Holly B to me it's practically stealing. When you sign the rental contract, you are agreeing to pay a certain amount per month for how ever many months the contract is signed for. Then they have the Gaul to act all surprised when the bailiff comes and throws their shit onto the curb. These types of people blame everybody else but themselves for their own problems and think the world owes them a free pass.
Some landlords ARE evil though for wanting the rent, especially when they expect you to pay but don't fix up the fucking house like they're supposed to. THAT'S evil to me. I'm not gonna even say "some"; MANY landlords are actually really shady, lazy and/or money-hungry, and deserve absolutely nothing.

Steve Jones I had a landlord that rented a small garage next to the house we were renting and said her brother worked in it only once or twice a month no big deal she said. My power bills were enormous and her so called brother fixed cars and boozed it up up from 10am until he got drunk usually 7 or 8pm everyday. Found out the power and gas lines were hooked up to my meter it even had a/c and I didn't! .She had political ties in the town and I couldn't do shit about it. Police said call the power and gas company and they said call the police. The run around..I know that is theft of service! My only choice was to eat the bills and move. A week later I saw a poor family in that same house and tryed to tell them but couldn't speak thier language. She is still getting away with this.
I worked repo a lonnnng time ago. The business owner told me on the first day to always show respect to the people being evicted - it could be YOU who gets evicted, tomorrow.
I don't think he seems like a mean guy from the way he talk. He said more then once that he hadn't evicting any tenant tenants the last 15 years that would tell some thing about the landlord.

A vast majority of business owners are in business to fill a need - to help people live a better. Lots of business owners have never been to college...guess you'd consider them "uneducated." I’ve only been threatened with eviction once and even then I was mortified and embarrassed. I never blamed my landlord, I was responsible for keeping my rent payments current. If you’re respectful you might even be able to make an agreement with your landlord if you do right by it, you stay. No one owes anyone a free stay!

At the time I shot this video, I had owned rental property for 15 years. In all that time, I had never put someone's belongings to the curb. We had always worked things out at the tenant's kitchen table. I write this two years later: This is still the only time I've put someone's belonging to the curb.

Sometimes bad things happen to good people but some folks understand money and nothing else. Had a Landlord once that was a real tool. He was rich in money but when he died no one showed for his funeral. He won't be missed.

It's quiet, peaceful, and a nice, affordable, safe place to live. Second, none of the mobile homes in our park are rentals. They are all owner occupied. Because all are owners, they take good care of their homes. Third, the home in this video has since been rebuilt. We sold it last year for $21,000 with monthly payments of $225. Fourth, as of today, April 4, 2020, after being a landlord for more than 25 years, this is still the only time I was forced to put someone's belongings to the curb. Fifth, the young man in this video, Joey, is now a very successful real estate investor. He writes a weekly real estate investing newspaper column. His beautiful wife is about to give birth to their third child. He's an outstanding landlord and owns a fair number of investment properties.

