    The hypothesis here is that Tampines HDB will upgrade in Tampines. Won’t Tampines’s HDB buyers upgrade to D16 and D15 as historically it has been a trend for them to upgrade closer to the coast, less dense area with more tranquility while it is still not far away from Tampines given the increased connectivity via TEL and downtown line?

      That sounds possible too! Generally having HDBs around condos is a positive for the condos!

    Thanks, good stuff. Their recent sale and remaining units show a psf of $2.5k - $2.6k+. Seems to me that at that price people should consider nearby resale units which are cheaper. Also some of them are even freehold [eg. Amaranda Gardens] which would have better long term prospects. No?

      As of 16/11, Amaranda has one 4br duplex. U can check out the floorplan. The open terrace is as big as the living and dining room combined. And the psf is $2569psf, for a price of $6.3m. It’s clearly over priced… Meanwhile Chuan Park still has 4br selling at $3.48m, $2609psf. I think the decision is still clear which one buyers should buy! But if an Amaranda pops up in the future under $2.2k psf. Can consider!

    Yes Sora is selling higher than Lakegarden even the land price is cheaper. As a result, the sale performance is much worse😂

      I don’t think it’s much worse, as on launch day, both developments did similarly in terms of % sold. LakeGarden till date has sold more also due to it having the benefit of a 11 month head start:)

      That's a tough question to answer in one para but I'll try. In short, EOK gives you a certainty of exit with profits, while Chuan gives you the ease of exit with profits. It boils down to you as an investor, what's your risk appetite, what's your holding period. Stay tuned for my next video on EOK for my in-depth analysis!

      1) I don't think using post-Covid growth rates this cycle is a safe assumption. While 3-4% annualized returns seems consistent and more in-line with our economy's growth rate of 2.5% going forward. 2) 👍🙏

      Thanks for your question, it is a valid concern. How I think about it is: If you are buying a 1br in Woodlands, then yes I can see how RTS might affect rentals of 1br in Woodlands, and the subsequent exit strategy might be tough. However, if we buy the right layout such as the 3br, which in my video I shared is the sweet spot, who do you think are the future buyers of such properties? That's Singaporean families, probably with kids who will go to Primary Schools? My sample size might be small, but in my years in property, I have not met a Singaporean family who will move to JB and make their kids travel to SG for school! I think if anything, the RTS will benefit JB property prices upwards, rather than place downward pressure on Woodlands properties. Hope this makes senses to you!

    Q1: 2H 2024 will be promising for buyers who are waiting on the sideline, including myself! The first half was all abt adjustments and look and see.     Q1: I think the market will do better soon with the more highly anticipated launches like Chuan Park, Emerald of Katong coming up in H2 2024. Fed impending interest rate cut will spur real estate investors who have been waiting for interest rates to come down. Q2: I think waiting for the right opportunity is more important than timing the market and riding onto the animal spirits of the real estate market. That said, given that good launches are coming and rates may drop, it is likely that most investors will be active soon.

      Haha I am also not convinced. As I've alluded to in this video, I believe there are better investment options than 8 @ BT out there. One key concern I have would be its slightly higher price point vs. Reserve Residences, even though it is the inferior development in my opinion. So do choose wisely!

    your analysis makes sense. However, I wonder it seems to me that ALMOST ALL of your new launch reviews are a recommended buy ? Perhaps you should do a SWOT analysis too so that at least potential buyers have a more balanced view of your analysis.

    1) Market doing better today compared to beginning of the year because first round of interest rate cut is definitely expected in Sep 24, with more progressive cuts in in time to come. For new launch buyers who will be waiting for construction ~3 years, by the time the loan starts, interest payment will be more manageable. For resale buyers however, they will have to endure the higher interest payment for the time being. 2) Buy now when the floodgates are still closed because demand from buyers will be considerably weaker when compared to later when they realized they can spend more.

    Answer 1: I don't think the market is doing better now than beginning of the year. Buyers are probably cautious and abiding their time, Answer2 : Sg properties are overall on the rising trend. Waiting has the opportunity cost of shorter loan tenure and overall rising PSF! Opportunities are meant for those who have gotten ready. I will buy when the right advice/property comes along.

