Amthaa mosam. The Maiestry is charging a lot of amount towards Unit rate. For example, the labour 15 years back is 500/-per Beladari and 200 to 300 per ordinary labourer. By that time they used to charge only 7500/- per Unit.But now the Maeistry is charging 30000/- and above per Unit. But the Maeistry is paying only 500/- to 700/- for all kinds of workers. The contractor or Maeistry has abnormally raised the unit rate but proportionately they have not increased any of the labour per day either for skilled or unskilled. Ultimately, the owners as well as labour workers are losing a lot.
When we are accepting the rate per unit area, I think we have to forget about what the contractor is paying to his work men..
Only thing is, may be the unit rate can be bargained with the contractor before we sign the aggriment…
There are many other things we have to discuss with the contractor..
For that purpose, before we go for talking, we have to write every point on a paper and put forth before the contractor..
if not, the contractor will say, this point is not in the agreement ani antaadu…
So, be careful while giving the construction of building to a contractor..
Discuss with your friends who already constructed their houses and note down all the points.
Then only you will be bit safe from the contracting agency..
You are right.. In unit contract rate (labour contract) every thing must be included. Elivation, compound wall, septic tank, staircase, parpetwall, flooring on slab,. At present the price for the above is between 28 to 30 thousand per 72 sft (slab to slab calculation). But this mastri is not including any such things 😂😂😂

My suggestion is construction of house in ground floor will take minimum 6 months
1.please go with setbacks 4 sides , minimum 1 feet to 2 feet
2. Take care footings and pillar points
3.Ready with building plan
4. Where to construct 9 inch wall and 4 inch wall
5. Bathroom commode fittings and gap between commode and wall
6. Check concrete mixing always , workers are not so good , they are irresponsible
7. Check cement bag manufacturer month year week on bag
Don't use cement mara than a month from date of manufacture
8. centring work is more important , ask them to bend rod properly , rings should not in square type, endings will bend inside to the piller just like u shape.
9. Use 8 mm rods for rings
10. Maintain ring to ring distance 7 to 8 inches (mark them with chalk piece) workers always avoid it , they simply say no problem
11. Rod bending for beams they need to make it el shape in ends
12.brick work , check joints , maintain gap 1 inch ,. Or less. Two joints are not coincide in the same place vertically
13. Use good brick , you can compare 9 rupees brick you need 12, if you buy 10 rupees bricks you need only 10 in place of 12 bricks
14.check level or gundu properly filling concrete in pillors, ask him to check 2 times before filling and after filling
15. Be careful at payment - maintain 2 notes books for you and mesthri
Sign on it for each and every transaction
16.buy lakdi 40 to 50 at one time , otherwise you need to go several time for same ballies or lakdi
