      Would love to see more first person walk or drive throughs of these areas. Live feeds of people walking through cities really puts a viewer there. Maybe “spend a day with me in *insert area here* ” videos for what life is like. Love your channel, I really appreciate your content!

      That's a really good idea! I try to film with the camera on the dashboard of my car but the shots don't always turn out great. More vlog style videos would be really good to have

Thanks for the great work!👍🏻 Growing up in Hawaii, living in Japan and California then moving from Los Angeles to St. Louis three years ago was the best decision I’ve made as the cost of living is much more accommodating than either HI or CA-a million-dollar house is a regular standard-neighborhood house in those states. I’m happy that we actually found an equivalent place to call our own by The Hill at a reasonable price. Keep up the brilliant posts-Cheers & take care!

    Our son attends Ladue School District by design! We considered MICDS and Chaminade, but if you look at SAT and other benchmark scores, LSD excels & acceptance rates at prominent universities is on par. We found student diversity at LSD exceeds the private schools. The elementary schools are phenomenal! As of late, there’s been a influx of new money in Ladue. Sad to see Busch’s Grove closed years ago. Our dear friends live in Huntleigh and spend $1,000/month to keep lawn mowed😆... landscaping upkeep is extra! Property Taxes run $13,000/year and they send kids to JB!
    They drive a Buick.

      That is awesome to hear! When my brother and I were entering HS my mother was debating buying a house in Ladue to have the school district or buying somewhere to get a bigger house and paying for private school. We ended up moving to the Parkway North side of Creve Coeur and I went to MICDS and my brother wanted to go to Chaminade

      @@LivingStLouiswe made similar decisions three years ago. We moved to a subdivision called luc du Bois just west of Belle Maison on Ladue Road. We sent our son to Rossman School and hopefully he can get in a good private middle so we don’t have to move again.

    I live in Wentzville and by no means could afford any of these houses, but I always thought Ladue was poor. This is so interesting because I had no idea Missouri had so many wealthy people in extravagant houses

      Wow that's really interesting to hear. Ladue actually has one of the highest median incomes in the state and a lot of 'old money' that live there

      @@LivingStLouis It’s super interesting hearing that it’s on the wealthier side! I’m not allowed to drive anywhere near St. Louis because of the crimes that can happen, so I don’t think I’ve been in that area, but it’s very cool and interesting

      You thought Ladue was poor??? You must not have gotten out much. I would say Ladue is more rich than Wentzville. My friend was a batboy for the Cardinals in high-school and we partied at Matt Morris's Ladue house while he was house sitting there. He said we could swim, drink, and use the theater room BUT we couldn't touch the dog toys no exceptions.....lol!!!! The house was amazing!

And no, I don’t really go anywhere near St. Louis unless it’s the zoo, science center, or one of the venues for a concert or Monster Jam 🤷🏼‍♀️ and I’m sure it’s more rich than Wentzville. I mean, we’re getting more richer houses around where I live, but a lot of local celebrities live in or around Ladue

    I live in NYC, and it’s crazy to think what I can get for my money in different states. For $500k- 1mil, I can get a shoe box apartment/small home in NYC, or I can get a good sizable house in St. Louis

      Right?? The lifestyle will definitely be completely different, but 500k - 1mil in St. Louis really buys a decent house with plenty of room for people

    In stl, your high school tells a lot about you. Depending on where you went, it gives ppl an idea of your socioeconomic status, your intelligence level, neighborhood, and the type of person you are. Ppl put certain ppl in certain boxes based on it. 🥴It’s also because STL had/has so many high schools.

      It’s funny if you ask me, the shallowness of the typical St. Louis mentality. I’m from a way bigger city on the east coast and people don’t classify other people in these “boxes” like A LOT St. Louis people tend to do. It’s sad really and so cookie cutter.

    The crime rate really is only high in certain areas. Where I live is quiet and very little crime. All depends on where you go.

    Driving cab while in college during 1970s had a passenger going to his home in Ladue. Asked him what a person did to afford to live in Ladue? He said it was simple, just buy right after WW2 before prices went up.

      It’s actually used in St. Louis to determine where someone is from, who they are and what value they have to you. Nobody asks to be friendly- it’s passive aggressive.

      The passive aggressive thing is partly why I personally never ask it unless someone asks me first. I can get to know someone without ever knowing where they went to school

      I ve asked it a million times. I grew up in a lower-middle class family, so I had nothing to brag about. It is a starter to see what you might have in common. We have a lot of Catholic highschools, some Lutheran high schools, some very elite private schools, and of course many public schools. It helps figure out what you might have in common.

    You did a great job but left out one important location called Country Life Acres. This is a small community with an average household in the $1.5 million range. It is listed just after Huntleigh as the most expensive in Missouri. Check it out.

      You are right I didn't mention it! Mainly because it's so small and gated so I wouldn't have been able to get in and get some footage 😅😂

    Just be aware most of these properties are amazing on the outside, but will need extensive updates internally.

      This was just for STL county, but St. Albans is also high up with median sale prices! For the last year their median is right above $1,000,000

    Chaminade is not a girls school. It's a catholic boys college prep school!!! I played basketball there during tournaments.

    We ask what high school to all the time dont we lol Dont matter what side of town you grew up, it helps identify what kind of person we dealing with. Went to private or preppy high school? Oh you got money.... You to a city school? You got some hood in you, ok...

      Not in STL we dont get them. I mean it happened before but not in my lifetime lol Most of the time if we get a tornado warning/watch it usually skips us and go to Illinois.

      @@andreap9756 you must mean downtown. There have been multiple in the county and in st.Charles county and right across the river in the Illinois side of stl. They happen. A few a year in the surrounding area.

      Wow, I remember working for him he used to give us yards to cut when he was tearing down houses and then he moved to Maine

      It's such a small world. He moved to Maine and then moved back to STL about 7 years after. He got diagnosed with malignant multiple sclerosis 10 years ago, so his family helps take care of him since he can't work or drive

      I hate to hear that, I'm 37 and I met him when I was in my early twenties and he was very encouraging I really like his rehabbing and his new builds, I also remember his partner mark patterson

      Yeah it's unfortunate. From what I hear, he did some great stuff when he worked in STL. I haven't had much of a relationship with him in over a decade other than seeing him a few times a year. Coincidentally I ended up in real estate too. Guess the passion runs in the family haha

    "What high school did you go to" is not exclusive to St. Louis; that is just a myth. Go to any other city and you will hear it.

      Really just a figured of speech.. I dont think he meant that only St. Louisians ask this question. Overall he isn't lying lol everyone in STL ask where you went for high school. In a way it shows people what kind of person they dealing with lol
