Guys my old man is a builder you can have a whole house built for around £80k moving a surport wall is a challenge but as long as you got the right support beams (RSJ's) it shouldn't be a problem and you dont have to pay thought the nose for extras .They were taking the piss because you dont have a clue. I suggest you do your research find a builder,word of mouth good one, they never need to advertise their work speaks for itself, go look at some of their work at other customers and hear what they have to say. never pay upfront and buy materials yourself as and when is needed, and write up a contract for when you want the work finished by with allowance for seasonal weather . Disclaimer: I love house renovations and cant help offering my opinion so sorry for the wall of text LOL 150k is NUTS! I’ve done plenty of renovations and that’s an insanely high quote. I can’t really tell the dimensions but, if it was me, I’d try to work with the existing footprint of the room because the exterior wall and roof is probably where most of the money is going. I think the flow feels off because the u-shaped kitchen makes things feel a lot more closed in then they actually are. If it was me, I would do a galley kitchen with the dining room at the end. So you’d walk through the pillars and there would be cabinets on the left and right sides. On the left side, I’d put lower cabinets, the sink/dishwasher etc, and a big picture window. You could even do a big glass accordion window that opens to an outdoor counter since it seems like you want an indoor/outdoor transition. On the right side, you could have lower and upper cabinets, stove, vent, pantry, and fridge tucked in by the right pillar. I’d do custom cabinets that take advantage of the ceiling height and work the appliances into the cabinetry so the fridge etc isn’t as obvious. Once you get through the kitchen, you’d have your accordion glass doors on the left side, dining room table at the back, and I’d widen the window at the back and put a huge gridless window in there to get a better view of the sunny part of your garden. I’d also add in a big archway to the snug room, replace that little exterior door with one that is all glass, and then build out a utility closet, wet bar, or coffee bar in that little alcove. It would be a lot cheaper than what you were originally quoted and leave you with some money to extend the patio all the way down. Honestly, its worth it to have a kitchen builder come out and draw something for you guys. I had one when I redid my kitchen and it was so helpful. She legit thought of things I never even considered. P.S. You guys should definitely shop around for sponsors for the kitchen!! It’s a huge undertaking and could provide a ton of publicity for whatever brands end up involved!
If you want to waterproof your canvas use a product called “Frenchic finishing coat” It will seal the fabric. I use it all the time on fabrics and it will not cause the colour to run x

I’ve no idea about structure, kitchens, pricing etc at all but have you considered completely moving the kitchen to maybe the living room and doing and extension off that room either into the main bit of garden or even into the patio bit next to it?
Be so nice to add on an orangery (posh conservatory😂) along the side of the kitchen extention. Then you could enjoy the garden an be so much cheaper then building.
Your house is amazing! Why don't you make a longer window, from left to right, above the counter top if you miss the garden view? With maybe windows you can open, so you can talk to people if they are outside and to air the kitchen? I think that would be a lot cheaper, maybe? But you have so many great idea's! How about making the current living room open plan by knocking out the wall between it and the office and fitting bifold doors onto the garden then making the extension the living room / snug /office . I feel like that would be hell of a lot cheaper as not much structural work.

I think if you're able to get rid of the centre pillar, you would find you wouldn't need to change the corner pillar. If you have the door through to the snug, you could put the console table in the corner and make good use of that, and if you renovate the existing kitchen it's a great space to be able to use. I'm an interior designer and there's so much potential in that kitchen space to get more storage and make it even better than what it already is!

Oh wow I really feel for your sister! Me and my fiance put an over offer in on a house we thought was our dream house and it fell through, 2 days later we went to view a house 3 streets away and was BLOWN away and both cried because it felt like we were home, we put an offer that matched the asking price and got accepted the same day, with it being the same size and location but it was £10k cheaper 😮 Honestly its so tough but I absolutely believe that home wasnt the right one for them, they will find their space soon 💕 AND doing all of this during a pandemic is so tough, prayers that their stress and anxiety isnt too high during this time 🌻

