    When the Chiquita lock was working before Hurricane Ian, it could take 45 minutes to wait your turn through the lock and that’s 45 minutes of trying to keep your boat in line with the 20 other boats waiting their turn to enter the lock. Not an issue now as it’s still broken in the open position. Also, not to be Debbie Downer, but 5mph or 5 knots for some boats throws a wake too large and you may need to go slower depending on the with of the canal/spreader. This is a two way trip, so that’s a lot of slow going and I would imaging that can ruin a nice day to get to the river or the Gulf. Hey good content Craig!     I am a homebuilder and I'll tell you to be mindful of saltwater intrusion into your well system. Especially true the closer you are to saltwater. This can require a devastating expense to remedy.

    QUESTION: if I own the home. With no mortgage on the open water do I have to have flood insurance??

      If the home is paid off, you do not need any insurance, but you take all liability and responsibility if your home is damaged. That means all expenses are out of pocket!

      The difficult part of the insurance discussion is that not everyone is affected negatively. Additionally, there are numerous factors leading to insurance pricing. Location, home value, your credit, coverage chosen, deductibles, previous claims .....just to name a few.

    My Dad and I built a house there in 1979. We knew Mr. Rosen the developer because of his connection to Brooklyn, He built his house next door. Mom and Dad passed a couple of years ago 91 & 92 years old. Sold it in November 2023. This was a wonderful place in the 80's and early 90's.Too $$$$$$$$$$$$$$$$ Now.

    Tortoises like to live on the canal lots.
    Also, in the NW Cape, there are eagle zones that make building difficult.

      I, and you, forgot to mention owls; which aren't exclusive to canal lots.
      The mangrove you "point out" by is a good point.
      Also, a good point you pointed out was bridge crossings.
      We wanted to buy a certain lot, it was on the other side of Old Burnt Store road.
      We couldn't do it.
      Further, wide canals are better. We can almost add 3,000 square feet to our 'lot size' with a wide canal and big dock. This is huge.
      There are still good deals out there for lots on gulf access canals.

      That may be true in certain areas, but they can all be moved. Also, if you have driven the area at all, you will see the construction is everywhere, so it isn't stopping anything!

      @livinginfortmyersflorida tortisesare $5,000 each to have removed.
      I know someone that had to have 10 removed, $50k.
      The eagle zones are non-negotiable, they restrict building times.
      Owls are easy compared to these.
      And I never mentioned mangroves; which were on our lot.
      Yes, you have to get permits and have them professionally removed.
      There is a bunch of stuff buyers need be aware of, use the "do diligence" clause and hire a bunch of inspectors. It will save you money, hiring them.

    Biggest problems in cape. Overpaid police and fire employee's leads to high taxes 8-15k. Bad planning leads to expensive insurance/ low elevation.
    Seawalls are past there 40 year life span, pay another 35k to replace the seawall behind your house, not covered by insurance.
    And of course the cape coral code police. Avoid the cape, go south to naples.
    Pay a little more but get much more and will hold it value.

      Actually, the local government officials are getting paid too much. They just got another self directed raise. The police officers are not paid as much as you think. I would say, you do their job, then tell me they are over paid.

      Craig this is a awesome video & info, could you maybe do a video talking about red tide, that is something that worries me if I would move down there is red tide is it as bad as some make it out yo be ?

      @user-vh1vc5xu6z red tide can flare up in certain areas. It is not year round. In the warmer months and if you aren't at the beach or nearby, you won't even notice it. I am a boater and even that isn't bad. It is when the surf is breaking and stirring everything up. Each person is also affected at their own level. It may not even bother some folks.

      Since we're talking about gulf access here I just have to say that gulf access properties are completely unattainable in Naples for mere mortals. A buildable lot on Doctor's Bay is $5M+ and in Port Royal that same lot is going to cost you $10M+.......

    The biggest challenge is the absolute garbage water coming down the river. Cape Coral does not have good water at all for boating/fising.

      Once you get out of the river, it is gorgeous. Try Boca Grande and north some time. Or even go south towards Naples. Plenty of gorgeous water. Sanibel beaches are some of the best in the country!!!

    Cape Coral "waterfront" is not a luxury, its a curse. The canals smell like dead fish as thats where all kill from red tide ends up. Operating a boat is a nightmare as the no wake canals are narrow and the boat traffic stacks up, especially around the lock and getting to open water. The winter (snow bird) traffic is insane. insurance and HOAs are killing the resell market. Buyer beware.

      Everything you said is a generalization and unfair to the area. Do those things exist in certain areas, yes! Is it like that through the whole city.... absolutely NOT!!! I encourage anyone that is thinking of moving here to do your own research by visiting the area. Talk to the residents and formulate your own opinions.
