Great advice Mike. I noticed something when I lived in Iriga City back in 2014. If you rent near a college at a place that is mostly students it is very quiet. Almost no noise because Filipino students do not really party and they are too busy with their studies so most have no time for Roosters or Dogs.
I love your tips! Very practical and realistic… checking the water pressure is something we don’t even think about until there’s a problem… especially the karaokes!! Nobody knows this until you get there.🤪😁thank you! Please keep it coming!
If there are aircon units, turn them on full blast and let them run for at least 30 minutes to make sure they are blowing cold air. Also, good idea to go outside and make sure the condensate line(s) aren't backed up or dripping somewhere that could cause a problem.

Sometimes it seems like just a little rain presents a problem. We plan to move in the not too distant future btw. The second is neighbors burning trash. Since there is no trash pick up here everyone burns there trash. At times it's impossible to go outdoors especially when they're burning plastic. It smells like someone burning old car tires. Great tips! When I rented a condo in Manila, the ref was unplugged so I couldn't tell if it was working good. Well after I moved in I found out it wasn't cooling much but it was too late. I didn't complain to my landlord cause then she might say I broke it and deduct a new ref from my deposit! Next time I'll make sure.
You should complain. I'm a Landlord and if my tenant said the fridge is not working properly I'll get it fixed (like I've done before) or replace it. Also, Condos usually have engineers. Call Admin and ask if they can send someone to check the refrigerator.

She's in the condo biz so I take her word for it. But I'm already moved out and I got most of my deposit back. The landlord charged me for a bathroom light fixture that stopped working while I was there. If I would have complained about the fridge she would have charged me for the too!
@@RealGaryGibson That's not totally accurate. Tenants in Manila are required to pay for repairs that cost under 5,000 pesos. Anything over that is the responsibility of the Landlord. That 5K peso repair should be in the tenancy agreement which is standard in Manila. Structural damage is also the responsibility of the condo management which are part of the condo dues. A fridge that requires repair could also be arranged with the manufacturer under warranty. Many times the building engineer can fix most stuff for free. I own five rental properties so I know what I'm talking about. I'll give you one example. The water heater in the bathroom broke. It costs 6,500 pesos to replace. As part of natural wear & tear of appliances in a unit, I paid to source and replace that water heater as stated in the contract. A burnt out light bulb, the tenant was responsible for that as it cost less than 200 pesos.

But the fridge looked very old so it wouldn't still be under warranty and I doubt it could be fixed easily. We had access to a fridge in a nearby unit so it wasn't a big deal to us. But you know the most important thing I cared about was the air-con (life support system) and it worked very well for the 2 months I was there. Thanks for your tips and I'll be more careful the next time I rent in the Philippines.

At least, you start off knowing that you’ve checked as much as you can, but of course there are going to be a lot of things that come to light as you live in a property. Yes, a Licensed/Registered Agent! Contact one a few weeks before going and discuss requirements, get a few examples etc, discuss areas, Ask about Hotels or Airbnb for first week or two... are they near Restaurants etc, convenient to one's needs and near Agent so you can view properties etc. In fact, if you rent somewhere before one travels, they can even arrange transport from Airport direct to rental. Make sure the Agent is Registered!! Plus, if you want to move to another town, the Agent can give contact details of a Registered Agent there! If you are moving after a few months, they can be used as References. Have you considered doing a video interviewing Carol where she could show examples of some properties, etc and general discussion on Topic and any changes in Property ownership in pipelines?