I agree that you should take time make decisions on the house, particularly if they take a lot of work. We moved into our house last year and I hated the bathroom and believed it was going to be the first thing to change. It turned out we renovated other rooms first because they were much smaller changes and it gave us time to live with the bathroom we had and understand things which didn’t work for us (limited storage - we should get a sink with storage, nowhere for towels - we should put in a towel radiator...etc) We’ll still do the bathroom soon but we feel more confident we’ll make the right decisions.
I was sceptical about the positioning of the shelving unit but holy moly it looks incredible, I didn’t realise it was a wall mounted one rather than floor standing, absolutely love the addition of the subtle plant in the opening. Cannot wait for the finished reveal, you’ve really nailed it guys
The ikea TOFTBO bath mats are really nice. Dry quick and great in the wash. I have white ones and throw them in the wash and let them air dry and they look brand new and I’ve had them for 3 years!
In my opinion your new opinion basically sounds the same as what it is now. Which I think would be a waste of money imo. I do believe you should hold of and save your money for your original dream extension as I believe you’ll regret it doen the road. Would it not be cheaper to knock the whole room down and start fresh? Rather than adding to it?
I suffer from severe Excema as well. I try to restrict using steroids too much, but my flare ups are so severe. So painful I can’t sleep. Last year I went to a new specialist in Houston and he sent me to a Tanning Salon. According to my Specialist in Severe cases he recommends Tanning. It’s made all the difference in my life!
I do professional estimates for building work for a living. Have you guys considered getting rid of the vaulted ceiling/roof, and going with a new flat roof with large roof lanterns to allow loads of light in? It would be way cheaper and look way cooler/more modern than extending an existing pitched roof.
Guys I know you know your house better than all of us but that quote seems INSANE. RSJ’s are super expensive but even still. Personally I’d opt for a dining space as soon as you walk in and a galley style kitchen with an island with full floor to ceiling bifold doors running along the the left into the garden. It’ll create much more of a flow. Stick with it guys, you’ll figure it out 🧡
Love the bathroom canvas! But I wouldn’t hang it on the wall personally, I’d lean it on the shelf as you have! I feel it knocks everything off balance being that high otherwise!! Either way it would look faaaab though and it’s a beautiful piece!
Myself and my boyfriend are just about to move house into own home in the next few weeks and I underestimated when people said moving house is the most stressful thing you will do. I have cried a lot out of stress I understand what your sister is feeling at the minute! Xx
Extension plans are cool guys! I would go for the sliding doors with maximum glass, minimum pvc/aluminium frames. Then the pillar that is the corner of the house, I would have custom made full mirror (no joins unless for corners) to fit all around it, and remove the skirting board so it is full mirror, that way it will reflect the garden and light beautifully. With the mirrors on there, although it is still there, the visual impact of them at the moment will almost be lost to the eye. It will feel as if it has been opened up.
I have a bath mat down in front of the shower but always put a towel over top of it when I take a shower just in case water splashes out. You could always do that, then the mat won't get dirty!
The embroidered kanvas looks so perfect in the bathroom and I would let it stand like that rather than hanging it up because it looks way better that way 😊❤

I am curious about the plans for your kitchen. How about putting the kitchen unit in the front part of the room and putting the dining table where the kitchen unit is at the moment? You could put a door to the terrace (where there is sun all day long) where the kitchen is at the moment. The way from the living room to the kitchen would also be shorter ☺️

I really want to put some of my cross stitch pieces up on my bathroom but holding off due to this issue! I am hoping there is some form of backing I can put on my frame to protect it.

Studying interior designer. Make the most of reflections I reckon pop the canvas in the bathroom on the opposite wall. Then maximize the height above the shelf with ya gorgeous pampass😝 and a hanging clear glass hanging frame with some pressed flowers 💐 between the glass possibly surrounding a picture of a view or the two of you. A warm grey on the walls cannot remember the names but I saw a comment saying signing your canvas with a bee 🐝 have a look at little line work bees you could use either within your works or the corner 🖤🖤
I think you should also consider painting the pillars with an accent color that would help open it up further. Something light that looks beautiful with the natural light coming in from the garden. This could be a much less expensive option if it is too expensive to remove them!
With the right pillar you won’t be able to move, you can use that little space maybe for a pantry. That’s what we call it in America, I am not sure what you call it there but like a food closet or just a storage thing for your kitchen so you can use that space if you can’t move the pillar
Oh i feel your spot struggle! I struggle with Akne a lot.. but I found out a trick that works wonders for such under-the-skin-spots: ice cubes!! I can not recommend that enough! When you feel like getting one, or when it’s already there and hurting, put an ice cube on until it’s melted (i usually do it right bevor bed time in the evening) I don’t know why but it works wonders ☺️
My partner owns a timber frame extension company in newport.. not currently doing this though due to furlough. However, I would highly recommend you look into timber frame instead of brick build. It looks exavtly the same just different structure inside the walls. Its cheaper and what everyone is using these days for many reasons. Most houses in USA are timber frame. Do some research if youre still considering it all
Couldn't you make the space behind the stairs the utility room, knock down your current utility room and make it thinner downstairs WC and create a new door so when you go into the kitchen you you would see straight down to the end of the kitchen. So the pillar you see when you first go in now will be part of the new utility room and then create an L shaped kitchen with an island an have bi fold doors along nearly the whole wall where the door is now to past the window xx
Should get at least one last quote, quotes for our extension varied by 70k! We’re 5 months into our extension (it’s been delayed by covid) but now it’s getting to the end it’s so worth all the money and chaos for the huge open plan kitchen. The bathroom is looking beautiful. I think grey might not work on the walls though if you have brown and warm tones in your picture. I think you should go for a very very light beige/brown colour on the walls (use one of the colours you see in your tiles). Plus it would go nicely with the copper and wood. For the big bathroom I think you should go for white walls. Love you both 💗