I would *never* want to landlord unless I could hire someone to manage the property! I have relatives that own rental property, very law-abiding, sympathetic people that have given tenants a chance when circumstances were questionable. Their property has been wrecked, items are left for them to deal with - they've even been sued when repairs needed to be done and the tenant wasn't cooperative with the repairmen. Just a tip if you are a landlord - take pictures and keep documentation of EVERYTHING! And a thankful tip of the hat to those who give us who can't afford to buy a home a place to live!!
And those of us who may eventually have to rent, because when you get real old, things like shoveling snow, trimming hedges, traversing uneven ground, climbing steps ...
I was evicted 16 years ago but it had nothing to do with me not paying my rent. There were other issues.I wish the landlord was more understanding and we may have been able to work something out. I have always believed that people should pay their rent and utilities before they buy or pay for anything else. I have always done that.
I think you are a kind man, and probably tried to help these folks. I still rent, but have reached the point that I am looking to buy. In my earlier days, I had struggles. My landlord was kind to me, worked with me, and I always followed through with the arrangements we made. Also, I will leave the property in better shape than it was when I moved in, because it isn't my house, but it is my home, and I always wanted it to look nice.
Nate Chung I agree. I rented a place for 7 years and left it so clean that I got my entire deposit back when I left. Like you, I treated my rented home as if it were mine and I only paid my rent late once in seven years. It's a pity the renters from this video didn't work reasonably with their landlord.
If you buy, you still renting. You will never truly own a house in America. Stop paying your taxes aka rent to the government, and see how long you don't own your house!!! I don't understand how someone can think it's ok to not pay their rent. I am selling my property so I never have to deal with this again!
I am considering selling too. I can not believe how I have been treated. These guys are still in my house. Trashing the place. The lady called the cops on me saying my law suit was fake. Claiming fraudulent . I think is was so she could justify her behavior.
Maverick sa It's all said and done for me. I had an offer on my house within 24 hours. It was such a relief to sell that house. My tenant ended up being what is called "a professional bad tenant". She just goes from house to house and waits to get evicted. She uses lies like illness/cancer, loss of job, you name it. I don't want to scare you but when the Sheriffs let me in to my home after the eviction, I couldn't believe my eyes. Dog poop was everywhere, she stole my stainless steel side by side fridge, empty beer and alcohol bottles everywhere, doors torn off the hinges, she filed false police reports against me, and the worst yet... she pored concrete down the drains!!! The best advice I can give is to follow the law 100% with the eviction. Don't make yourself available to listen to the lies, just evict and move on. Also it would be a good idea to file a claim with your insurance company, ours truly saved us! Best of luck to you, and hang in there!
Let me get this straight..... The "tenants" are allowed to steal the appliances without being held accountable, but when you move their stuff out, there are all these rules placed on you, along with special "protection" for these worthless trashy people? Our country has been flushed down the toilet. This is why I will never want to be in the rental business.
+Final Paradigm Yeah, the dirty, rabid thieves get to live for free in your property for at least three months....in the state where I live......before they get thrown out. If they steal the appliances, ceiling fans, air conditioner units.....you can take them to court, if you can locate them. They don't have any money so you never get paid.....so a waste of your money and time taking them to court.
Most of the stuff left behind when you are evicted, are trash already. But the cops are the ones who put your belongings out there. People passing by pick-up what they want. If you know you won't be able to pay your rent, then put all your stuff in a storage place before you are evicted.
Justin, sorry you're going through a rough patch. We've been there, too. Something to consider: If you don't pay your cable bill, they cut off your cable. If you don't pay your credit card bill, they take your credit card, if you don't pay your car note, the lender repossesses it. As to being able to do whatever you want to the inside, when I rent a motel, do I get to paint the walls the color I want? No. I don't own the hotel - I'm simply renting a room for a period of time.
I'm just happy to know that you went and found out what their rights were as well as yours. I've rented from landlords who had no clue what was legal or not, like walking in my apartment without my knowledge. My Uncle lives in Illinois and he owns the house I live in now here in Florida. He offered for my mom and myself the house after dealing with tenants for 15 years. The last tenants had tore out the whole kitchen, I went and paid for new cabinets, counter tops and appliances. I learned my lesson through him, I would never be a landlord.... LOL

I went through this. Took me months to get home back. Person and friends stripped everything out of home. all A/c,washer,dryer,ceiling fans,drapes,carpeting,ruined fridge. Urine and feces from animals. ripped out bathroom wall,took shower head. Left Bathroom sink and toilet leaking. took all furniture,including from deck.
The key to finding resposible tenants for sure is an extensive background check, up to and including talking with their employer. But even good tenants (had a good record, keep the place clean, bother no one, had always paid on time for years)occasionally fall on hard times. So you have to work it out with them like this guy did, if your own financial situation allows it.
All these people saying that it's a piece of crap most trailers are actually really nice and most people live their while their homes are being built. My parents had a trailer while our home was being built. We were there for about 8 months because our contractor was doing some big no nos. It's the tenants that make these look trash.

I'm in Michigan. My mom has had a whole array of problems with her tenants for the past five years, or so... The people in her house right now aren't even supposed to live there! We're in the process of getting an eviction notice, and will probably be doing what you did, in this video, soon... I hope so. Thanks for sharing! Unfortunately, good people fall into bad times. I think this Landlord handled this quite well. If tenants have financial problems, please talk with the landlord. Your not helping yourself by ignoring the situation. As a one time landlord I got myself in trouble one time. This woman refused to pay her rent. That was bad enough but when she refused to talk to me or meet with me.....well, I got pissed. Sorry, but I did. So, like a dummy, I decided to stroll over to the outside electrical box and proceeded to turn her power off. Well, needless to say the woman had plenty to say to me after that. An hour later my police chief buddy drove over to my office and told me (in no uncertain terms) that what I did was in violation of Michigan state law and a variable sanction due to the fact that she had children living in the apartment with her. Bottom line.....what I did was illegal. I was made to restore power and was lucky not to get cited into court and fined. So, the idea of landlords following the law to the back teeth is indispensable. From one landlord to another, take this little advice to heart. Make sure that you read and understand the law. Including your local municipal, city, township, district, state, and federal ect. laws. Also, it's a good idea to keep up with new and changing ordinances (especially local) and laws. I can assure you that the incident was embarrassing and subsequently not repeated. I learned my lesson well. BUT....this never would have happened if the woman would have paid the rent or if she would have communicated with me like an adult. So, if you can't pay your rent, talk to the landlord and attempt to work it. I always make sure to tell tenants to be straight and honest with me from the start. Try and have a friendly (but professional) relationship between each other if possible. Anyway, it seems like this approach works the best for me. Didn't mean to write a book. Thanks -
I see it now. 600 per month + tenant pays lights, gas, water/sewer/trash and for what? A 1970 trailer that burns up in 7 minutes, leaks everything and is minimal maintenance cost to you? I say $7200- $1000 (being generous) and you don't understand why you make/Take too much of a tenants income to put more in your pocket?
driza, My dad was a pilot. I was raised over seas. I was born in South America. We lived up country. Our home had canvas walls and a canvass roof. Think of a tent-like thing. We moved to Udorn, Thailand. Our home there had no running water - no indoor plumbing of any kind. Our home had tin walls and a tin roof. Sounded great when it rained - which it did a lot in the rainy season. My point: Whether we were in a tin thing or a tent thing, it was still our "home."

