    We’ve been here in Conway since February 2010. We have a generator which we have never had to use. When it flooded a few years back we were fine and our development literally backs up to the Wacamaw river

    I loved coming across this video. Thank you for that. We bought our house in Conway in 2019 with the intention on moving there permanently this year (for retirement). Happy to say we will be moving this May/June and looking very forward to it. We are not real familiar with Conway and this video will sure help us. Thanks again!

    Debbie, you are right! I just answered someone asking about property in the Conway area and what areas are less likely to flood. I shared with them that the answer was just about everywhere--because it is easier to identify the few areas that actually did flood rather than the VAST MAJORITY of property that did NOT flood. And even some of the properties that DID flood have had corrective work done to hopefully prevent future flooding. We are pretty fortunate to not have had any more flooding than what we have experienced.

      Super Cool Laurene! Babyboomers are retiring at a rate of 10,000 per day and from what I can tell they are moving to Florida and Myrtle Beach! In my opinion, out of those two places, Myrtle Beach gives you more bang for your buck! What are you guys looking for? Price Range? Single Family? Beds/Baths? Etc? Etc? - Brandon Kunasek :D

    Other than snakes, gators, bugs, that’s obviously no perfect conditions. South gets hot so in brief give us the other considerations thankyou

      Hey Buddy! While those are things to take seriously, many people enjoy all that our communities have to offer like lower costs of living (compared with some states), lower property taxes (compared with some states), and honestly, pretty great weather!!!!! I believe that the number 1 Pro that people enjoy in our market is the weather! You have all four seasons but they aren't too harsh. Hot but not as humid as Florida. Cold but rarely snows! And you still have a great Spring and Fall! What are you guys looking for? Price Range? Single Family? Beds/Baths? Etc? Etc? - Brandon Kunasek :D

    I dont want subdivsions or a new $400,000 home! Dont you have small retirement homes/cabins in the hills on 2 or 3 acres of land?

    Thanks for the video gentleman. I've seen devastating video of neighborhoods flooding in Conway. Are there areas that you can recommend in the Conway area that are not flood prone?

      Absolutely, a lot got flooded during the 500 year flood a few years ago that were not and are not now in a flood zone. I am in a neighborhood in Conway that did not flood. If you don't mind emailing me at rosebain@kw.com with your name and email I can send you some locations.

      @bradcooke5383 Brad, this should help: MOST of the areas around Conway are NOT flood prone areas. The flood prone areas are low areas on or near the Waccamaw River or a tributary of the river. Even ares that are close to the river that are high elevations are not flood prone, as they may be 25 feet or more above the river. Areas that are close to the river or a tributary and only about 10 to 15 feet above the river level would be subject to flooding--and all new subdivisions that I know of are not built in those flood prone areas.
      Bottom line, ask about each and every area that you look at and ask if THAT project flooded or were the roads flooded so that you could not access your property. Only a few actually flooded--Polo Farms off of Hwy 905, Aberdeen off of Hwy 9, some areas right in Conway city limits off of Hwy 701 South--but most areas off of Hwy 9, 905, and 701 did NOT flood. We can check flood maps, and look for water lines on trees and buildings, but the best thing to do is to ask those who live in that area.

    Notice that pollen is killing this guy - it gets really bad in early spring. The area where they are standing is prone to flooding -
    hurricanes pretty much every year - 90% humidity all summer - bugs, 38 species of snakes, high crime rate - shootings every weekend - great place to live.

      I’ve been researching SC-high crime rate in many towns. We are in SWFL so that other stuff doesn’t concern me . But dang, what’s up with SC??

      Pollen only lasts a couple 2-3 weeks but not year round but the budding of our gorgeous flowers and trees makes up for the early pollen. Hurricanes happen every year but not always an impact on this area. Every place has bugs and snakes. Our area has our share of crime just like every other community in the Country, though our numbers are skewed because of the high number of tourists and part time residents, which drives our crime statistics higher per population count.

      It's not a development. That was a neighborhood in Conway with historical homes. I was born and raised in Conway and love it here but it's starting to get crowded from all of the growth.

    What do you guys know about the area of Mullins SC? Is housing slightly cheaper as well...being another 30 minutes inland of Conway; logical right?
    Also....any flooding issues there? Thank you.

      @Frankfromupstateny3796 good afternoon from a fellow Upstate New Yorker. I moved to Conway in 2015 and where I am we did not flood but there was alot of locations in Conway that did flood. Mullins did see some flooding. Mullins is a little farther out but we would love to put you on some searches. Please email me at rosebain@kw.com

    It's very disingenuous of you to say there is more ways out of the Myrtle Beach area you still want to get off at 22 and 31 you have to get on the 501 or 17
