    Thanks for showing this video! I have been looking at condos and townhomes to purchase in Charlotte, and to my surprise it cost as much as Atlanta! Those are the two areas I am considering. I lived in Atlanta for 15 years and have been in the DC metro for 3 now. I am retiring and moving back south. What I am finding is that the availability of homes is the problem, which is driving the cost up. I was looking at highrise condos in uptown and there is low availability. Now I am looking to buy a townhouse further out and even still there's a buyer within the week. My sister lives in Rockhill. She and hubby bought a 3400 sq ft house 5 years ago in the mid $200k range and is now in the $300k! Lots of folks are migrating to Charlotte and driving the prices up. Your video was very helpful and informative! Please do more like this!

    I absolutely agree with you. I live in the Northlake area, adjacent to Huntersville. Lately, I find myself frequenting the area and get the rent prices. I also added Uber Eats as a hustle, and I see pockets of new home communities in the outlining areas that I don't sometimes see on real estate apps/sites. Don't get excited...those base prices start over $400k. Honestly, Charlotte is not worth the hype for the cost.

    Average rent for 1 bedroom 1 bath is $1650 and 625sqft. Portland, Oregon is crazy expensive. In Charlotte, do the property managers expect 3x wages and over 65k to rent. My rent here is $1850 and I got lucky because I got a 1000sqft. I’m in sales so it’s different each year, but being single is not easy to pay 💰 so much money. Oregon is by far one of the most beautiful but Oregon is also the 4th most expensive State in the union. Other cities definitely have higher rent but salaries don’t require as much money.

    • @EJIMANnenaNgozi
      @EJIMANnenaNgozi  2 ปีที่แล้ว

      Hi Mark. I’m not sure about what all property mangers expect but I didn’t have to provide proof of income. I’ve heard of 2x the rent at a very upscale apartment. However I know 3x is the norm. I didn’t realize Oregon was so expensive!

    Luxury really means updated appliances, it’s overrated.

    • @EJIMANnenaNgozi
      @EJIMANnenaNgozi  2 ปีที่แล้ว +7

      Yes it can be overrated. Apartments are running with the term “luxury” and using it as an excuse to overcharge when it comes to rent!

  • @danirod08
    @danirod08 2 ปีที่แล้ว +1

    It's not a Charlotte issue; it's nationwide. I've been in Miami for a few years and everything is luxury now; Salaries are not inline with rent prices etc. At least in charlotte, the suburbs are still within reach. Here in miami, 50 min away from downtown and people pay 2K for a 1br appt. Downtown is out of the question. Same story is playing out in AZ, Austin, Dallas, Seattle and places that used to be cheaper , Houston, Tenn, OKC

      Definitely the university and mallard creek area and maybe steel creek idk. But understand this! If you are single and only have one vehicle... I'm telling you now! Do not move to Harrisburg! I wouldn't recommend anyone who doesn't have at least two vehicles(one for back up) to ever live in an area with no buslines or some sort of access to public transportation. Believe me, ish happens, and you don't want to be stranded.

    You made some good points that people have to look at what salary they will make and the cost of rent. I would add to that the personal income tax rate and the sales tax rate. I currently live in Los Angeles and the average person's salary here is not over $100K, they are paying the same salaries as 10 years ago in many industries. Also, the state personal income tax rate for people making over $50K is 9.3%, the highest in the country and the sales tax is locally applied, where I live it's 10.25%, I tracked the cost of sales tax month over month and before gas went up to $6 per gallon here (that's another factor as well as cost of food), the amount I paid in sales tax was enough to buy a tank of gas! I want out!!!! Keep the videos coming!!! I need info on Charlotte.

    I live in the Matthews area and I relocated here almost 4yrs ago. Initially as yourself, I moved into my apartment on a special paying $1003.00 for a 2 bedroom. For me I thought for sure I wouldn't pay any more than $1200.00 as time went on. Mind you I moved here from the outskirts of Fort Lauderdale. For me that was a steal #initially!!!
    Ok, so I'm now 3.5 years in, staying the same apartment. Yes my apartment went up to $1210.00 during the first 2.5 years. Now this year I've renewed my lease and my rent is now up to $1600.00. Ridiculous!!!! This will be my last year here that's for sure.
    And you are correct, they aren't paying enough to match the cost of living at all!
    I think I make a decent wage, but at this point it's become unaffordable!
    I might aswell go back to Florida, cuz this ain't it. At least I'd be able to find great entertainment, not to mention having easy access to the beach.
    To answer your question, I think I'll be leaving CHARLOTTE 2023.