Put good people in your units you said and that is the single most important. This is new to you so that means you have been doing a great job for years.
This is likely illegal. Most States have laws against removing tenants property. You can only do so after the court has ordered an eviction, and that eviction date has come without them moving their own stuff. THEN, you have to provide safe storage for the items for so many days, to give the tenants time to collect them (You can charge a reasonable storage fee, but cannot hold property against back rent).
Landon Parks They are not holding property though. I'm sure you will find there is something in their terms and conditions of entry. If you play up in a van park here the coppers come drag your ass away and you have 14 days to have someone collect your goods or on the roadside they go.
Why these people make no plans for the future after they've been given a 30 eviction notice.. Do you want all of your stuff, I mean all your stuff, sitting out on the sidewalk so anybody can come along and steal it?? Landlords have a tough time and they work hard to make a living. You know, those apartments just don't repair themselves! Once, when we were very, very poor, we found a house that fit our needs, When we got inside the whole place needed sheet rocked and spackled. I asked him how much he'd take off the rent and I would do it, Do you believe that landlord gave me three months free rent., A couple of times I had to give him half the rent and half 2 weeks later, He was super about it, Took me one afternoon to fix the house up.

John Allen they probably got a place where they didn't need the stuff they left behind. or maybe they really didn't care that the stuff was left behind. I have never been evicted but i have left stuff behind in the rental place and told the landlord they could do whatever they want with it so that way they knew not to save it or waste there time. i didn't see that much stuff either. most things are replaceable anyway.

Good advice. This video was shot years ago. We've since complete rebuilt this home. We sold it last year with owner financing. Purchase price was around $23,000 with monthly payments of $225. It's a nice, affordable home.

I'm glad I'm not a renter anymore. I was sick and tired of fixing the crappy houses the landlords would rent us. The landlords would never fix anything. The toilets wouldn't flush on day one, but the landlords blamed us. The landlords remodeled the house extremely cheaply. They never painted anything properly, they just put up pre-primed doors and the primer would rub off, not our fault. They would slap on one coat of cheap paint on the outside trim with no primer and all of the paint chipped off within the year. They removed all vents and bath exhausts, then we got rising damp, mold, and rotting walls. It had about an inch of wall insulation. We always had to keep heaters, dehumidifiers, and A/C on and still we got mold. Never again, we built our own house and everything was done properly. We have thick, brick walls, proper ventillation and insulation and we have no mold or damp. He stays cool in summer and warm in winter without having to run the A/C or heat all of the time. And we are paying about the same monthly housing expenses for our three story colonial because of the low interest rate and we don't have to run the utilities year round.
It appears you were very lucky. I don't see ANY intentional damage. Simply leaving the windows open while it's raining could have presented big problems. You didn't mention any soft spots on the floor so I assume there's no real damage. Good Luck!
shit one time I got out of shower i heard the front door open and it was locked landlord let himself in his excuse was he thought we abandoned the property even though rent was paid granted I loaned my car out that day so it wasn't there he proceeded to try talking to me when I was only covered with a towel on because I thought someone was breaking in
Disagree, Todd. I've owned rental property for almost 20 years. In all that time, I've only taken four tenants to court to get my property back - and have never had a house destroyed. Ninety-five percent of our folks vacuum their way out when they move. Wonderful folks! Key: Choose tenants wisely!
Noticed a lot of black mold and deteriorated floor to wall junction. This is typical when the wood rots away from the floor. Moisture in the form of condensation eats trailers and cheap mobiles within weeks after the warranty expires. Cheap doors and cabinets do not last long as long as you have lowlifes around abusing property. Besides cheap and shoddy construction has no excuse either.
I know this was a while ago, but I would have brought her to court for the appliances. Why steal those, they belonged to the property!!! You,sir, are a gentleman!!!!
I feel your pain---- 41 years wife and I have had a rental property next to our home, 75% of the people get behind on payments 3 month I call it quits, order them out, but now just got a bad one, that left but not his stuff, have to in Nebraska jump through hoops and get lawyer. really bad for land lords for sure in costs that will never be recovered. also makes it very hard to ever get in my rental again, renting is not a investment but a very hard noise business. one way out is to rent by the week, does help. renter has less rights.

