      Yeah it's super weird humans get super defensive about the roof over their heads. In the upper Midwest where I'm at people die from the elements. Often times it's a death sentence. So you know if people aren't like totally chill about losing their home... I think that's pretty normal. It's not an appliance or a tv. Most humans need shelter to live.

That’s just down on your luck. Though people can lie and present themselves as upstanding to get an in so I see what you’re saying

      So that's a lil bit of money depending on how big a garage it is.

    I had a tenant turn my rental into a daycare center. They literally had 20+ kids each day being dropped off at the property. Do your due diligence verifying check stubs and employment by calling the employer and checking that the employer's number isn't someone's cell phone.
    I've seen all the tricks potential tenants try to pull off.

      My contract doesn’t allow a business to be ran from the property. I had a tenant try to run an online store. The garage and living room and several rooms were packed with items. They were damaging floors and walls from the weight. And I did an inspection a month and a half after they moved in. If it was a small operation and caused no damage I wouldn’t have noticed. But I successfully evicted her because they breached the contract.
      Another one was obviously selling drugs but he wasn’t even authorized to live there. I rented to an older couple and they met their daughter move in without permission and she let her boyfriend move in and he was selling drugs. So many people were driving up to the house every day that it started to cause oil spots to develop on the street from their cars leaking oil. It was an easy eviction because they broke so many parts of my contract.

    I had bad credit due to parents taking out loans in my name when i turned 18. So paid a whole year up front. I have never missed a day of rent. My landlords however turned out to be neglectful and tried to use my bad credit as a hold over me, I couldn't get anywhere else but still £1500 a month to live in a home falling apart. In the end the council stepped in and had to enforce, older landlords are often the worst as they are detached from todays reality and economy.
    They were willingly letting a chold with cystic fibrosis live with damp and holes and a falling apart house. Now they cant show their faces in the town they grew up in as everyone knows the scum they are ❤

    In Texas (and hopefully other states), you can send eviction notices by certified mail so you or an eviction company don't have to risk getting attacked while serving the notice.

      Yup. Or of course the cops. I live in San Antonio and the housing market is so fucked right now that everytime an eviction comes people race to get that unit when it’s available. I’ve been slowly building my credit through my leases and short term Signature Loans so I don’t have to deal with this BS anymore.

      If he was even considering renting to a sub 600 credit score tenant, it's because his property was not a great one. The rental market is so tight, you can literally pick and choose the finest potential tenants.
      Unless, of course, you're a slumlord and great tenants won't touch your property. In that case, you just have to consider the occasional disaster as part of the cost of doing business.

    As a landlord, 100% of the (first hand) bad stories I’ve heard start with “they were a family friend”, “I knew them from church”, “they seemed like good people”. You can have friends that are good people with zero financial sense.
    Do the extra leg work to vet your residents. That means ACTUALLY calling previous landlords and their place of employment to rental hostility and verify income. An extra hour of work now saves you exponentially more work and cash lost down the road.
    Also, I would rent to someone less qualified who asks good questions at the walk through and shows that they communicate well. Any issue we’ve ever had (including both income earners being laid off simultaneously 😞) could be resolved to both parties benefit through clear communication. These are also the folks who are going to do the required maintenance, like changing the provided hvac filters and trimming the lawn. (I do have a minimum qualification of 660 credit and 3x rent in income. I make case by case exceptions for background checks if they tell me the truth before I find it in the report.)

    Due diligence on renters can save a whole lot of pain in the end. Seeming "nice" isn't a qualification for renting. A credit check is a must. No excuses for bad credit should be accepted. It's only business, nothing personal.

    Takes a very long time in court.

      He explicitly admitted that weed was legal in that state. The eviction company can't legally force him to leave the property and he had every right to defend himself from their demands. The only thing the police could have done is carry out the eviction AFTER the judge made the ruling.

    There is a reason a credit score exist. If you go through the trouble of checking it... use it to tell them no. They either just made a mistake or haven't yet had long enough to correct the mistake they made. Don't allow them to be your mistake, when you can get someone who hasn't made the mistake.

