      Sounds great l have a big garden and want to fit in a small lodge to cater for my parent in older age but the size is 23feetx16 and she wants to make it as mobile as possible but obviously keeping it in with the main house as well for washing clothes ect but wants independence in the lodge it sounds exactly what we are looking for any price ideas ?

    Is it possible to build an annex of 4.0 m Wide x 3.6 m long?
    Either as a studio or loft bed (? maybe require planning permission because of height exceeding 2.4 m). If so what is the likely cost for a basic model?

    • @mobileannexe
      @mobileannexe  ปีที่แล้ว

      Yes, we can build an annexe 4m x 3.6m. The caravan act states a maximum internal height of 3.05m. We generally build to 2.4m internally which is the same as the majority of new builds. It is very difficult to give you a price without more details. Please email enquiries@mobileannexe.com or call me 07770 365734 so we can discuss further.

      Finishing an Annexe in Larch Timber is a little more expensive, this one is 11m x 5m and cost around £90,000, prices are dependent on ground work costs and prevailing material costs though.

    • @mobileannexe

      You must apply for a certificate of lawful development first

    • @mobileannexe

      We apply on your behalf if you prefer, it costs £197.22. The council charges £167, and it costs £30.22 for a location and a block plan.

      I live in a flat for the elderly in Northam, North Devon and would dearly love to live in a cabin home. Don’t think it’s going to be possible though because I don’t have land to build on.

      @@veronicaannedarby7788 Hi Veronica, you are quite correct, it is very difficult to prove to the council,, ancillary use when living in a block of flats

    how do you deal with the toilet and water waste ?

    • @mobileannexe
      @mobileannexe  6 หลายเดือนก่อน +1

      We run into the same mains as the house, if it is up hill we use an external silent chambered bilge pump to pump it to the house waste chamber. Or we would need to an external biodisc Klargester

  • @LofiWurld
    @LofiWurld ปีที่แล้ว +2

    How is no planning permission required when there’s a kitchen and plumbing? The laws around this don’t seem that clear!

    • @mobileannexe
      @mobileannexe  ปีที่แล้ว

      It is the same laws that allow a static caravan to have plumbing and a kitchen. The laws are very clear, as long as the caravan is used for ancillary purposes then the council can't deny you, even if they have all the facilities of a house. Appeal decisions we use prove this fact as part of the planning applications we send to the council. Hence, why we have a 100% success rate gaining a Certificate of Lawful Development.

    • @RollCorruption
      @RollCorruption ปีที่แล้ว

      @@mobileannexe I'm also confused on this, if there's a toilet kitchen and a bed then I don't see how it's ancillary. Surely it's a dwelling!

    • @mobileannexe
      @mobileannexe  ปีที่แล้ว +3

      The ancillary argument is a tricky one, you are allowed all the facilities of a static caravan ie kitchen, bathroom etc. You have to prove the argument that the annexe is ancillary but stating who lives in the caravan and that they will share facilities and eat meals in the main dwelling. The caravan wholly relies on the house for power, water and sewage. Without the house the caravan couldn’t function, therefore it is ancillary. However, the annexe has to be smaller than the main dwelling.

    • @mobileannexe
      @mobileannexe  6 หลายเดือนก่อน +1

      You would could also remove the kitchen, and build under permitted development. As soon as you sleep in it you have to use the caravan act

    How come I would not need planing permission to do it?

    • @mobileannexe
      @mobileannexe  10 หลายเดือนก่อน

      Because we utilise the caravan act therefore we only need a certificate of lawful development, so it becomes a legal argument, not a planning one, so we have a 100% success rate obtaining one with councils