A eon ago got evicted. We left. No personal items were put on curb. We were allowed to retrieve our belongings. Cleaned the house. We're not even inspected by landlord before we left.
Evictions are not fun they are very heart breaking, nasty and slow. I worked in the apartment business for many years. One thing that I learned is that not everybody pay their bills on time. Some properties only collect 75 to 85 percent of the rent. I never saw one that collected 100 percent. Some tenants know how to work the system. They can stay up to three months without paying their rent , and move out the same they they got evicted. Most of the people that got evicted had drug problems. There were other, but very few that had financial problems. People had lost their job or people could not afford the rent. If you are a new landlord renting a houses or small apartments you need to be familiarize with real estate law. Get yourself a lawyer that works in that field to draft you the contract, he can also start the eviction process if the renter refuses to pay the rent. Other wise you can have people living there for months rent free. Not counting the damages that they 'll do to your property before they move out. Screen your tenants by running a credit check. If you are renting a house always do a credit check, ask for a deposit, first and last month rent to be pay before they move in. If a renter has problems paying the rent work out a short term solution. Landlords have to pay taxes, a mortgage, pay workers, buy materials, pay contractors, and comply with the law.
We live in SC and they want the renters stuff by curb to stay there 2 days. Your trailer was lot cleaner than what ours was. Our trailer had piles of trash and some good things still inside. Cops could barely walk through trailer to make sure no one was inside. Cop stayed about 2 hours waiting for mostly big stuff to be out by road. My renter had invited druggies to live there. Had to evict 3 people.
Now that you have the tenants out, you need to fix that place up if you want better quality renters. Trailer parks are not the nicest place to live. You did mention 3 times that you have never evicted someone before.
I usually say there’s two sides to every story. However, if this is the first time you’ve done this in 15 years, that says a lot about you (that’s good).
had a renter not pay for 2 months so I tried to kick them out, here come the cops, because they had a baby, I had to let them stay another 90 days for free and pay their utilities for them// now I rent by the week, and renter has not rights if less than monthly rent in Nebraska-- also no children as we are not up to code for bed rooms, which is a blessing for us from now on--
My understanding is that a landlord must store any items left behind for a certain amount of time if they evict their tenants otherwise, if it is stolen from the curb, a landlord could be made to pay replacement costs for the items that were thrown out. Obviously, because these tenants stole the appliances, the tenants most likely will not be fighting for any of their stuff but, just in case...for the next time.

I got free paint from work ...painted the ext. of the house fixed any problem like leaks, the heater, calked all cracks, mowed grass & fixed everything....and my landlord actually hired me full time ( without me ever asking him) and taught me all about roofing siding everthing so I could start my own rentals. People are just freakin lazy...and worthless.
I have learned something here as far as what needs to be thrown out immediately. I really don't understand why people don't get their own stuff out before the sheriff comes. They may not have money, but then do they have money to replace EVERYTHING that is thrown out or set on the curb? Something is not right here.
Thanks for posting this. I have been going through hell with two tenants. And when I get done I will post all their stuff out on the street. Not because I want to I pray for them to do whats right and move their stuff out however some people feel that they have a right to breech a legal contract not pay what they agreed to and not honor their word. These people are the most self righteous inconsiderate assholes I have every rented to. Not ounce have they ever showed any concern the positi0on I am in because of them. and then to have to work my way through a system that is broke. I kinda of feel like I have done something wrong. It is an unbelievably powerless feeling. complaint summons, proof of service, 20 day, nailing, motions, orders, actions, more motions, DOD forms, Writs, storage forms, Affidavits, postings, more motions, filings and orders, Then you have to hire the sheriff to protect the law breakers junk per hour per mile.
sometimes things just go south despite everything that you have done. We have a tenant now that has been our tenant for 3 years and for the last 4 months she has just refused to pay anything. She got involved with some people that got her into doing drugs. We are in Florida and if you put it in your lease you are not responsible for their belongings once they leave. You can throw it all out if you wish.
Here's the thing: About 35% of Americans - for a variety of reasons - don't own a home. Someone has to provide these folks with a place to live. The government is a terrible landlord. That's why the projects are such terrible places to live. So the government gives incredible tax breaks to capitalist if they will buy and manage rental property. What BassTime doesn't understand is that our rental property is our retirement plan. Social Security sure isn't one.
There is a huge difference between people who rent for life and people who rent because they're in their 20s and have to save up for a down payment. Plenty of college educated young professionals rent and are model tenants. Everyone has to start somewhere.
the house 2 doors down from me is a rent house, and last week the people got kicked out, the owner put everything out in the front yard by the curb, and most everybody from the neighborhood went there and took anything they wanted, it was all up for grabs, they had furniture,tv sets,computer,lamps,pictures,clothing, and there was no police on guard or anything, this is the second time the owner of that house has done that, i dont think its right but thats how they did it. and the next day there is a for rent sign up in the front yard and some of that stuff still sitting out in the yard lol
not really an eviction. The tenants were already gone. All the junk was just shit they didnt want. I did repos for a few years. The fun ones were when they were still in the house and were not very happy about getting kicked out

