- I have moved to my 5th condo in Cebu City and it is my favorite so far. Queensland Manor is between Ayala Mall area and Mango Square. Studio, 1 bedroom and 2 bedroom units are available at Queensland Manor. It is very near Spianada Condos. Covered pool, large gym, and covered lounge areas are included. Fiber WIFI is available through PLDT.

Rod, congratulations, that is a perfect condo in my opinion. Especially the pool, gym and amenities in the unit. Plus it looks so safe and secure. Finally, living in a community like that also give you an opportunity to meet people.
Thanks David. It appears that the majority of tenants here are foreigners; Aussies, Kiwis, Americans, and Asians. These larger units attract more expats I think.

Congrats. An oven, tub, and functional balcony. That is a Cebu City condo triple win. Recreational area is nice too! 40sqm makes it a grand slam. Walking distance to mango square...sweet. Request a small table and chairs for veranda. 43 inch tvs are cheap. If they wont upgrade consider buying.

Amazing Philippines i recall you did a video on Tancor 5 which was of similar size and amenities. 36sqm, oven, gym, pool. When i checked it out found it a little pricey and location was nice and quiet but not ideal. Your take?
Nice choice: good location, 40 sm is a nice size, good gym. I found it really convenient having a washing machine in the building and the outside patio really essential for quickly drying clothes. They take forever if you have to hang then in the bathroom.

Thanks eliseo. We like it here except it is the noisiest place of 5 I have lived in. The church next door has no respect for neighbors with their very loud drum beats and music. The motor driver with his noisy alarm/whistle trying to sell buko, and neighbors dogs barking for long periods of time. Most countries have noise laws and the Philippines has some but none are enforced.

I think you have found a winner there, Rod... Several things I like in particular... A stove with an oven.. You can now make pizza, and casseroles, if you wish... The patio will actually accommodate a table, and several chairs.. Wow, that gym!!! It looks like a gym you would buy a membership to, and has a lot of varied equipment.. Get sweaty, and just jump in the pool... With the pool covered, I would think the water would stay refreshing, and not hot from sun exposure.. All of that for P20K, that is a deal... Congrats, and take care....

Looks good Rody. That LaGermania almost looks identical to mine though my mine is gas. I like the patio outside view, looks like the spot to relax . The pool & fitness areas seem very convenient too. I also can't deal with the sun scorching on me and always walk with umbrella now.

Good video Rod. I'm glad you found a place with amenities you like. I'm puzzled why you won't use the fiber cable internet, all I can think of is it must be the expense? I wouldn't consider that induction heater next to a stove to be a good sign. I do love the induction cooktops because they heat the pan with less waste heat. Those La Germania ovens are famous for not holding a stable temperature, so baking might be an art compared to a science. I love the parking! But since you don't have a car, it does you no good. The pool and gym look nice. The free wifi at that level could be a huge plus, since you aren't using the fiber.
Thanks Robert. We will be getting the fiber internet when they get time to hook it up. We are using a furnished Globe HomeSurf WIFI system now and it is a bit slow. The last tenants were nurses who didn't know how to turn on the stove and said it was broken. LOL. We use the induction unit much of the time as it doesn't heat the house up. I will be baking a few things in the future so thanks for the warning.

It is a nice package Peter. I have found the internet with the "Globe Home WIFI" unit to be weak but we will connect to the PLDT fiber in a week or 2 so that should help.

Good gym! What might a condo with pool/gym in a newer & modern style building go for there?
I think this condo is about 4 years old. They have studios, 1 and 2 bedroom units. You can find some for sale here by the original buyer and price will depend on how well furnished and how motivated the owner is. Studios usually start over 3 million with 2-3 bedroom units going for up to 11-23 million depending on location. I have done many reviews of condos for sale and rent also.

Wellcome too the neighborhood rod. I live just up the street. The Queensland is a nice place too live. Fooda supermarket is not far and you can walk too colon or Ayala or Robinsons in 20 minutes. Sugbo and beeps buses are at the end of the street. The sugbo bus goes all the way too island central mall Mactan. Not far from the airport fist bus 5am goes every 45 minutes.

Is it possible to rent a place like this just for a month? Or you have to sign a lease for 6 months.I’ll be in Cebu in June 2020. While in Cebu I would love to stay in a condo( if I can rent it for a month)rather than a hotel.
Thanks Joy. You will find many condo rentals by the month on sites like booking.com, agoda.com, airbnb.com, rentpad.ph, etc. If the price includes electric it will be much higher as they expect you to leave the AC on much of the time.

Yes it is Steve. The pool is being resurfaced for 4 months and probably 2 more months to finish and half of the gym equipment is broken. Other than that, I like the place.

FYI. When I was young we had mangos in mango avenue. They remove the trees for road widening and renamed it. Old folks like me still call it mango avenue.

Does the gym area have aircon, it looked as though you just walk in from the pool area. Just wondering how hot the gym gets in the middle of the day.
The gym is not air conditioned which is very common here. There is often a bit of a breeze coming through but it can get warm.

I will say that I like it but the noise from outside is a bit much. Construction on one side. A very loud church, dogs and horns on the street side.

Thanks Terrance. I like the 1 bedroom at Persimmon better in that it was laid out better but it didn't have a balcony. I prefer the covered lounge and pool area at Queensland and the gym here is much better than Persimmon. Persimmon was probably a little more convenient to SM Mall but I am quite close to Ayala and Mango/Fuente Circle now.

I am definitely looking for a place in or close to Cebu..I like a house or a stand alone apartment..I have this thing about the ring of fire..it's not about if,,it's just about when!!..I am just a weirdo with a phobia but who knows,I might end up being your neighbor...I really need the weight room and my girlfriend wants me to show her how to work out...I might have to put my phobia on hold..ha ha..

