Not a bad strategy - worried about the neighbourhood of where you'll buy your home? Buy the entire neighbourhood and then sell it to people you actually want to be surrounded by. Sounds funny and I know that it just happened to work out that way, but genuinely not a bad idea!

i would never use a flat rate,because in the end the sale price will always be discussed both ways and sometimes the agent has to drop his fees to get the sale.4-5% plus VAT is anyway ridiculous.

Hi Nicole. When we sell our US home, it should bring about $340k and we own outright. So, we will have a good starting point to begin the search. The challenge I am finding is that when I search the real estate sites, we are finding most properties available seem to be apartments or townhomes and the prices for anything acceptable are around the price point we are selling for in the US. Now, that is not altogether negative when many of these have sea views and close proximity to the beach and/or Old Town. Did you find your $20k property from one of these real estate sites?

In many continental countries, where the weather is typically sunny and hot, it is natural to want to leave door and windows open to create a breeze. To cool things down and also to allow the glow of such nice weather into the house. Strong metal bars on doors and windows allow this to be done but also create security from the casual thief. Also, if you want to nip out for a tequila or a spot of shopping, you do not have to close all those windows and doors. Just lock the front door and off you pop.

I certainly appreciate how you cover many aspects of living in an area! A few things that would be helpful as well would be healthcare for an expat. Do they have private insurance options? Is healthcare of quality and accessible? I am going to review your other videos, but another important consideration I have for considering an expat life is the ease of getting a residence visa. Thanks again!

What do you plan do about the income taxes in Spain that you have to pay in addition to your US taxes? This is my biggest hurdle with moving to Spain.

Good luck on everything , seems your doing what you love . I've been living in Spain 30 years , A lot of people need to also know about which Area your buying . Each providence has its own building rules as well as tax rules . Whats legal and whats not . Look into information from city hall before buying as well as if anything is owed on the property . This is where buying from an owner or realtor will change . Keep it up and all the best , Hard work pays off .

Great research! You're impressive. Many people don't know how much those active-management fees can add up even if they're slightly less than 1%. You're absolutely right about risk tolerance and how that varies on different assets and that an advisor might be able to help with that depending on an individual's unique financial situation but it all has to be balanced with how much they charge. I really like the advice from Warren Buffett and the late Charlie Munger. Munger, who I consider brilliant, offers a lot of basic life philosophy advice. However, some of their value investing advice does not work well for high-growth tech stocks such as Nvidia or the exponential changes in technology, which can dramatically affect public companies. However, Buffett and Munger seem to be the most concise and accurate for general information and life advice. Investopedia is another good resource. I also like 'The Plain Bagel.' It's sad to see that most of the big TH-cam channels pump out risky investment gambling advice centered around things like crypto or highly volatile stocks. I personally like to research AI and try to figure out how it will affect businesses in the future, but that gets a bit speculative. Watch out for Grok AI. I have a feeling they will get ahead of meta AI, Google AI, and chat GPT. I typically stay away from real estate because I have found that it's a pretty large learning curve and can be quite a headache to manage, in my opinion. For young or adventurous people, real estate could definitely be an option. Some of the most educational movies that I would recommend on the topic of finance and the economy: Insider Job, Margin Call, The Big Short. Even though the movie Moneyball was about sports, there are a ton of overlapping implications in the finance world. It's so hard to find smaller channels like yours that haven't sold out to the TH-cam algorithms. Have you thought about reviewing financial books on your channel? Or, it could be a book on a different topic that you're interested in. Most people just don't have the time to read through books that tend to be repetitive, and you would be great at it! It might also help the algorithm, but I don't know much about social media marketing.

In your example, I believe the taxable amount is €600, and the amount payable would be 24% of €600, which comes to €144. This means you actually need to pay €144, not €600. To illustrate further, consider a cadastral value of €60,000. The annual tax is calculated at 1.1% of this value, amounting to €660. For non-residents from outside the EU, the tax rate is 24% of €660, resulting in an annual payment of €158.40. For EU citizens, the tax rate is 19% of €660, which equates to an annual payment of €125.40.