My mom lives in a 1970 s double wide in pleasenton California....1200 month lot rent....and they sell for more than 120,000 dollars in good condition ....she did not pay that much
I see this almost on a weekly basis in complex I live in. I get a kick watching the other tenants go thru and take their belongings. Buy time they get home, there’s nothing but garbage left. Steve Jones I had a landlord that rented a small garage next to the house we were renting and said her brother worked in it only once or twice a month no big deal she said. My power bills were enormous and her so called brother fixed cars and boozed it up up from 10am until he got drunk usually 7 or 8pm everyday. Found out the power and gas lines were hooked up to my meter it even had a/c and I didn't! .She had political ties in the town and I couldn't do shit about it. Police said call the power and gas company and they said call the police. The run around..I know that is theft of service! My only choice was to eat the bills and move. A week later I saw a poor family in that same house and tryed to tell them but couldn't speak thier language. She is still getting away with this.
I worked repo a lonnnng time ago. The business owner told me on the first day to always show respect to the people being evicted - it could be YOU who gets evicted, tomorrow.

I’ve only been threatened with eviction once and even then I was mortified and embarrassed. I never blamed my landlord, I was responsible for keeping my rent payments current. If you’re respectful you might even be able to make an agreement with your landlord if you do right by it, you stay. No one owes anyone a free stay!

He was rich in money but when he died no one showed for his funeral. He won't be missed.
This video has received over 400,000 hits. Since it has been 10 years since I shot this video, here's an update:
First, we still own this mobile home park. It's quiet, peaceful, and a nice, affordable, safe place to live.
Second, none of the mobile homes in our park are rentals. They are all owner occupied. Because all are owners, they take good care of their homes.
Third, the home in this video has since been rebuilt. We sold it last year for $21,000 with monthly payments of $225.
Fourth, as of today, April 4, 2020, after being a landlord for more than 25 years, this is still the only time I was forced to put someone's belongings to the curb.
Fifth, the young man in this video, Joey, is now a very successful real estate investor. He writes a weekly real estate investing newspaper column. His beautiful wife is about to give birth to their third child. He's an outstanding landlord and owns a fair number of investment properties.

I would *never* want to landlord unless I could hire someone to manage the property! I have relatives that own rental property, very law-abiding, sympathetic people that have given tenants a chance when circumstances were questionable. Their property has been wrecked, items are left for them to deal with - they've even been sued when repairs needed to be done and the tenant wasn't cooperative with the repairmen.
Just a tip if you are a landlord - take pictures and keep documentation of EVERYTHING!
And a thankful tip of the hat to those who give us who can't afford to buy a home a place to live!!
And those of us who may eventually have to rent, because when you get real old, things like shoveling snow, trimming hedges, traversing uneven ground, climbing steps ...
I was evicted 16 years ago but it had nothing to do with me not paying my rent. There were other issues.I wish the landlord was more understanding and we may have been able to work something out.
I have always believed that people should pay their rent and utilities before they buy or pay for anything else. I have always done that.

I think you are a kind man, and probably tried to help these folks. I still rent, but have reached the point that I am looking to buy. In my earlier days, I had struggles. My landlord was kind to me, worked with me, and I always followed through with the arrangements we made. Also, I will leave the property in better shape than it was when I moved in, because it isn't my house, but it is my home, and I always wanted it to look nice.
Nate Chung I agree. I rented a place for 7 years and left it so clean that I got my entire deposit back when I left. Like you, I treated my rented home as if it were mine and I only paid my rent late once in seven years. It's a pity the renters from this video didn't work reasonably with their landlord.

I am considering selling too. I can not believe how I have been treated. These guys are still in my house. Trashing the place. The lady called the cops on me saying my law suit was fake. Claiming fraudulent . I think is was so she could justify her behavior.
Maverick sa It's all said and done for me. I had an offer on my house within 24 hours. It was such a relief to sell that house. My tenant ended up being what is called "a professional bad tenant". She just goes from house to house and waits to get evicted. She uses lies like illness/cancer, loss of job, you name it. I don't want to scare you but when the Sheriffs let me in to my home after the eviction, I couldn't believe my eyes. Dog poop was everywhere, she stole my stainless steel side by side fridge, empty beer and alcohol bottles everywhere, doors torn off the hinges, she filed false police reports against me, and the worst yet... she pored concrete down the drains!!! The best advice I can give is to follow the law 100% with the eviction. Don't make yourself available to listen to the lies, just evict and move on. Also it would be a good idea to file a claim with your insurance company, ours truly saved us! Best of luck to you, and hang in there!

