I haven’t watched you all the time but I’m so happy for you and how far you’ve come. Even with Carol Ann going through PA school and the two of you working together to fulfill your dreams.     Yay. I'm so excited for you! Thanks for the update, within like 3 videos it felt like you went from 'saving to buy a lot, maybe put one or two structures on it in years time' to 'buy a yet to be built home on corner lot, no compromise' to 'bought a house with nothing we said we wanted before'. The explanation really helped understand how you got from A to Z.
    We also bought a place with carpet, which wasn't our dream. Now saving up $20K to do a full reno of the floor but so hard to part with money now that we are settled into the space and the carpet is in good enough shape.

    Lisa, you have been more than transparent. This is such an exciting time for you and for your daughter don’t let people make you feel bad about something. Last year in December my husband and I bought our first home and we have been married for almost 18 years. Family was telling us different things like oh you shouldn’t do it yet. Don’t pull the trigger yada yada. It has been the best decision we have made and in my opinion, there are something so as you said grown up about it like it’s our home. It’s in our names. I will tell you that we have carpet in our home. We have four children. We just recently as of two months ago ripped out all the carpet and put in luxury vinyl plank flooring. My husband did it all himself with the help of my son and we did it all. I am so proud of you. Congratulations Lisa you deserve this. Remember that.❤️

      I have known plenty of families who stayed in a house for five years then took the equity and got the home of their dreams. You are focused on a comfortable retirement and owning a home will help you.

If someone is negative ignore them you only have to answer to each other. As long on both of you are open to each other that is what is important.     Most experts also recommend a home repair fund (separate from an emergency fund) of about 3-5% of the home's value. So for a 300K house, that would be a separate savings of $9000 to $15000. Thats based on average home repair costs, since you can't ask a landlord to repair things like when you are renting.

      It shouldn't be hard for them to find a new tenant. There are wait lists where I live. Limited rentals are available.

    You are one of most transparent money channels on TH-cam. What you do different is be flexible when your plans don't go to the letter. Because your mindset is not set in stone, you are able to take opportunities if presented. Sometimes we are given gifts and opportunities that are better than what we dreamed for ourselves. I have watched you since you were paying off debt, living in the basement apartment. You have worked your way through. People don't see or remember those parts. Being jealous and criticizing is easier to do than working towards something.

    Im glad you bought a house instead of continuing to rent. Be building equity for future resale, if yours or Carol Anne's life changes. The house is very nice and looks like it has enough space for personal space for both you and Carol Anne.

    Sounds great. I love the upstairs area for you. As someone who lives in a community with an HOA that’s the one thing that most people don’t like. It’s unavoidable of course as most communities have HOAs. Mine is over 55 community. Get ready for drama lol. They watch everything you put in your yard, pets, etc. you will get a policy book I guess we do. But be ready for drama from HOA. Or maybe you will have a drama free one. There’s always a chance! Your home looks fabulous. You have worked so hard enjoy this new adventure!!

      I can relate!! I recently moved with my Dad after my Mom passed and it’s a 55 and over community and they are so nosey!! All they do is look for something to complain about and the community is absolutely gorgeous and well maintained. It’s never enough for them!

      The drama is too true. I left a scarf outside wrapped around the hand rail (sorta decoration like) for less than a week and got a complain for 'leaving clothing out to dry'

      @@djbvida I live in a condo and was dreading the HOA, but mine is awesome! I think those who have a yearly HOA is mainly for the flowers for the entrance of the sub and maybe any lighting. Maybe they should ask some folks who live there... 😊

    I’m super excited for you. I didn’t see what the negative comments said, but could some be people that were truly concerned for you? As someone who has been through a situation where we thought something was forever and then it wasn’t, I am concerned. But you need to do what feels right for you, just take it from someone who has been through a really stressful situation that hurt some relationships.

I have that kind of relationship with my daughter too, and I would totally live with her, but if a spouse was in the picture, I would not. But you can figure that out later, houses don’t have to be forever, still better than renting!

    Also - may I suggest you check with a lawyer what happens in Arkansas when one two unmarried people own a home together... some states do have joint rights of tenancy and Carol Ann would get the house. In other states, both she and your son (I think you have only 2 kids?) would inherit the house. The easiest way around all of this is to draw up a will for both of you that states who will own the home if one dies. I know it feels weird to have to draw up a will at a young age (I'm in healthcare and did it when Covid hit because I was terrified) but its like having an insurance plan that things will go how you want in the rare event that something horrible happens.

