    I actually live in the area and looked at this property several months ago. Unfortunately the lock box wouldn’t work and the listing agent wasn’t the easiest to get in contact with. Love your content and feels good to know I’m sourcing the right properties. Best content on TH-cam.

    I absolutely LOVED how "positively annoying" you were on the phone with the GC right from the jump!!!
    Definitely setting the tone from day one, repeating things over and over again - I'm sure he didn't forget how adamant you were about being on time and getting everyone to show up throughout the entire project.

      Can you elaborate about what permits are needed, I want to do this but I have no knowledge on what permits are needed, what do you recommend me doing hiring a lawyer?

      @@tytbeats319 any changes to structure, utilities, deck changes, waterproofing, etc. always best to check with the township where the house is located before any work to make sure.

I wanted to thank you.I also have a question I don’t know if it has been brought to your attention”Lets say you are closing a deal where the whole seller get a deal for 90k on a house and then finds a buyer for 110k what if the original house seller tries to get rid of you since your the middle man to get the offer from the 110k buyer,I just feel like a beginner like me will start panicking and won’t know what to do. Thank you

    Hi Jerry, I think you’re a genius when it comes Flipping! The video raises a couple of questions:
    1. If the agent found the contractors and got their bids, why would you ask the contractor you spoke to to get bids from subs, didn’t you already get the whole rehab bid from the contractor?
    2. Do you ever have the agent hire the subs and handle the rehab?

      1. I want to confirm original GC bid by getting multiple bids from subs
      2. Yes all the time as long as rehab isn’t extensive

    First of all Jerry you are a flipping genius. I have a quick question. Have you ever virtually wholesaled a mobile home, or have you heard of this being done? If so would you just apply the same techniques as you would for a regular home... I would assume the process would be the same but I’m just wondering if their are additional steps that you wouldn’t find in a SFH flip?

    Great video, but in one of your past videos, I may be wrong it’s been a while since I seen it but you said to get sub contractors and not a GC because there more expensive than just hiring subs so do you get GC only on virtual flips or all the time

    Jerry, I have a 10K wholesale deal right now. I have the deal under contract. I double dipped as usual and the real estate agent was really nice. She actually offered to find a cash buyer for a finders fee. She found a buyer for 36K. This is her first assignment as an agent. Is there a way that you know of, or with the flipster software that I can send her a blank assignment contract that she can fill out and send to the end buyer via docu sign or email? I sent her my blank version from flipster, but she wants something she can fill out and flip to the buyer to sign. Also, how can I pay her a "finders fee" for bringing the cash buyer as an agent? Sorry, alot to go through here but you are a flipping genius so I thought I would give it a shot.

    Hey Jerry how are you able to get the agent to get the bids etc? Do you give them a bonus for doing that or do you just find realtors that are hungry and willing to do the work?

    Do you ever get permits for the renovations? Also do you do a CO search to make sure you dont buy a house that has an illegal structure (Dormer, extentions, etc.)

    Dude you need to take my phone number down or something. I flip houses on the side but not near as many as you do. I'm also a general contractor in Kansas City which is near where your house was and I can help you with a lot of these issues moving forward. $65,000 seems high to me. I also work in St Joseph Columbia Jefferson City and Springfield Missouri.

      nah dude i started when i was 16 years old i nearly made $5k in 50 minutes rather than $15k because there were repercussions and there was a problem with the home the problem was the home was way to damaged and even if the home was rebuilt ground up according to comps the investor could not get a profit now unless there's a jurisdiction problem with commercial law or property law of wholesaling assignment contracts and not wholesaling via double closing below 18 years old then that's a different story ask as many lawyers who practice real estate wholesaling what there legal opinions are