The "tenants" are allowed to steal the appliances without being held accountable, but when you move their stuff out, there are all these rules placed on you, along with special "protection" for these worthless trashy people? +Final Paradigm Yeah, the dirty, rabid thieves get to live for free in your property for at least three months....in the state where I live......before they get thrown out. If they steal the appliances, ceiling fans, air conditioner units.....you can take them to court, if you can locate them. They don't have any money so you never get paid.....so a waste of your money and time taking them to court.
Most of the stuff left behind when you are evicted, are trash already. But the cops are the ones who put your belongings out there. People passing by pick-up what they want. If you know you won't be able to pay your rent, then put all your stuff in a storage place before you are evicted.

Something to consider: If you don't pay your cable bill, they cut off your cable. If you don't pay your credit card bill, they take your credit card, if you don't pay your car note, the lender repossesses it.
As to being able to do whatever you want to the inside, when I rent a motel, do I get to paint the walls the color I want? No. I don't own the hotel - I'm simply renting a room for a period of time.
I'm just happy to know that you went and found out what their rights were as well as yours. I've rented from landlords who had no clue what was legal or not, like walking in my apartment without my knowledge. My Uncle lives in Illinois and he owns the house I live in now here in Florida. He offered for my mom and myself the house after dealing with tenants for 15 years. The last tenants had tore out the whole kitchen, I went and paid for new cabinets, counter tops and appliances. I learned my lesson through him, I would never be a landlord.... LOL

I went through this. Took me months to get home back. Person and friends stripped everything out of home. all A/c,washer,dryer,ceiling fans,drapes,carpeting,ruined fridge. Urine and feces from animals. ripped out bathroom wall,took shower head. Left Bathroom sink and toilet leaking. took all furniture,including from deck.
The key to finding resposible tenants for sure is an extensive background check, up to and including talking with their employer. But even good tenants (had a good record, keep the place clean, bother no one, had always paid on time for years)occasionally fall on hard times. So you have to work it out with them like this guy did, if your own financial situation allows it.
All these people saying that it's a piece of crap most trailers are actually really nice and most people live their while their homes are being built. My parents had a trailer while our home was being built. We were there for about 8 months because our contractor was doing some big no nos. It's the tenants that make these look trash.

I'm in Michigan. My mom has had a whole array of problems with her tenants for the past five years, or so... The people in her house right now aren't even supposed to live there! Unfortunately, good people fall into bad times. I think this Landlord handled this quite well. If tenants have financial problems, please talk with the landlord. Your not helping yourself by ignoring the situation. As a one time landlord I got myself in trouble one time. This woman refused to pay her rent. That was bad enough but when she refused to talk to me or meet with me.....well, I got pissed. Sorry, but I did. So, like a dummy, I decided to stroll over to the outside electrical box and proceeded to turn her power off. Well, needless to say the woman had plenty to say to me after that. An hour later my police chief buddy drove over to my office and told me (in no uncertain terms) that what I did was in violation of Michigan state law and a variable sanction due to the fact that she had children living in the apartment with her. Bottom line.....what I did was illegal. I was made to restore power and was lucky not to get cited into court and fined. So, the idea of landlords following the law to the back teeth is indispensable. From one landlord to another, take this little advice to heart. Make sure that you read and understand the law. Including your local municipal, city, township, district, state, and federal ect. laws. Also, it's a good idea to keep up with new and changing ordinances (especially local) and laws. I can assure you that the incident was embarrassing and subsequently not repeated. I learned my lesson well. BUT....this never would have happened if the woman would have paid the rent or if she would have communicated with me like an adult. So, if you can't pay your rent, talk to the landlord and attempt to work it. I always make sure to tell tenants to be straight and honest with me from the start. Try and have a friendly (but professional) relationship between each other if possible. Anyway, it seems like this approach works the best for me. Didn't mean to write a book. Thanks -

My dad was a pilot. I was raised over seas. I was born in South America. We lived up country. Our home had canvas walls and a canvass roof. Think of a tent-like thing.
We moved to Udorn, Thailand. Our home there had no running water - no indoor plumbing of any kind. Our home had tin walls and a tin roof. Sounded great when it rained - which it did a lot in the rainy season.
My point: Whether we were in a tin thing or a tent thing, it was still our "home."