I personally don’t think the colours in the canvas match the possible paints for the wall. I would go for greens to add colour.. and maybe place it on the fall facing the towel rail.. just my opinion. The canvas has a real nice pattern though! Xx
I think it would be a good idea to put the kitchen at the front end of the room (the original house). If the pillars are removed maybe you could even put an island and then a dining room after the island. Just a suggestion xx

We had our kitchen extended 4 years ago and didn’t have a kitchen for around 4 weeks! We moved the fridge freezer, microwave, kettle, steamer and George foreman into the dining room and lived on grilled chicken and steamed veg for 4 weeks. Lost loads of weight 😂

I was going through the same thing only 6 months ago (right before lockdown!) and we put in offers that people outbid to the point that the house wasn’t even worth the amount we offered let alone them - it’s heartbreaking when you love a house but really it ended up being a blessing for us. Me and my boyf have now bought our dream home and it’s literally the best one we saw - which we got for £5K under asking as the previous owner liked that I talked to her about the birds in the garden (cuteeeeeeeee). I hope that you take some time a bit and just live in the home. You moved in and within weeks started envisioning major changes to the house. Then Covid19 hit and you were cooped up inside. Then your sister and her boyfriend moved in and you made changes within the house to accommodate them. If feel like you haven't just lived there for awhile by yourselves and had a chance to settle in. You've already done quite a lot of work and you might find as time goes on that the pillars are fine and don't bother you so much. If you're going to be there a long time there's no rush. Hey! Why don't you just add a room at the end of the kitchen (where now are the cabinets etc.) as a guest-room or an office🤷♀️ then you could have the kitchen more near to the living-room and build a doubledoor to the 'TV-snug-room' which i would change into a dining-room. That would create a much more open space compared to how it is now🙈

I do professional estimates for building work for a living. Have you guys considered getting rid of the vaulted ceiling/roof, and going with a new flat roof with large roof lanterns to allow loads of light in? It would be way cheaper and look way cooler/more modern than extending an existing pitched roof.
Guys I know you know your house better than all of us but that quote seems INSANE. RSJ’s are super expensive but even still. Personally I’d opt for a dining space as soon as you walk in and a galley style kitchen with an island with full floor to ceiling bifold doors running along the the left into the garden. It’ll create much more of a flow. Stick with it guys, you’ll figure it out 🧡
Love the bathroom canvas! But I wouldn’t hang it on the wall personally, I’d lean it on the shelf as you have! I feel it knocks everything off balance being that high otherwise!! Either way it would look faaaab though and it’s a beautiful piece!

Extension plans are cool guys! I would go for the sliding doors with maximum glass, minimum pvc/aluminium frames. Then the pillar that is the corner of the house, I would have custom made full mirror (no joins unless for corners) to fit all around it, and remove the skirting board so it is full mirror, that way it will reflect the garden and light beautifully. With the mirrors on there, although it is still there, the visual impact of them at the moment will almost be lost to the eye. It will feel as if it has been opened up.
I have a bath mat down in front of the shower but always put a towel over top of it when I take a shower just in case water splashes out. You could always do that, then the mat won't get dirty!

Feel for your sister. We are in Scotland and it's the same. We finally secured our dream house and sold ours but it is like 3 steps forward 5 steps back constantly. My anxiety is being tested let me tell you !!! 1st world problems but we all have personal stress xx

I think a very bright white/cool toned white would be perfect in the bathroom, would make the room seem bigger and much lighter with the light bouncing off the tiles/white walls etc the bathroom is beautiful, very upscale hotel vibes, I love it!

I am curious about the plans for your kitchen. How about putting the kitchen unit in the front part of the room and putting the dining table where the kitchen unit is at the moment? You could put a door to the terrace (where there is sun all day long) where the kitchen is at the moment. The way from the living room to the kitchen would also be shorter ☺️
What a beautiful art piece love it so much! You are right to consider the steam. It could cause mould on your canvas! I really want to put some of my cross stitch pieces up on my bathroom but holding off due to this issue! I am hoping there is some form of backing I can put on my frame to protect it.