    Hello.... I don't think I have ever posted.... but happy that you have worked from getting out of debt and getting CA in and through school.... to where you both are now. I missed what are you doing for a second job and what price range is a new build there like yours just a range... 300k/350k/400k/450k? Just curious and going interest rate? They are talking about lowering the rates... hopefully over the next year it does and you could refinance to lower payment and save $$$.

      I'm not sure if this answers your question or not but Lisa answered someone else on here and said this house was $300,000 and in the video she said the interest rate they got was 4.99%

    I am so sorry you got that negativity - you certainly do not deserve it. You are very transparent. You are allowed to change your mind, and you are allowed to jump on a great thing, even if it is completely different from your thoughts and plans from the day before. you do you - 99% of us love and support you! Ignore them - who knows what their motivation was.

    Hi Lisa I think you’ve done an awesome job and forget the negative comments. I would like to know when you were in debt what did u do to get out of debt? Girl I’m working hard, but this debt seems never ending. I do work a lot of overtime, but what did u do far as the plan to get out of debt. Off topic I did zepbound for a while. It was great but a little expensive. Are u doing compound or brand name?

    You do not own any one any explanation regarding what YOU do with YOUR money! That’s one of the main thing that discourages me from sharing on my channel…people and their opinions and negativity! You know what they say opinions are like…and everybody has one! Ignore them.

      I don't think its hate or negativity to express honest concern. Being upset that every comment is not "You go girl! Yas Queen" should tell you that there might be long time viewers that see potential problems and are trying to share their own experiences for consideration. If you had a friend that you thought might be making a mistake, you would not cheer her along and say nothing. Lisa and Carol Ann have worked so hard for all this, so its natural that viewers would hate to see anything bad happen to them. Obviously, they are totally free to ignore or even delete comments of random people on the internet if they don't want to hear those concerns.

      Come on people what do you mean by making a mistake with purchasing a house. Regardless of where they live they are going to pay for housing. Instead of continuing to pay rent they will be building equity. It's moving forward time now and that is definitely what they are doing ❤.

      @@MarciaLawrence-r6p So in general, people often forget that the mortgage is only a fraction of the cost of buying a house. When you rent, if anything goes wrong, you call the landlord to fix it. When its your home, you have to pay all those costs. You need a hefty home emergency fund to be able to foot those costs (around 5% of the homes value, so around 15K for a 300K home, and that is in addition to an emergency fund for living expenses of 6 months). My home owners insurance has gone from $3000 to $5600 in the past 2 years. My property taxes have gone from $5000 to slightly over $10,000 a year. My insurance company demanded I put on a new roof (cost $20,000) or I could not continue coverage - and they are literally the only insurance company that would insure me in the state of Florida. The only way I could get a different company would be to replace my gas water heater. Many people in the past 3-4 years have seen there overall mortgages increase because of increased costs of property taxes and home owners insurance.
      I have no idea what building complex Lisa is buying, but one viewer expressed concerns about the number of complaints against the builder.
      Interest rates were just lowered, but those have not had time to filter through the bond market to be reflected in home mortgages yet (it takes about 45 days) and they may lower them again. Refinancing comes with a fee - so its not like you can just refinance on a whim. Lisa has shown a take home pay of $3000 a month for her budgets. That would mean a safe mortgage amount would be 25% of take home pay or $750, her mortgage for only 1/2 the house is $1050, and if Carol Ann were to move out or have any issue - the mortgage is $2100.
      As I noted in a different post, there are issue to be worked out if you are buying a home with someone who is not your spouse and you need to understand what laws apply in your state. They are adults and can do whatever they want with their money of course.
      There have just been a number of viewers who are noticing that it seems like a stretch financially to be doing this right now. And, as someone who lived in an apartment with no air conditioning and an ongoing roach problem before I bought my house, I understand the stress of waiting until its financially wise while you save up, but i am so glad I did given the unexpected problems I've encountered. Purchasing a house can be a financial nightmare if you are not prepared financially for it. Its not always wise to buy a house, there are times when renting is the safer option.

    I am not very far into the video. Please don’t take my previous comments negativity. I am just saying Please be careful buying a new house. Especially the first in the subdivision. I bought a first phase house . I spent a stupid amount of money fixing what should have been the builder responsible. Everything you sign is geared for tge builder favor. I had the state county code people on my side. It doesn't matter tge builder always wins.

    I think your last video was a bit confusing because you didn’t explain anything. It’s human nature to fill in the blanks. I think if you had just prefaced the video with something like “exciting change of plans, details soon” all the negativity could have been avoided.
