    As a landlord for 30 years, on a number of properties, your comments (on this video) are above and beyond patient and nice. You are a much better man than I. I applaud you for your patience. I just got done reading the comment from the person that thought you were "lazy" for not painting a smokers apartment every two years. Obviously, that person has no clue on the hundreds of other responsibilities that are required to keep a condo, townhouse, apartment, or home marketable, livable, and safe. Well done sir. Again, you are a better man than I.

    it looks good, my one thought is why you would put a black ceiling fan against a white ceiling. Seems kind of odd. I own a duplex, it is time to sell it. I just can't manage it anymore. Looking for suggestions how to sell it preferably with an agent that will not charge me 6%. 0:07

      I like the contrast of a black fan against the white. Just curious, why can't you manage the duplex anymore? A good handyman can take a lot of the stress off you. Could also go the property manager route? If you do want to sell, agent rates are negotiable. Some brokers in my area offer different rates for different levels of service. Shop around and negotiate!

    when i say..set aside a day.."Financial Fridays" for example..and only focus on getting Financially ORGANIZED..not matter what business you are in..personal and business. you owe each year? every expense tracked is money saved thru deductions! You LITERALLY save money using a bookkeeper or accountant! Yes, do it yourself to know what you need to hire out to get it done properly. use quickbooks online NOT excel and give your professional access..so you can switch out professionals and not lose access to your books!

    Yep. All cleaned up and ready for the next tenant that promises to smoke outside but won't stick to their promise and destroys all that you done. Smokers have no respect to home owners and their property. Never rent to a smoker. Even if it means putting them in a homeless situation.

      Not really. I use Quicken Home & Business. It does great for tracking expenses. The rental manager part of the software sucks, but I use it anyway. I am actually thinking of going back to the old way I was doing it and tracking rent in Excel and expenses in Quicken. If you want a full blown property management system, check out Rentec Direct and Doorloop.

    How would you treat wood trim that is finished and not able to be painted?

      If it has been sealed, you should be able to just clean the trim. I would try something mild like Dawn. If it has not been sealed, you may need to apply a sealer like polyurethane after cleaning.

    Tape off your base boards or they'll get speckles of paint on them.

      You are right, I do get them. I just don't want to take the time or expense to tape. If I get a little on the baseboards, I just wipe it off. These are affordable rentals and don't need to be perfect.

      I use Quicken Home & Business. It is far from a property management system, but is great at tracking expenses. I will try to put together a video.

    I assume smell will come back after ozone generator unless you clean, prime, and paint?

      Great question. Honestly, I am not sure about the longevity of ozone. I looked on Google and the opinions seem to be mixed. I can say that they can help in the short term. Sometimes you trade a bad smell for the smell of burnt plastic though.

      to me it smells like like fresh rainfall on concrete lol. I think it does better with short term odors, such as if someone smoked 1 cigarette in the room rather than 10000 cigs over 10 years@@thediylandlord1493

    A few comments. Receipts. They are not needed IF you have credit card statements. Or checking/banking statements. Financial statements are sufficient. Think about larger companies. Chains.

      Thanks for the comment. Just curious, how would the IRS verify what exactly you are purchasing (e.g. what items) and if they are legitimate business expenses based off a credit card statement? I worked for a $100B+ company and we were required to turn in receipts. I am not an expert and open to learning.

      No, I have to believe you would make more with a retail buyer. I have thought about contract for deed, rent-to-own, lease option, etc. but I just choose to keep things simple. Rent it or sell it....simple.

    As a tennant and smoker, I do my best to wash my walls every 6 months or less and generally before moving I will paint the apartment, All of the landlords I've had were surprised, I've even repainted my aparment while still living there, as they were concrete walls and washing them was damn near impossible and I quickly discovered that concrete likes to suck up paint if you dont prime it.

    no, the tenant should not get their damage deposit back, I would say it is probably not worth attempting to take them to court to get the cost reimbursed. I also really would recommend doing some upgrades, put in a range hood that is vented outside, replace the fan in the bathroom and make sure that it is vented outside, if you do replace the hot water tank, replace it with a tankless variety. from what I understand, 50% of capital improvements can be written off immediately, you do not need to depreciate the entire amount. This makes it much more cost-effective to do these upgrades now. Water damage and moisture is such an insidious damage to mitigate, as long as it is vacant, do everything you can to protect yourself and your investment for the future. 0:05

    Which behr paint on the cabinets? Looks amazing, bought a 5 unit and we are going to have turn soon and we were debating LVP vs. carpet, or carpet in just living/bedrooms and LVP through the rest. Love this video, thank you!

      The paint is Berh Cabinet, Door & Trim Enamel. I use a satin and the color is tricorn black. In the perfect world, I like lvp everywhere except the bedroom. There are exceptions, like if it is an apartment that has another apartment below. Then I would carpet the living room too for sound deadening.

    Nice place. I have spray painted hardware and light fixtures with good results as long as I paint venetian bronze, if I try brush nickle spray paint it looks horrible

    As always an excellent remodel. Have you tried retro brightening the thermostat cover. A UV light in hydrogen peroxide solution. It's on TH-cam.

    Patch the missing strip of laminate with a length taken from the side of the counter facing the stove. Replace the stove-side laminate with something "close enough," or just paint it. This looks like a decent starter home, and with prices and interest rates being what they are, the (probably) young people who buy it would appreciate the savings passed on to them. Almost any REAL cook (and most honest real estate agents) will tell you that granite and quartz countertops are hugely overrated, poorly functioning, and maintenance heavy, as well as environmentally unfriendly. Avoid them for either renting or resale.

      Good idea on using that piece by the stove! I agree that quartz and granite should not be close used in basic rentals or starter homes.
