvalued generic prices. I dont care if they say no. Im in no rush.

      Yea they are the wrong agent then and get a new one. They are suffering and will continue to suffer until the meet reality and work with the buyers and not just care about the bottom line of them getting paid

      @@janetairlines1351 This house that we were interested in was clearly listed way too high to begin with and they've dropped price twice, but it's got a ways to go from the true value of home. We are in the same position where we never subscribed to the craziness/FOMO, but it's tough because we rely on these agents to align with our views and do all the communications/negotiations. I've gotten scoffed at by agents because I didn't agree with them about the offer amount.