    I’ve been contemplating selling my place in CT and moving down to Charlotte, and when I first was looking into it, it was pandemic times and prices. I couldn’t believe how nice the places were and how cool the neighborhoods were. So I came back down to shop around a couple of weeks ago and DAMN, the prices were close to NYC prices. Granted you get a LOT more for the money in NC but still. I looked in South End, Plaza Midwood and NoDa. South End was the most expensive but all were hovering between 1750-2000. I make 100,000 but still got sticker shock. However, NoDa seemed to have the best value, so I’m still considering the move.

    I want to move to charlotte for several reasons: family lives in charlotte and in SC, want to change careers and most tech jobs are in raleigh or Charlotte, I have lived in Greensboro before and I want a change. But the freaking rent is outrageous. Even here in Reidsville where I live the rent almost the same price as in Greensboro but there NO DAMN JOBS in Reidsville. There's a lot of restaurants and few warehouse jobs. Still have to travel to Danville VA or Greensboro NC to find work. I'm frustrated. I want to live to by myself but it looks like I will need to have a roommate which I don't want because I love living alone. The only two options is buy a RV or buy 1/2 acre of land and build a tiny home.

    Charlotte doesn’t offer what other tier 1 metropolitan cities offer to be charging anywhere more than $2K for a residence, unless it’s a secure Uptown high rise that price tag isn’t worth it to me. But then you’d have to live in Uptown lol.
    I think people moving here with their 6 fig remote jobs in tech are also skewing things (speaking for myself as well) but I knew I didn’t want to be in a luxury large complex. If a place is modern (built post 2000) in a safe location, and kept up well (concrete structure was mandatory for me) with in-unit washer & dryer and a dedicated space for me to WFH I considered it. Charlotte is getting expensive for sure, but I still think the opportunity for ownership here is better than in the North so it works for me.

    • @EJIMANnenaNgozi
      @EJIMANnenaNgozi  2 ปีที่แล้ว +2

      Once you drive out of the “heart” of Southend away from uptown, you are no longer in Southend. You will be in a particular stretch of area that is not ideal…practically an opposite…until you get through that part and reach the southwest side of Charlotte, nearing the Carowinds area, which is more ideal living/shopping environment…still not the upscale/social life of Southend.

      I would never live in Gastonia. It's such a run down city, not to mention the amount of meth heads you'll see in that area.

      Absolutely! If it’s just you and your finances are in order. You are in a true position to choose where you want to live in Charlotte. I make a little above 50k and I can afford to live in South Charlotte (very nice place with that average rent price she quoted in the video!). I absolutely love it, and it’s not a strain on my finances. (I am good at managing my money). Anyhow, I take your salary and live downtown like I’ve always wanted…or in Dilworth/Southend. 😊

    It's not about how much money you make its what you do with it. I'm coming to Charlotte next week I'm from Fayetteville NC just don't like it here anymore. It's a military town there's really not to many opportunities here in Fayetteville unless you're working at Goodyear which it'll be a miracle to get a interview there. I got a few job opportunities us foods fedex in Charlotte make good money also as long as I can make more than 1100 a week I can maintain I'm looking in the concord area or close to Statesville rd something close to my job that way if anything was to go wrong with my car I can easily pay a few dollars to catch a Uber I'm also going to Doordash and Uber eats any means to pay bills. I don't know any job in Fayetteville NC starting at $18 a hour and making $30 an hour after catching on to the job and work 70 hours a week. I'm al about that life

      Hi Jamil I get your point but how much you make is a starting point. You could be good with money but if your making 20k a year there is only so much you can do with that. You seem to have good head on your shoulders. Goodluck with your move to Charlotte!

      Mint Hill/Albermarle areas and all areas heading out that way outside of Charlotte. You can get more land and house at a better rate. As for really beautiful, more country land, yet still close and has its own shopping areas that you really don’t have to drive back into Charlotte except for maybe work or entertainment…Weddington! It’s Union County, but it’s right outside of Charlotte/Ballantyne. Beautiful. Better school district, if that’s an interest. Lower taxes. Also, Indian Land, SC; also near Ballantyne. Beautiful land!