Someone with 430 credit score has a lot less to lose compared to someone with squeaky clean 750+.     technically you breached their right to quiet enjoyment first AND possibly violated title VIII of the fha. they could’ve filed constructive eviction and sued you so for the fake lawyers in the comments - if a tenant doesn’t want you to enter the premises, don’t do it unless you have specifically stated those terms of free entry in the lease. Just get a court order to enter. Owning property isn’t a game a sims, once they sign that line there rules that you must follow as well as them
    ALSO: missed rent once isn’t grounds for immediate eviction you guys. obviously the true story is longer and much more boring

      @@kin9_derp952 true but that’s why i said technically, the tenant didn’t have to say why he wasn’t letting him in just that he didn’t want random people (the appraiser) on the parcel plus you need a 24hr notice to send anybody to the property so with them just popping up on the tenant randomly they have 100% right to refuse them entry with no explanation. the garage is still part of the tenants private boundaries even as an appurtenant structure. even if he doesn’t want someone in the driveway, without proper notice/documentation they gotta go

    My first and last tenant was terrible.... Long story short he took his girlfriend hostage with a gun, she escaped, there was a standoff with the cops, SWAT was called, he got arrested, the stupid bail bondsman bailed him out, her went back to the house and got arrested again because he was supposed to stay away from the x-girlfriend then he somehow got bailed out again. Then after the girl moved out completely he was able to move back in because of Covid rules. He's a terrible person

      I didn't pay a certain lender back because they were charging me late fees even though I was 26 months ahead schedule on paying the loan off. They said I had to pay on the first of every month and I said I would but you need to take the Kate fees off since I can't possibly be late as I paid 10k last month. They refused to waive the late fees and I have still refused to pay years later. It's already about to fall off my credit report

I have bad credit and moved into a place in 2016 and she said we were the best tenants she ever had. she wound up selling all of her properties and let us stay until someone wanted to move in and we stayed until a week before. she was sad to see us go, but she was old and she was tired of having to deal with all the properties, so I understand.

    For reasons like this (and judge judy) I will never rent. If i somehow come across additional property, i will just sell or hold onto it until it appreciates in value. People do not care about someone else's home. They also now there's a lengthy process for removal that's in the favor of the tenant. Just not with the headache.

      I had crappy credit because when I was in my late teens/ early twenties I would sign up for credit cards to get discounts and hit my credit. When I really started at building it, my credit card maxed out at $300 🫠

I plan to build a few houses and exclusively rent to soldiers as it guaranteed income; and since in still serving if I need to go to the kids chain of command in have free reign.       Being a landlord is not a quick buck by any means. It’s a business, you have to be prepared for problem tenants, unexpected expenses. It can both be very lucrative and very expensive. I own a few apartments buildings. But I’m very selective in my tenant applications, credit check, proof of income, criminal background, references. I’ve been very fortunate. On the flip side tho, because I have generally great tenants who pay on time, I make sure I hold my end of the lease up as well, if something broken it gets fixed, buildings are clean, modern. Issues get resolved quickly.

    If you think about it, someone with bad credit has nothing to lose, like they don't pay bills what's the worst that can happen? Their credit gets lower lol? It's already bad credit so doesn't matter to them. Stay safe and choose someone with good credit

    Dude went through so much more paperwork than he had to. Just call the cops on him and he gets kicked out for illegal weed farming. Even in states where you can grow weed you have to get permits. Nobody has a permit for garage weed

    The only reason why this guy rented out the house to those people with bad credit ratings was he charged them a high rent rate not because they look nice. He's a greedy businessman.

      ⁠@@where_is_sauceonna be real with you here, practically no one, except the people with the most pure of hearts and love for nothing than the planet we live on and the people they live with, are going to say no to millions or billions of dollars. It’s not really a matter of jealousy, I think everyone would love to live life without ever having to worry about working or paying for anything. The hatred comes from a different place entirely; (correctly) perceived injustice. They like many others, believe that these oligarchs actively hold the rest of the population back and use every opportunity possible to solidify their own positions. And they 100% do that through government lobbying and private donations. These “rich” folks practically get to run the world simply because they have more money than everyone, and to an average person, that’s unfair. More often than not that money wasn’t earned but inherited, which just adds another source of frustration; not only do they have more power but that power was given not earned.

      @@Megabeans500 yes, this perceived injustice that comes from the concept of money is going to exist as long as money exists, so i don't know why people spend their energy hating on something that exists as long as modern society exists, it is pointless, and by the uncontrollable nature of money and by past examples we should be celebrating any person capable of accumulating wealth because they might break the system by accident or by using their time not working and finding a better socioeconomic model that works

    It must not be in CA, judges side with tenants regardless the landlords are absolutely right and tenants are violating the lease.
