    this guy is really optimistic. 100% he's reselling it. rent for a 1 bedroom in sarnia goes for 800-1100 depending on location. a 2 bedroom from 900-1500 depending on location and what u get in amenities and stuff. and this guy wants 1500 a month furnished for a 1 bedroom apartment with a murphy bed. 100 bucks he's gonna rent it out to a friend that will pay that crazy amount for a year and then resell it and use that as proof of the properties income to refinance or sell it. i love this channel and ive learned a lot from it. not trying to bash it. but id greatly appreciate how some of these investors come up with their rent pricing

      You’re completely wrong on this one. Kory has been doing this for years and specializes with furnished executive rentals. I’ve known him for years and he’s highly regarded in my circles.
      That said - I understand your skepticism- there are a lot of less scrupulous investors who do partake in the practices you’ve outlined.

      Thanks Matt! I’m happy to give anyone a tour of my properties. I don’t plan on selling this property now after the crazy cash flow we created! If the bank or the appraiser don’t like my rents, they will always right size them anyways!

    I really loved #Kory breakdown on his repairs and expenses.
    The #keytakeaway is
    1) getting opinion of trade experts(roof, Electrical, plumbing, structure etc,) is more important than just Home Inspector report which is kind of generic...
    2) Having Furnished rooms with low cost investments using kijiji or Craigslist for attracting Tenants.
    I liked the murphybed concept too...
    Because of wall bed that room look really spacious.

    @2:13 The fridge opens toward to window? Put a difference fridge there that opens into the kitchen! (2 cents)

      You can normally just change which way the door opens - no need to buy a new fridge!

    Matt, in many of your videos, you talk about how you don't work with property managers much and manage your properties yourself. In David Greene's BRRRR book, he is quite adamant that in order to scale and run a real estate business and not a real estate "job", you should automate everything and try to become as hands-off as possible. Thoughts on this?

    You gotta put these ads and shoutouts at the beginning or the end of the video or at least do a better transition. It's jarring, distracting, and takes away from the valuable info you and your guests are trying to deliver.

    I guess the tenants are a lot dumber out there. Anyone in Toronto will just read the N13 and know they can move back in. Then you gotta really grease them.

      Hi Tyler, we got one unit vacant, kept tenants in one unit and then had 2 units sign N11’s (not N13’s) as well as additional back up letters before we went firm on the deal. We agreed on a move date at the end of their 12 month lease and it worked out for everyone.
