    Are these 30 year bonds? 40k bond for example one would need to know how much the monthly payment would be? Biggest fear for this couple currently living on Long Island looking at The Villages is homeowners insurance.Will I be able to get insurance and how much? If I get homeowners insurance and a hurricane hits Florida anywhere in the state will that company be next as this mass exodus of insurance companies leave the state.In New York I had State Farm for 25 years and no claims and after Super Storm Sandy our house was flooded and then one claim and dropped.I had a difficult time getting insurance as we are in a flood zone and no insurance companies will write policies if you live near the water.

      I would recommend checking out my latest bond video which shows how to look up a bond for a specific area and see what the annual rate is. The higher interest rates don’t really help at this time. Insurance is an issue as the rates did go up but less so in the villages compared to coastal communities.

    The big thing I notice is the average days on the market for new homes, 44 days this quarter compared to 18 for Q1 2023. I think we'll see those numbers go back down the more they open up the new southern section. The pre-owned ADOM is staying flat.

      For me I know the auto insurances are higher than most places in the country and home insurance really depends on how old your house is and your coverage. It is my understanding that some new home insurers have entered the market and it should be stabilizing but that’s only what I have heard.

    Wouldn’t the sales in middle be additive to this year vs LY ?

      Since Middleton is not the 55+ Village Community, it is not included in any of these Market Update reports. The Villages has two other non 55+ areas they have built in the past that are not part of these reports either.

    Gary, Can you check the 2022-Q2 average sales price for new homes. It looks out of line and is the same as pre-owned home value. I'm guessing it should be about $434 based on the annual number. I looked around and was unable to locate a report on the web.

    So the numbers u indicated. I believe was 851 in 23 and 721 in 24. Are those apples to apples ? So just the 55+ year over year?

      I wouldn’t say apples to apples. The variables include different villages, home sizes & types, distance to town squares and many other considerations. The concept is those all average out over time as you look at trends.

    Q124 is down 15% vs Q123. In any housing market that is a BIG drop in sales.

      An issue I should have brought up in the video is all the sales in Middleton are not included since it is not technically part of the Villages. My guess is the Villages building division is still doing very well.
