it is just not diverse like in NYC :( too slow /hippie / laidback vibes.. bland segregated personality neighborhoods ...not walkable.. everyone is either military, mexican, or a transplant... i like diversity like NYC
lived in PB from 91 to 99 steps from the beach & bay and loved it., the vibe, the weather, the scenery, the paved paths along all the beaches. Missed a chance to buy a place there when it was affordable & I had money but squandered it, being too young & inexperienced to know better. Years later really missing living in SoCal and its just out of reach for me now. Looking to hear that it sucks now so I can give up the idea. Some people say its not what it used to be and its only getting worse because of high costs, traffic, homelessness, crime, open borders, corrupt government etc. If you’ve lived there many years & own a property with low taxes, or you’re rich, you could still be living the dream. If not it may suck. Do you think it sucks now or still awesome ? (please dont say its awesome, I have to stop missing it so much) 😀
Haha I think it's really going to depend on every individual persons experience. San Diego has been home to my and my family for over 28 years. I can't see myself anywhere else and absolutely love what we have to offer. There are some cons such as pricing, taxes, etc, but I could not imagine not living here. My experience has been great
I'm in the Bay area we have high prices, homelessness unfortunately 😔 too, expensive housing but.... I want to know how are the people out there??? And job market but most importantly the people. People in the East Bay are super rude, negative, bad vibes, a lot of crime. Thanks for the video 🤍
From my experience, people are generally nice! I haven’t had any issues with attitudes or rudeness. Also, depending on what part of the county you’re at, but for the most part people are pretty easy to get along with!
I’m leaving because I want to get married. Many men in San Diego have Peter Pan Syndrome. With the laid back beach lifestyle, many men are in no rush to settle down. There’s vague hangouts instead of real dates, lack of effort, big stoner weed culture, polyamory, “ethical non monogamy”, and just overall lack of ambition. Many men decide to finally settle down in their 50s and 60s (with a much younger woman). I thought maybe there was just something wrong with me until I started traveling. In other cities, many men are very direct with me, asking to take me out to dinner.
not a lot of BIacks in San Diego, which is perfect!
I love visiting San Diego in December from Seattle. Generally, it is sunny and warm (some occasional rain) with highs in the 60s. I know that locals feel that is chilly but for many folks around the U.S. that feels great in the winter months. Year-round, San Diego is always beautiful with lots to see and do. I recommend starting at Balboa Park. One could spend several days there and still not see everything. One of my favorite activities is the Carlsbad Half and Full Marathon every January with long stretches of running along the stunning Pacific Ocean.
Awesome recommendations! Especially the marathons…. Nothing like running along the highway with ocean views!
I like this man,,, no suger coating it,, Thank you
I try my best! Thank you sir!
Im going to get my section 8 and move to San Diego to a nice neighborhood and be happy...
Gavin Newsom wants to do that to the whole state and people still vote for him 🫠
San Diego Local (33 years). San Diego sucks with pot holes, parking, public transportation, people aren’t nice (depending on the neighborhood), not much to do There are things to do, but they get very old very fast
There’s a lot of people who agree. We’ll see how things pan out for the future. Assuming it’ll get better as San Diego expands!
I used to live there but I been back to check it out recently and I love it. Considered moving back. How say you on the subject?
Just depends on where you’re at in life. Personally, I’m seeing a lot of people return back to San Diego after going to other places.

Awesome! Sounds like a trip down memory lane. I’ve heard the place is really good I’ll have to check it out!
I just moved to San Diego 4 months ago and would love to move downtown if I have parking.
Yeah parking is super essential. Especially if you have more than just a car. Some neighborhoods of Downtown are easier than others.
that is so crazy. i remember when NONE of that was in east village.
It is pretty crazy and it’s still ongoing! When’s the last time you were in the East Village?
@@thedreamteamsandiego the last time i was in san diego was 2002. i first went there in 1981.
I’d like to know what you would recommend for a 1960’s style home, very little upgrades. Got good bones so to speak, it’s livable. Should someone start remodeling before it goes to market?
That's a great question. We're actually going through a few home renovation projects right now! My advice usually varies, but I'll give you a general idea of what I like to consider.. 1) Selling in As-Is Condition (light cleanups, carpet cleaning (if any) and minor touchups. This is great to not only save time, but effort. Less risky in terms of putting money in. 2) Light Renovations - Changing out flooring (old carpets, painting, light landscaping work (if there's a lot debris/brush) changing out anything clearly rusted/dated - helps give it a sense of newness without it looking too outdated for a homebuyer 3) Full Renovations - Bathrooms, Kitchens, Electrical, Plumbing, Roofing, etc. This is going to be a project of 6-8 weeks (depending on the extent of work) - meant to extract as much value as possible. If timed right, you could profit pretty good with the Spring time right around the corner! It'll all depend on IF these renovations will add value. Not all renovations add more value to the home... There's also a few other variables such as location, recent sales, layout, etc. If you are open to it, I'd love to chat with you and see if we could give you exactly what to do before going on market :-) Reach me at 760-547-4550 or Danny@thedreamteamsd.com

