Great summary! I will say that most who live in Raytown can’t afford tickets to Chiefs and Royals games so that’s become more of a source of irritation among residents. Our property taxes are extremely high and for no good reason. A pro you didn’t mention was the opposite direction of the Plaza. We go to Lees Summit more than the plaza. It’s a quick 7-10 minutes and we don’t have to fight the traffic and crime of the urban core. I agree with you on the next possible booming spot. But the crime, schools and lack of leadership at City Hall will keep growth at a minimum.

Basically stay away from downtown area, grandview, independence, and Kansas City Kansas 😂😂😂

Olathe added about 6,000 people Since 2020 kcmo only added about 2,600. Not to mention kcmo is 319 square miles compared to Olathe at only 62 square miles.

It is a nice area but if you get in any kind of trouble the police are bad and if you go to jail they make you pay to stay in the jail so don't move there unless you can afford lawyers and paying fines

Kcmo rent is cheaper than Johnson county KS rents. But that’s because of all the shootings and crime in kcmo. Kcmo proper is a bad place to live imo.