Put good people in your units you said and that is the single most important. This is new to you so that means you have been doing a great job for years.
This is likely illegal. Most States have laws against removing tenants property. You can only do so after the court has ordered an eviction, and that eviction date has come without them moving their own stuff. THEN, you have to provide safe storage for the items for so many days, to give the tenants time to collect them (You can charge a reasonable storage fee, but cannot hold property against back rent).
Landon Parks They are not holding property though. I'm sure you will find there is something in their terms and conditions of entry. If you play up in a van park here the coppers come drag your ass away and you have 14 days to have someone collect your goods or on the roadside they go.
Why these people make no plans for the future after they've been given a 30 eviction notice.. Do you want all of your stuff, I mean all your stuff, sitting out on the sidewalk so anybody can come along and steal it?? Landlords have a tough time and they work hard to make a living. You know, those apartments just don't repair themselves! Once, when we were very, very poor, we found a house that fit our needs, When we got inside the whole place needed sheet rocked and spackled. I asked him how much he'd take off the rent and I would do it, Do you believe that landlord gave me three months free rent., A couple of times I had to give him half the rent and half 2 weeks later, He was super about it, Took me one afternoon to fix the house up.

I have never been evicted but i have left stuff behind in the rental place and told the landlord they could do whatever they want with it so that way they knew not to save it or waste there time. i didn't see that much stuff either. most things are replaceable anyway.

This video was shot years ago. We've since complete rebuilt this home. We sold it last year with owner financing. Purchase price was around $23,000 with monthly payments of $225.

I'm glad I'm not a renter anymore. I was sick and tired of fixing the crappy houses the landlords would rent us. The landlords would never fix anything. The toilets wouldn't flush on day one, but the landlords blamed us. The landlords remodeled the house extremely cheaply. They never painted anything properly, they just put up pre-primed doors and the primer would rub off, not our fault. They would slap on one coat of cheap paint on the outside trim with no primer and all of the paint chipped off within the year. They removed all vents and bath exhausts, then we got rising damp, mold, and rotting walls. It had about an inch of wall insulation. We always had to keep heaters, dehumidifiers, and A/C on and still we got mold. Never again, we built our own house and everything was done properly. We have thick, brick walls, proper ventillation and insulation and we have no mold or damp. He stays cool in summer and warm in winter without having to run the A/C or heat all of the time. And we are paying about the same monthly housing expenses for our three story colonial because of the low interest rate and we don't have to run the utilities year round.
It appears you were very lucky. I don't see ANY intentional damage. Simply leaving the windows open while it's raining could have presented big problems. You didn't mention any soft spots on the floor so I assume there's no real damage. Good Luck!

Disagree, Todd. I've owned rental property for almost 20 years. In all that time, I've only taken four tenants to court to get my property back - and have never had a house destroyed. Ninety-five percent of our folks vacuum their way out when they move. Wonderful folks!

Noticed a lot of black mold and deteriorated floor to wall junction. This is typical when the wood rots away from the floor. Moisture in the form of condensation eats trailers and cheap mobiles within weeks after the warranty expires. Cheap doors and cabinets do not last long as long as you have lowlifes around abusing property. Besides cheap and shoddy construction has no excuse either.
I know this was a while ago, but I would have brought her to court for the appliances. Why steal those, they belonged to the property!!! You,sir, are a gentleman!!!!

41 years wife and I have had a rental property next to our home, 75% of the people get behind on payments 3 month I call it quits, order them out, but now just got a bad one, that left but not his stuff, have to in Nebraska jump through hoops and get lawyer. really bad for land lords for sure in costs that will never be recovered. also makes it very hard to ever get in my rental again, renting is not a investment but a very hard noise business. one way out is to rent by the week, does help. renter has less rights.

A eon ago got evicted. We left. No personal items were put on curb. We were allowed to retrieve our belongings. Cleaned the house. We're not even inspected by landlord before we left.
In Minnesota the tenant's possessions have to be inventoried and placed in storage at the landlord's expense. No putting anything at the curb.
Evictions are not fun they are very heart breaking, nasty and slow. I worked in the apartment business for many years. One thing that I learned is that not everybody pay their bills on time. Some properties only collect 75 to 85 percent of the rent. I never saw one that collected 100 percent. Some tenants know how to work the system. They can stay up to three months without paying their rent , and move out the same they they got evicted. Most of the people that got evicted had drug problems. There were other, but very few that had financial problems. People had lost their job or people could not afford the rent. If you are a new landlord renting a houses or small apartments you need to be familiarize with real estate law. Get yourself a lawyer that works in that field to draft you the contract, he can also start the eviction process if the renter refuses to pay the rent. Other wise you can have people living there for months rent free. Not counting the damages that they 'll do to your property before they move out. Screen your tenants by running a credit check. If you are renting a house always do a credit check, ask for a deposit, first and last month rent to be pay before they move in. If a renter has problems paying the rent work out a short term solution. Landlords have to pay taxes, a mortgage, pay workers, buy materials, pay contractors, and comply with the law.
You got to do what you got to do. Ok, there are jobs, you've got to work to pay bills, rent whatever.
We live in SC and they want the renters stuff by curb to stay there 2 days. Your trailer was lot cleaner than what ours was. Our trailer had piles of trash and some good things still inside. Cops could barely walk through trailer to make sure no one was inside. Cop stayed about 2 hours waiting for mostly big stuff to be out by road. My renter had invited druggies to live there. Had to evict 3 people.
Now that you have the tenants out, you need to fix that place up if you want better quality renters. Trailer parks are not the nicest place to live. You did mention 3 times that you have never evicted someone before.
I beg to differ. A home is about what's inside, not the sticks and bricks. I've lived in houses, apartments and trailers. They were all homes to me.