Thanks Richard. A house and yard would be nice. I do enjoy a pool and nice gym though. I think the earthquake issues are a problem across much of the world. A major earthquake in Los Angeles, St Louis, the NE US and other places would kill thousands and damage many buildings. I grew up around tornadoes and had 2 close calls.

Thanks Larry. There is an outlet on the balcony. Sometimes you don't want to ask the question if you think you might not like the answer so we may try grilling, but not will a lot of smoke or someone will call the fire department. LOL.

I am still here Karina. My only complaint is the constant dog barking from the houses on the street below me and they still haven't repaired the many pieces of gym equipment broken for over a year.

The plumber came the next day and fixed the problem so we have hot water now John.

Thanks for subbing Gizmo. They have units for sale here still and rentals of 2 and 3 bedroom go through airbnb.com. Private owners offer some rentals also but I don't know the details. Spianada condos is right next door and they have several units for rent and sale also I think. Horizon 101 on Mango Ave is a few blocks away and is the tallest condo outside of Manila at around 50 stories.
Rod,., you mention that there are 2 bedrooms units are available. Do you know how much the 2 bedrooms cost per month? and how many months minimum to rent? Thanks.

This is about 4 years old now and I have seen some for sale online. A 1 bedroom originally went for about 4 million pesos I think Leo. The price will depend on how large the unit and how well furnished and how motivated the seller. I suggest you check online and good luck.

I think I will be more comfortable here than the 4 other places I have rented M D.
$400 USD plus Internet and Electric add another 200 if you run the air con all day thanks for the video. I found the place up in Baguio about the same for 400 a month but I won't have to pay for electric or Internet. I also won't need a pool or a gym since it's cool.

Yes, I am for another couple of months. It is a bit noisy here with a loud bar on the 3rd floor, loud church next door, barking dogs, and street noise. Half of the gym equipment remains broken so I am not impressed with management Stu.

Forgive me as I'm new here. I thought Cebu was cheaper than Luzon. For a guy with a wife and family in QC, I would consider living in Clark. Based off the size of this condo and price, I feel like I would be paying upwards of $800/$1,000 per month for a more spacious apartment. Are the places there similarly priced to those in the states? Anybody can weigh in here. Thanks - Tony
Growth and demand has driven prices up in Cebu City for several years now Tony. 35,000 should get you a decent 1 bedroom here but they aren't as large as you get in the USA.

You can find a decent place at a "decent" price if you look and find the motivated owner but it may take some time. The vacancy rate is slowly rising with new properties opening so there should be more price competition in the coming year or 2.

@@AmazingPhilippines1 Good video....You can blame the management Co. and the lack of a strong home owners association...The is a key question to ask when buying or renting a condo in the Philippines is when are the builders leaving the project and when do the home owners take over the management. If the realtor can't answer the question or you don't see it on the contract...don't buy don't buy don't rent don't rent...If .the builders don't leave your screwed they will raise you dues and you can do nothing about it....I have lived in condos that maintain and fix gym equipment with 20 minutes....They have kits and spools of cable in their inventory...so this is sad to hear...

I have lived in Los Angeles and prefer a smaller "big city" Clement. I met a Filipina working at a hotel in Arizona and she suggested Cebu City also.
@@AmazingPhilippines1 ah i see. Personally, Ive been to both cities, cebu and manila, i prefer manila because it's bigger and there are more options..but cebu is more laid back, much smaller but there is there is a live by the beach experience if you choose to live near the sea.

Water has never been included in the 4 condos I have rented Tom but it is always the minimum for a large amount and only is about 150-250 Pesos/month.

Thanks benjie. There are a few "rent to own" properties. Bamboo bay sold many units in their first 2 building that way and many quit paying after the first year when the prices went up, so the properties had to be sold again.

Hot water one day "according to the broker" and no hot water the next. What are the odds?
We have hot water unit in the unit in this building and hot water whenever we want it and as hot as we want it. The showers near the pool many not have hot water. Nearly all condo units have hot water units in the shower and you just have to turn it on and adjust the temperature.

Not bad at all for $400, I like the place but the CR looks way to small and cramped with the washing machine there.
We could put the wash machine on the balcony but we would have to carry the water to it so it will stay for now I think.
I think the lay-out is terrible. Why did you chose this condo ? A couch in the kitchen/dining area ? Rather odd, and the couch looks bad, the seat is to deep and the back not tall enough. With the TV being in the bedroom you have no couch to sit on, how will that work ? Will you sit on the bed, bring a kitchen chair into the bedroom or lay on the bed, none of the above look all that appealing to me, The mistake was the owner trying to turn a studio into a 1 bedroom and he messed up the lay-out of both rooms by doing that. The kitchen table back in a corner, rather odd as well. I can't imagine this condo being comfortable over the long run stay. Maybe a month it could be livable if the right location for you and the right amenities but not the long term. Are you still in this condo ? No issues with things I mentioned ?
Interesting thoughts Mike. I have found it is difficult to find a good sized well laid out condo/apartment in general as they have been down sizing units for about 10 years, so this was one of my better choices with the pool and gym. No longer living there.

We will be hooking up to the fiber internet in the coming week John and that will help. The free TV Plus doesn't have many English channels.
@@AmazingPhilippines1 Yea I had Sky, always reruns and limited channels so I cancelled Sky and hooked up my tv to the internet,easy, many choices no re-runs the best thing I ever did, all kinds of music , documentaries etc .... any way good luck in your new place..... enjoy the country........
