So much depends on time of day, traffic, detours, accidents, construction - and for those portions of a journey not on a freeway - red lights. In my own travelling in the Valley (and I'm in north Central Phoenix, but have lived decades in various parts), I have found journeys to usually take twice as long as they say - at least during rush hour (which is getting to be all day now).

@@timward3116 yes - depends so much on traffic, detours, accidents, etc. But when I have used google maps, I've found it to be pretty accurate in terms of the drive time.

I am in San Diego (92129) and thinking about moving to the Phoenix area (Honeywell took over my company here in San Diego and its headquarters is in Phoenix). I am not very familiar with this area. But the houses are just so unbelievable (for the price). Verrado is nice ❤️. I am narrowing it down to either Verrado, Gilbert or Chandler.

@@jaredyuhas2037 The overall cost of living in Arizona is significantly lower than iiving in California... housing, transportation, groceries, taxes, etc.

Who said it “was” California? You keep arguing as if I said Arizona is California. I said it’s gotten “ruined by California”. Which is a fact. The housing Market has been destroyed post Covid from everyone fleeing that state and others buying up houses over market value. To say it hasn’t would just be a lie. There has been a huge growth in population, San Tan specifically is awful. Houses built in record time riddled with issues, traffic for days because you have 300,000 plus people in one area with two lane roads in and out. It’s gone down hill. It’s not a secret.

@@AmyAndJoonArizonaRealtors maybe ask people native to Arizona how they feel. It’s about where it’s headed. And it’s headed for California. The massive influx of rental properties, the homeless issue, the crime rates. Playing dumb isn’t going to convince people that have been here other wise….i have a feeling you know exactly what I’m talking about. San Tan Valley is terrible. I’ve lived in San tan since 2011. Night and day difference in prices and just quality of life. Everyone says the same thing. So it’s not CaLiForNiA 🤪 but it’s headed there and headed there fast. Period.

I haven't been to a Phx fireworks show in many years, but Tempe Town Lakes puts on a big one every year. I don't like all the traffic though!

I like the Chandler Mall 🙂. As for steakhouses... honestly I think Texas Roadhouse has decent steaks but for something more upscale... DC Steakhouse in downtown Chandler.

Phoenix is supposed to be a desert what a waste of water just so everyone gets to have a green lawn. This could easily pass as another boring suburb anywhere in the country.

@@brianedwards9616 Morrison Ranch is not boring- it's a young, active, beautiful community. And the water issue, in my opinion, can become a talking point when the facts may tell a different story. You have to take into consideration that 70% of water usage in Arizona is actually for agriculture. Considering that Morrison Ranch used to be farmland, I suppose it was at least an improvement in terms of water usage. The lakes there also serve to store reclaimed water from the town of Gilbert and is used for irrigation within the community. All in all, I appreciate anyone's concern for the environment/ water issues, but I don't have a problem with Morrison Ranch in that regard.

@@user-tb4hr2ry3u yep! The Superstitions are possibly the most beautiful in all of the Phoenix area!

They have more walking trails actually INSIDE of the neighborhood than most, but I wouldn't call them hiking or biking trails. You'd have to drive over to the Superstition Mountains for that.

I've lived in Chandler (east valley) for about 20 years, but prior to that I also had lived in Scottsdale, Tempe, Mesa, and Phoenix.

Blossom Rock is in phase 1, so all of the walking trails they will have in the neighborhood are still being built. Within a half hour you have some of the most beautiful hiking/ biking trails in the Phoenix area- the Superstition Mountains. You also have the Goldfields mountains, Saguaro Lake and the Salt River within proximity. For someone who loves the outdoors, Blossom Rock has a lot to offer.

I'm sure I'll eventually do a video on Estrella Mountain Ranch. It's a beautiful community but the location is usually an issue for many buyers. And yes... Tervalis is really exciting! The whole Buckeye area is growing so much!

The NORTH side of South Mountain is totally different than the SOUTH side of it (where Ahwatukee is). Ahwatukee should not be of high concern in regard to crime. You can check out www.crimegrade.org and look at Ahwatukee on their map - the south side of the mountain is mostly green and the north side is mostly orange.

Many people share your sentiment. But there are truly some amazing new communities on the west side too... and more employment opportunities all the time over there too, which is great!

Two of my most popular videos are west valley areas - Verrado in Buckeye and Sun City West! I definitely will be doing more in the west valley soon!
