    I have lived in East Lakeview for 20 years, and I would live in any of the neighborhoods mentioned. Along the lake, generally speaking, the further north to south you go until you hit the Michigan Avenue area, the more pricey it is going to be. 2 areas not mentioned: Buena Park (a little pocket of south Uptown where I used to live) and West Rogers Park. Both of these areas are nice and certainly less expensive that Lakeview. Buena Park is right off LSD at Irving Park, so it is an easy commute to the Loop. West Rogers is a little more remote, but I have a friend there who is a first time home buyer that commutes daily to Lincoln Park.

    Lakeview is overrated imho. Everyone has different needs & I totally understand the pros of being in Lakeview..location is good, it's probably one of the most commuter-friendly neighborhoods in the city, if not the most. It is however one of the densest places in Illinois, and that for me is a deal-breaker. Also, parking is hell so someone who owns a car like me will suffer unless I have private parking. Furthermore, the crime rate has been on the rise lately, with muggings and carjackings. All-in-all, I can't afford anything so none of it matters at this moment in my life lol..I am a blue-collar suburban boy who got laid off and got a temporary job with a pay-cut. There's only a handful of neighbourhoods in Chicago I would live in anyhow, the vast majority are not for me. I also invested most of my money so I gave up my freedom of having cash liquidity. It will be an eon before I can buy a home..I doubt I can afford anything over $120k with these interest rates & useless HOA's goin around. Cheers, thanks for the videos Peter!

    I think this is a fine video, but I don’t know if it’s fair to call Uptown and Roger’s Park underrated. If you want to do the whole North/South/West neighborhood thing, I think the more underrated neighborhood would be: McKinley Park in the south - right by orange line, Chinatown, and large park Bucktown in the west - it’s where all the early white collar families are headed And Lincoln Square - more diverse housing stock and has its own central business/community area along Lincoln

    I am keeping my suburb a secret because I don’t want it to be overwhelmed by dense housing. We do not have the amenities of towns mentioned but we are surrounded by towns that have such amenities and our taxes are lower without a park district. We have enough basic shopping and no train stop so no push to develop they type of housing planners want to put in around such transportation. Not everyone wants to live in a typical suburb.

    Bartlett is a hidden gem, but District U46 is terrible and if you have special need kids forget getting services for them in the district. Palatine also awesome, more expensive than Bartlett but your special needs kids get great service-much better school district and community support for people with special needs.

    • @karen4water
      @karen4water 2 หลายเดือนก่อน

      @@erdrick22 nope, quite current experience and knowledge. If you have special needs kids and they need services in District U46, you will likely need a lawyer and good luck finding a lawyer to take on your case. They don't like to work with the district because they don't win. Sorry, it's truth, ask some parents who have special needs kids in the district and they will tell you how hard of a fight it is. Other nearby districts are much better, no fighting needed and you don't get verbally abused during IEPs. If your kids are fine, then you are good. Or if you homeschool and your kids are not in need of services, all is well. I'm not hating, I'm just telling truth. Believe me, I wish it otherwise. When you are looking for a home and you know your kids need services, do your research. Hang out in a neighborhood park ask parents-they will tell you. We knew it would be a battle in U46 but didn't know it would be this bad.

    As a foreigner to the US residing in Chicago, I’m still struggling with the food here. Been visiting several States in the US, one common notice: reaching out to healthy food is expensive, strenuous and challenging while fast food is ubiquitous. Most of available food is too much oil and salt which will affect to your health especially when you’re getting after 60. If you want to have a life and eat healthily like an average income person in Europe, you may have to earn over $200,000/year here in the States.

    For special assessments, I know sometimes they give you just a few months to come up with the money. Is there any protections preventing new home owners from moving in and immediately having to pay for something like a new roof? Also before buying can you ask how much reserves the building has or when the roof was replaced or if any upcoming special assessments are potentially slotted date wise? And do HOAs increase YoY like rent or is it atypical to see it increase? I feel like I heard HOAs in creasing because of chicago taxes and property "values".