    May I ask why do you prefer Sora > lake garden when the sf in lakegarden > sora? Won't that mean that you have more space in lakegarden?

      The preference boils down to the different layouts eventual exit strategy. For example the 2br attracts mostly investors, the smaller size would mean a lower quantum and potentially higher ROI. However, if you are buying it to stay long term, then yes absolutely factor in your own preference for space. For example I prefer the larger living and dining space of the 3br at Sora. And in the same vein, it would probably be easier to attract that next family who also values the larger space when you sell in the future. Hope this answers your question!

    Profitability is determined by entry price. Key qn will be will sora do well given entry is $22xx on average and premium gap vs resale is 20-30% on average.

      Yes you are right and the average reported today is $21xx psf. As with any new launch development there is a walk away price, and $22xx psf if it’s not lake facing is too high imo. For lake facing I think the max would be $23xx psf.

    Remembered that you gave sora a C in your earlier video at the start of year. Was wondering if you have changed your mind? 😂 Can i ask what do you think of clementi new launch beside clavon? Thinking of getting a property in clementi, but undecided between the upcoming new launch and resale at parc clematis.

      Thanks for your question and I can see that you are a long-time viewer! Did I change my mind about Sora? Well, a little. I am seeing more potential, especially with the two new residential plots to the South of Sora. I think it is also a clear indication that URA wants to develop not just the core JLD, but also have enough amenities and residential in the fringes of JLD. And Sora benefits from that since we are at the fringe of JLD. So if you holding period is long enough and buying Sora for ownstay, I think it is worth considering. However, if you are a pure investor, there are better options and stick to my C rating of Sora. Clementi is very interesting and I've done some research on the area. I'm not sure about your requirements so don't want to jump right the conclusion without first hearing your goals, holding period, budget, etc. Please drop me a WhatsApp and we can discuss more privately!

      Yes! OCR has performed well over the years and I do expect it to continue to do so. That's also why I took the analysis one step further to determine the better developments and the not so good ones. By taking the average profitability of an area, we can identify developments that perform above or below average. You can check out this part of the video: 07:15 If its performing below the average of the area, then that's a red flag and we dive deeper into finding out why. Sometimes it might be due to inefficient layouts, bad unit mix, bad maintenance, ageing lease, better and/or newer options nearby etc. Hope this helps!

    Great video! After how many years does the price drop for a condo that is near to a good school? E.g. Panorama

      Thanks! There isn't a definite number of years till the price drops for a condo, and it is also very condo dependent. In fact, condos near good schools are generally more resilient to price drops. If we look at Panorama, there hasn't been an unprofitable transaction till date, and barring any unforeseen economic downturn, you can expect prices to continue on its upward trend.

    Yes. The 3 mega projects around Maris Stella are enjoying good appreciation since TOP which is about 5-7 years ago. That was even before COed news. Esp Bartley Ridge cos it is within 1km to Maris Stella, Paya Methodist Girls & Cedar Girls. Even small units such as 1 bedder fared well as rental yield is high.

      Cedar girls is a secondary school. And Cedar primary is not the supposedly popular school. And not all blocks in Bartley ridge are within 1km from plmgs.

Even though sec has no 1km balloting consideration factor but I do know quite a number who moved there for the intention of Methodist n subsequently Cedar. Not sure if all blocks of Bartley Ridge fall within the 1km for Methodist but i heard from one friend it is the most ideal among the 3 there. But all 3 had good capital appreciation. Really cannot deny the near good school effects.

      The 3 Bartley properties all have their own pros and cons, mainly boils down to the layout, facing and facilities!

      @@520chris Only 3 blocks of Bartley Ridge are within 1km from PLMGS. It is Botanique at Bartley and Bartley Residences that are fully within 1km from Maris Stella and PLMGS. There is no need to mention Cedar Girls since all 3 projects are about similar proximity to it.

      Hi Nick, thanks for your kind words. Affinity at Serangoon's stack selection is more tricky because you have units facing the future BTO and/or the carpark entry path. So the price difference between those poorer facing units and the inward facing units can differ quite a bit. Do drop me a private WhatsApp so I can explain more :)