Studying interior designer. Make the most of reflections I reckon pop the canvas in the bathroom on the opposite wall. Then maximize the height above the shelf with ya gorgeous pampass😝 and a hanging clear glass hanging frame with some pressed flowers 💐 between the glass possibly surrounding a picture of a view or the two of you. A warm grey on the walls cannot remember the names but I saw a comment saying signing your canvas with a bee 🐝 have a look at little line work bees you could use either within your works or the corner 🖤🖤

I think you should also consider painting the pillars with an accent color that would help open it up further. Something light that looks beautiful with the natural light coming in from the garden. This could be a much less expensive option if it is too expensive to remove them!

With the right pillar you won’t be able to move, you can use that little space maybe for a pantry. That’s what we call it in America, I am not sure what you call it there but like a food closet or just a storage thing for your kitchen so you can use that space if you can’t move the pillar
Oh i feel your spot struggle! I struggle with Akne a lot.. but I found out a trick that works wonders for such under-the-skin-spots: ice cubes!! I can not recommend that enough! When you feel like getting one, or when it’s already there and hurting, put an ice cube on until it’s melted (i usually do it right bevor bed time in the evening) I don’t know why but it works wonders ☺️

My partner owns a timber frame extension company in newport.. not currently doing this though due to furlough. However, I would highly recommend you look into timber frame instead of brick build. It looks exavtly the same just different structure inside the walls. Its cheaper and what everyone is using these days for many reasons. Most houses in USA are timber frame. Do some research if youre still considering it all
Couldn't you make the space behind the stairs the utility room, knock down your current utility room and make it thinner downstairs WC and create a new door so when you go into the kitchen you you would see straight down to the end of the kitchen. So the pillar you see when you first go in now will be part of the new utility room and then create an L shaped kitchen with an island an have bi fold doors along nearly the whole wall where the door is now to past the window xx

Should get at least one last quote, quotes for our extension varied by 70k! We’re 5 months into our extension (it’s been delayed by covid) but now it’s getting to the end it’s so worth all the money and chaos for the huge open plan kitchen. The bathroom is looking beautiful. I think grey might not work on the walls though if you have brown and warm tones in your picture. I think you should go for a very very light beige/brown colour on the walls (use one of the colours you see in your tiles). Plus it would go nicely with the copper and wood. For the big bathroom I think you should go for white walls. Love you both 💗

I personally don’t think the colours in the canvas match the possible paints for the wall. I would go for greens to add colour.. and maybe place it on the fall facing the towel rail.. just my opinion. The canvas has a real nice pattern though! Xx
I think it would be a good idea to put the kitchen at the front end of the room (the original house). If the pillars are removed maybe you could even put an island and then a dining room after the island. Just a suggestion xx

We had our kitchen extended 4 years ago and didn’t have a kitchen for around 4 weeks! We moved the fridge freezer, microwave, kettle, steamer and George foreman into the dining room and lived on grilled chicken and steamed veg for 4 weeks. Lost loads of weight 😂
So sorry to hear about your sisters house troubles! I was going through the same thing only 6 months ago (right before lockdown!) and we put in offers that people outbid to the point that the house wasn’t even worth the amount we offered let alone them - it’s heartbreaking when you love a house but really it ended up being a blessing for us. Me and my boyf have now bought our dream home and it’s literally the best one we saw - which we got for £5K under asking as the previous owner liked that I talked to her about the birds in the garden (cuteeeeeeeee). Your sister will find her perfect home soon I’m sure!
I just wanted to say the exact same thing that happened to your sister and her girlfriend just happened to me and my fiancé! We put in an offer significantly over asking. Turns out they actually accepted an offer LOWER than ours. We assume they offered cash. Absolutely gutting, definitely feel for them!!!

Me and my partner started the house buying process 12 months ago and are still no closer! In that time we have had 3 properties, 2 lost at exchange, 1 repossession, 1 down value, a global pandemic and thousands of pounds lost in soliciter fees😓 we are in the process of buying another one so fingers crossed! I hope that you take some time a bit and just live in the home. You moved in and within weeks started envisioning major changes to the house. Then Covid19 hit and you were cooped up inside. Then your sister and her boyfriend moved in and you made changes within the house to accommodate them. If feel like you haven't just lived there for awhile by yourselves and had a chance to settle in. You've already done quite a lot of work and you might find as time goes on that the pillars are fine and don't bother you so much. If you're going to be there a long time there's no rush. Hey! Why don't you just add a room at the end of the kitchen (where now are the cabinets etc.) as a guest-room or an office🤷♀️ then you could have the kitchen more near to the living-room and build a doubledoor to the 'TV-snug-room' which i would change into a dining-room. That would create a much more open space compared to how it is now🙈
