    This question is a little off topic, but how do you manage properties that may be rent to own in the current climate where tenant may be refusing to pay rent???

      It's going to be on a case-by-case basis. They will still be obligated legally to pay so that might make them more willing to negotiate with you to get caught up. Eventually, if they don't pay, the eviction moratorium will be lifted and they will have to go. BUT the goal is to solve the problem, not to kick someone out on their ear. We have a few people who can't pay right now in my portfolio - much fewer than I expected - and we are working with them to make payments now and in the future. Technically, their option is invalid if they don't make their payments on time, but I will still work with them if they can get back on track. I'm not looking to screw anyone - I just want to solve the problem so that we both can get through the pandemic as whole as possible.

    Do you think wholesale real estate is good investment? I have seen these videos of people making a huge profit doing it. I don’t see how they can offer someone property for more money to make a profit off of it by finding a buyer. Can you give me your input about it?

      Yes, when you buy at a dramatic discount, you can sell and make a profit. You can either assign the property to a new buyer for an assignment fee or you can buy the property yourself and make money from it by either fixing it and selling it or renting it for the long term. This is what investors do to make money. The other option is to buy closer to market value, but get it on terms. Those are the two ways investors can make a profit.