had a renter not pay for 2 months so I tried to kick them out, here come the cops, because they had a baby, I had to let them stay another 90 days for free and pay their utilities for them// now I rent by the week, and renter has not rights if less than monthly rent in Nebraska-- also no children as we are not up to code for bed rooms, which is a blessing for us from now on--

My understanding is that a landlord must store any items left behind for a certain amount of time if they evict their tenants otherwise, if it is stolen from the curb, a landlord could be made to pay replacement costs for the items that were thrown out. Obviously, because these tenants stole the appliances, the tenants most likely will not be fighting for any of their stuff but, just in case...for the next time.
piss on negative comments! This guy is a nice landlord! My old landlord never was an ass!! I always took him my rent on the 1st never late.. I got free paint from work ...painted the ext. of the house fixed any problem like leaks, the heater, calked all cracks, mowed grass & fixed everything....and my landlord actually hired me full time ( without me ever asking him) and taught me all about roofing siding everthing so I could start my own rentals. People are just freakin lazy...and worthless.
I have learned something here as far as what needs to be thrown out immediately. I really don't understand why people don't get their own stuff out before the sheriff comes. They may not have money, but then do they have money to replace EVERYTHING that is thrown out or set on the curb? Something is not right here.

Thanks for posting this. I have been going through hell with two tenants. And when I get done I will post all their stuff out on the street. Not because I want to I pray for them to do whats right and move their stuff out however some people feel that they have a right to breech a legal contract not pay what they agreed to and not honor their word. These people are the most self righteous inconsiderate assholes I have every rented to. Not ounce have they ever showed any concern the positi0on I am in because of them. and then to have to work my way through a system that is broke. I kinda of feel like I have done something wrong. Nice people can get walked on. Unfortunately. Great job sir. It looks like you handled yourself great. It is an unbelievably powerless feeling. complaint summons, proof of service, 20 day, nailing, motions, orders, actions, more motions, DOD forms, Writs, storage forms, Affidavits, postings, more motions, filings and orders, Then you have to hire the sheriff to protect the law breakers junk per hour per mile.
sometimes things just go south despite everything that you have done. We have a tenant now that has been our tenant for 3 years and for the last 4 months she has just refused to pay anything. She got involved with some people that got her into doing drugs. We are in Florida and if you put it in your lease you are not responsible for their belongings once they leave. You can throw it all out if you wish.
Here's the thing: About 35% of Americans - for a variety of reasons - don't own a home. Someone has to provide these folks with a place to live. The government is a terrible landlord. That's why the projects are such terrible places to live. So the government gives incredible tax breaks to capitalist if they will buy and manage rental property.

There is a huge difference between people who rent for life and people who rent because they're in their 20s and have to save up for a down payment. Plenty of college educated young professionals rent and are model tenants. Everyone has to start somewhere.
the house 2 doors down from me is a rent house, and last week the people got kicked out, the owner put everything out in the front yard by the curb, and most everybody from the neighborhood went there and took anything they wanted, it was all up for grabs, they had furniture,tv sets,computer,lamps,pictures,clothing, and there was no police on guard or anything, this is the second time the owner of that house has done that, i dont think its right but thats how they did it. and the next day there is a for rent sign up in the front yard and some of that stuff still sitting out in the yard lol

not really an eviction. The tenants were already gone. All the junk was just shit they didnt want. I did repos for a few years. The fun ones were when they were still in the house and were not very happy about getting kicked out

Somebody had to build the house. They built the house so they could get food to eat. If you dont grow food yourself you need to make money to pay for the food. If someone is living in the house without paying for it they arent doing their part.
Even if everything was free your still required to work and contribute. You cant just sit on your ass and expect everything to be given to you.

My mom lives in a 1970 s double wide in pleasenton California....1200 month lot rent....and they sell for more than 120,000 dollars in good condition ....she did not pay that much
I see this almost on a weekly basis in complex I live in. I get a kick watching the other tenants go thru and take their belongings. Buy time they get home, there’s nothing but garbage left. Serves them right for not paying their rent! It’s a nice, well kept complex In A nice neighborhood. Not a trailer or slum...
Had this happen next door many years ago. The home owner actually bulldozed the old house down after putting the no rent payment people's stuff on the front lawn.
