Bend suffers from jobs and careers that sustain such market values. I feel like so many states at this point are being "propped up" by capital equity flight from CA home sales and older folks selling and moving out of CA.
@@NoraLovesBendHomes the last thing America needs in any city is more "living" wage jobs. We need careers and "thriving" wage jobs. I have family that moved to Bend nearly 20yrs ago (....and yes, they sold their CA home and took the capital equity out of state) and apparently their property has gone up like 5-6x. That's completely unsustainable. There's not a single industry in America that is more broken than real estate.
@@NoraLovesBendHomes very true! Maybe healthcare as well! 😀 I love Bend. The first time I visited my family maybe 2008 I was ready to move there -- MTB, hiking, topography, Deschutes, arid weather. But couldn't afford it then, definitely can't afford it now.
I understand that! If we hadn't had a large down payment saved (from selling another home) and bought in 2018 before the crazy pandemic changed everything, we wouldn't have been able to afford a home here. We're stuck with the home we have! Can't afford to sell and buy a different one.
A massive increase in relative inventory is just another indicator of a huge market correction which would be appropriate and inevitable, pushing prices down out of the current crazy-land territory we reside in now in Central Oregon Prices have been stupid high since covid. Normal people can't even think about buying real estate presently and personally I'm glad to see the current dynamics happening finally, thank goodness.
Well, I wouldn't say "massive" increase, at least not in Bend! Our inventory hasn't even reached pre-pandemic levels let alone anything close to the levels we saw in 2007-2008. Bend's median SF home price WENT UP in June to $832,500...the HIGHEST EVER!!! I would love to see prices come down and "regular" folks be able to afford a home. But if Interest rates continue to drop....that will only make prices continue going up as Buyers who've been waiting on the sidelines jump into the market and competition heats up.

The prices are disgusting, driven up by do-nothing "landlords" and gouging AirBnB "investors" trying to figure out how to make a mint while leeching off the working poor. America needs a reality check.
I understand the sentiment but also if it "tanks" many people who work in or are connected to the housing industry will be hurt, lose jobs, lose income, etc. Yes, I want homes to be more affordable, but having the real estate market CRASH is not the best situation in my opinion.

I would have to agree. I wish Bend would do more to attract business and living wage jobs.

May 2024 prices went up....and have gone up more since then.
