    Thank you for your tips as we live in a complex where leaseholders have stopped having annual meetings and their dictatorial behaviour is menacing and a death of a resident from 3rd floor in lift due to maintenance was not allowed to be discussed and residents are forced to pay for exterior repairs where water pipes are blocked,waterproofing and exterior painting being made to pay by committee chosen by head of complex and not residents😢

    My Society is charging per flat maintenance for which I have objection , as there are 1BHK 500 ( sq ft )and 2BHK flat (950 sq ft) huge difference is size , which should be charged per sq.Ft wise . Can you please suggest how can I legally ask them to change

    Superb explain sir .. we are facing some problem in our flat, president and associates members didn't give any records, documents and all, unauthorised person is handling all this and associates member also.they don't file any return and audit of fix deposit..they stop water and no security .. same time they charges maintaince to all per month.also they said no more record register was misplaced.Totally dadagiri.

    Excellent guidance on common serious matters suffered by members
    What to do if managing committee fails & neglects to a) recover huge arrerars from certain members -except issuing notice which is thrown in dustbin. b) turns blind eye to members using tenements for commercial purposes and / or carrying out illegal alterations. Is it not the duty of Society to take appropriate action in such cases ?

    Sir please suggest as in our society decisions made without quorum and president resigned but secretary not disclosing the same and running the society affairs and expenses above Rs 5 lacs along with treasurer only.     Sir I'm 18 year's college boy, The outsiders who lives around our society troubles us a lot like(kabhi kapde, petrol, cycle curaa le jata he) (abhi to bhaar ke logo ne unke vehicle hamare society me park karna start kar diya he) (aise aur bhot se incident ho chuke he) vo log abuse, fight, dadagiri karte he iske liye koi kuch nahi kehta he.
    So to whom should I complaint about this to get sloved this issue from root
    . Couple of times society members have gone to police and that fear just stayed for 4/5 days and again everything become same.
    Pls reply🙏 I have to make changes in legal way

    Sir mujhe SRA mein Ragestered ki gai socity ke gai kamiti member ke khilaf complent karni hai mere pass bahut sare points hai. aap zara uske bare mein bhi video banayenge to aam logonke liye accha rahega. 10 sal se mein akela hi unke khilaaf fight kar raha hu.

    मी पुण्यातील एका सोसायटीत राहत असून माझा फ्लॅट पहिल्या मजल्यावर मुलांच्या खेळण्याच्या गार्डन समोर आणि जवळ आहे...
    रात्री 10 नंतर सोसायटीच्या कॉमन स्पेस, पार्किंग आणि गार्डन मध्ये मुलांना खेळण्यास बंदी आहे...तसा ठराव AGM मीटिंग मध्ये सर्वानुमते पास झालेला आहे... परंतु वारंवार काही लोकांना सांगून देखील तसेच वाचमन ने शिट्टी मारून देखील ते लोक मुलांना खाली गार्डन मध्ये खेळायला घेऊन येतात किंवा पाठवतात.. हे खेळणे आणि गोंधळ रात्री 11-12 वाजेपर्यंत सुरू असतो....
    संध्याकाळी 4 ते 10 सगळ्या सोसायटीतील मुलं खाली खेळत असतात...त्या गोंधळा मुळे त्रास होत असतो आणि परत 10 नंतर पण प्रचंड त्रास होत आहे...
    सदरील प्रकरणात माझा त्रास कमी होण्याकरिता मार्ग/ कायदेशीर मार्ग सुचवावा...कारण मी रोज जाऊन प्रत्येकाशी वाद घालू शकत नाही..🙏

    I have a flat in Mumbai coop socty and a purchased stilt car parking place but this flat was taken long back i.e. year 1984 when there no rule as such for parking place sale etc from supreme Court. I am also paying municipal taxes monthly on this purchased place which comes in maint bill regularly. Now flat is rented out. Please advise can the society charge parking charges on this for my tenant scooter? They have decided that tenant scooter parking charges should be Rs 1000 whereas for normal owner member it is only Rs 50. Are they right in this. OR how much they can charge. Pls clarify.

    Meri society me electricity meter Bose bahut buri stithi me hai do se teen baar shock circuit ho chuka hai aur meter silling se pani tapak raha hai bahut baar secretary ko bolne ke baad bhi abhi solutions nahi hua

    सर मी सुद्धा एक सोसायटी मेम्बर आहे, आमच्या सोसायटी मध्ये 2 BHK फ्लॅट मालकांनी सोसायटी पॅसेज मध्ये शु रॅक बसवून घेतले आहेत, पण 1 BHK साठी परवानगी देत नाहीत तर ह्या विषयी मी काही करू शकतो का ???? आणि अजून दुसरे म्हणजे सेक्रेटरी नि चप्पल बाहेर पॅसेज मध्ये ठेवल्यास 200 रुपये दंड आकारण्यात येईल असा बोर्ड सोसायटी मध्ये लावले आहेत तर ते योग्य आहे का ?????

    Sir, In our society no Election or Selection not happening so we are not following bye-law, were Secretary holding Post from last 15/20 year's most of the members are keeping quiet, in such case what is the way forward please advise me.

    Dear sir main resale mai falt kiya jis k share certificate mera naam dal na hai but o bank k bas hai ku loan pe liya hai. Bank ne ek format diya hai o society k letter head pe manga hai but society nhi bol rahai hai fir bank ne bola nhi day rahi no issues bus society ko mention kr denay bolo nhi day sakthi o bhi denay k liya issues kr rahi hai

    Agar society chairman ne society ka property ko apne son ke name pe transfer karwa liya hai to kya kare sir kyo hamre society me 12 shop society ke the usme 4 shop ko jo society ka chairman tha usne apne son ke name pe transfer karwa liya hai without any illegal documents

    If the builder of an apartment does not form the society or handover the original documents, doesn't do any maintenance work , only collecting maintenance...then what action can be taken by the owners against builder..pl..advise me
