This house is a total gut job. The only positive points are the gardens and the view. That's it. Bathrooms are terrible in size, layout, and finishes. Kitchen is practically non-existent, the type of kitchen you would find in a mono-locale. Bedrooms don't make sense. Storage is wasted. It's too bad. It could be made into something nice, but it will take a LOT of money to reconfigure and even more if you want to connect the pieces correctly. The price should be about half, as it will take at least 300-700K to fix it to where it would be practical, depending on the finishes.
I understand your comment. Unfortunately in this part of Italy I can assure you that these are the prices. Your considerations are right, consider that everyone manages the property as they please and no thought is ever given to resaleability. The work you are talking about doesn't cost much though, if you are interested we can give you an estimate.
House needs a complete rebuild. Tiny baths, useless kitchen, tiny doorways, tiny rooms, no real living space and no pool, have to go outside to go upstairs. The view is GREAT, but no u cant walk to the coast. its further than it appears.
i understand your considerations. this is a country house with a sea view. we are on monte argentario, if you feel like it you can look it up on google earth. Consider that it is a second home for the sea, we also prefer larger bathrooms but the house is still very liveable and only requires the inside staircase. The pool can be built if you want. Rebuilding two bathrooms can cost between 10,000 and 20,000 euros. A swimming pool around 50,000. With 70,000 euro of work you have a splendid house, on one of the most beautiful promontories with a sea view in Tuscany. Clearly to be added to the price of the villa. Thanks anyway for the comment.

Also as someone who lives in Tuscany, we know that complaining is the national sport in this country, so we didn't even take Claudia's comment as whining, yet rather as an observation. Know who you are talking to and what you are talking about when making generalizations. Get back to me when you have lived in Italy for 50+ years, have learned the language, have bought houses here, have requested AND received the documents and permits required to renovate Tuscan homes, and have renovated them with your own money.
