This is absolutely brilliant. I think situations like this sort bad people out organically. Personally only thing I think I would do differently perhaps in time is steel exterior doors for each room generic 6 panel Stanley ptm with varnished floors for the finish look - the shine and that door would be upsell on quality as he grows. The big buildings are called SROs "single room occupancy." I wouldn't have assumed there's enough of a housing shortage in the city to warrant this, but clearly I'm beyond mistaken. Exciting.

What is the "red zone"? Detroit houses are the best. Basements, amazing bones. And they all have a consistent build standards so you know exactly what you have to do in each one. Would love to wake up in 1950 in Detroit and see these houses in perfect condition.

A $30K budget to renovate is way more than enough. Great bones, the stairs look amazing. I'm not a contractor and I could do all the fixes, from dry wall to plumbing to electric. I'm super jealous, I'd love to be working on that place!

That house was in great shape, easy flip. The bigger question is, what is crime like in the area? I've seen so many great opportunities like this in Detroit, but I do research and find out 5 people had been shot in the last month in the area. If this house is in say, Royal Oak in this shape, it still would be $200,000.

You caught me off guard with " think we can match this tile?" and you went into the hallway I said to myself "WHAT TILE IS LEFT? He said remove all of it?" Like if you wanted to regrout it or whatever maybe... but when you said that, I was like "Hhhhuh"? Like he said its - all white black or gray now. Some of that historic work in some houses will sell, I think, but 1940s-1960s bathroom colors -pink and blue types - wont do it. Hope you had a good day Sir.
