    The biggest pro and con is the people moving from Cali and NY here. We left Miami (born in The Bahamas, grew up in Miami) several years ago for the the same reason. We then left south Tampa and moved to Wesley Chapel and my home value has almost doubled since 2020. Though our home value is much higher, so is the traffic and crowds….Naples may be our next destination lol.

    Tampa is #1 on my list over a few Texas cities. Living in the Midwest I find Tampa one of the most visually attractive cities.

    Tampa is very nice, ... for a price.
    Please be aware that Property Taxes, [including CDD fees], are going to be shockingly high for a lot of people that move in from out of state. Not to mention Florida's crazy high insurance rates [both Homeowner's and Auto. Imagine a $600k home, [not in a flood zone], & no pool... You are looking at $1,000 a month for your Property Tax bill [including CDD, even after a Homestead Exemption], $300 a month for Homeowners Insurance, $100 (maybe more) for HOA. Whatever you auto insurance premium is out of state, plan on it doubling in Florida. The grass is green almost all year long. Plan accordingly. [$700/month for power and water]

      Fyi, the taxes are overestimated. No chance $600k home is $12k/year. And someone would only be surprised if they came from an area that was much less. I just had a couple come from the dmv area that thought our taxes were much less. And how about parts if texas where taxes are much more. Also, new construction insurance is much less and same for utility bills. Im not saying you are far off, but there are exceptions to the general statement.

    Another solid video! Always good to look at the cons as well as the pros! Also, Atlanta is no way the number one place to move 🤦‍♂️ Definitely something wrong with that list!

    I'll be living near Tampa sometime in August this year. I'm in southeast Michigan and have been all of my 20 years (going on 21 very soon) and for many years now I've wanted to live down south and get out of the north and finally that will happen very soon!

    Looking at the south. Love the warm weather and the humidity. It’s much more affordable than little California (Colorado). The culture, architecture and food are awesome.

    The insurance companies always loose the roofing claims. My advice is to take the new roof if you can get one. Might as well get something out of the nonsense. The insurance companies would never hesitate to rip you off.

    No perfect place on earth. With the high cost of living, the state need to seriously increase the minimum wage. It’s sad that some people are being priced out.
    Would be nice to have more major metropolitan cities located in the warm states.

    The biggest con for Florida is the high ass property taxes. that being said there going to get their money somehow.

      Property tax has definitely risen, but d spending on where you are coming from it’s still affordable. Ask anyone from a larger metro. Plus if you homestead it then it caps the taxes from increasing on you more than 3% per year
