  • Skilled real estate developers navigate a complex entitlement process to build successful projects. Experienced developers know how to work with local governments, surrounding communities, and other stakeholders to creatively shape and improve their projects.
Learn about the entitlement process from a case study presentation with Saul Centers, a major developer in the Washington D.C., area. Saul Centers purchased a 2.8 acre site in 2014 which contained an auto dealership fronting a major road intersection and adjacent to residential housing in the Rosslyn-Ballston Corridor in Arlington, Virginia. Over the next several years, Saul Centers’ vision for the property went through a rigorous entitlement process with inputs from county staff, neighbors, and community leaders. In 2020, The Waycroft opened its doors, a striking 12-story mixed-use development with 491 apartment units and 60,000 sq. ft. of retail, including an urban-format Target store.

I love the building, I appreciate the art-deco influence on the main building and the classic look of the second and of the townhouses. Something that is timeless and different than the boring newer contemporary buildings.