Thanks Adam! Hope you had a great Thanksgiving as well!
No problem
Perhaps I was a bit brash and I apologize. To answer your question we played the game of searching for a home during the boom and lost like every time to homes with multiple offers. Then 2 years ago when rate went up a little and people temporarily dropped out of the market we made an offer on 4 year old 3 bedroom/3 bathroom home in Carlsbad and it was accepted. We used my VA and since then our home value continues to increase now to a point I would not have been able to afford it had I waited. I have 10% VA rating and since purchasing have used 2 IRRL refinances and with the last got our rate down to 5% (we started at 6.25% when we purchased) but again that didn’t matter we could afford that payment then and of course we can afford now. I make about $400k a year and my wife does not work. Point is the right time to buy a home is when it’s right for you. Now our home is worth over $1mil but it doesn’t matter we don’t use it as a bank and will never sell it when we buy our next (we will turn it into a rental). I do think though if people haven’t made the move by now to buy they are going to find it even harder now to buy and it will continue to get worse. There won’t be a crash like there always is in TX, FL and NV. Its location, location, location and Carlsbad where we are less than 5 min from the beach is a prime location. Even Oceanside is finally cleaning up and other than Oceanside that’s it. The only other places to look are out west of the 5 and 15 and it’s the desert and hot.
I appreciate you saying that and have to agree that you're 100% correct that for the average buyer (especially military) home ownership can be a bit of a stretch in our current market. Sounds like you utilized a great strategy and it paid off big time and timing is definitely part of the challenge when buying. This is why my partner and I have focused more on creatively finding deals for our buyers vice the "traditional" approach of being at the mercy of the market/FED. From VA Assumptions, to AIDT's, even temporary rate buydowns...we just got a active duty sailor a 800,000 home with the first year rate at 3.5%...then, like you, using his VA IRRRL which we knew is going to hit him up the second he closed he'll refinance next year close to where you are (fingers crossed) in the 5's. Saving not only money monthly but also having a sizeable deposit from the buydown we negotiated to cover both his VA Funding fee (not disabled) and his closing costs....
This guy is full of crap. The old joke in San Diego is when you can’t find a job you become a realtor. We bought 2 years ago when the competition died down and used my VA to continuously ratchet our rate down with the IRRL program. If I didn’t have VA I would never buy. Rates won’t come down the bonds are doing too well and if the fed lowers rates again it send mortgage rates even higher. A home is not an investment if you are living in it. It’s a liability.
Well firstly I LOVE that you were able to purchase and leveraged your VA loan the way you did. My business partner is REGULARLY telling folks about the benefits of using the VA IRRRL to refinance into a lower rate. Did you do the ARM option or just keep refinancing? He actually wanted me to ask if you were disabled...otherwise you were just refinancing and all the money you could have saved just kept getting eaten by your VA Funding Fee. You're right...a home is 100% a liability (someone has been reading Rich Dad Poor Dad) until it isn't...San Diego has one of the greatest appreciation rates in the US. I would be more than happy to review your property values and show you how much of an "asset" this property will be for you when you eventually sell...don't worry about it taking too much of my time...I've got nothing but time...I'm a Realtor.
Thanks Danny, those are some great points.
Appreciate it thank you!
But Jaycation lives with his parents though! He is not a San Diego Home owner.
The topic wasn’t specific to San Diego homeowners, but more about the sacrifices people make to be able to stay in San Diego.

THIS IS A BASIC VERY INTERMEDIATE VIDEO!!! This is very basic very average intelligence video!! Beware viewers!! Check my other comment reply!!
I hated the sky high property taxes when I owned a home in SD and I don't miss the superficial people.
I just found your channel and subscribed! I’ll definitely be contacting you if I end up moving to San Diego for a new job! Great video! thanks!
Thank you! I appreciate that. Good luck on landing the new job. Very exciting!
Great information. Thank you. It may be hard to find cash flow as an investor. But that is not the only way to make money. In a place like San Diego, the equity over time will dwarf what you can get in a cash flowing house elsewhere.
I completely agree different strategies depending on what you're looking for. There's no doubt that over time San Diego will appreciate and it will play out over time. It's the initial investment that I find is the main barrier to entry with the average home price being $946,500. I love the thought of starting small and reinvesting that equity into a bigger place until you're able to find a multi unit big enough for not only cash flow + higher equity gains. Appreciate you commenting! Thought provoking and probably will dive a little deeper on the topic
Danny, do you still work with Terrence? I don't see him in the videos anymore.

San Diego is beautiful, but the high cost of living negates many desires to buy in San Diego at this time even if you make six figures.
Yep a lot of people feel the same way. We've had to get creative and figure out ways how to keep a monthly payment affordable in this rate environment.
If it wasn't for the great weather, I would have been gone a long time ago! Thr Leftist control Ca & San Diego. San Diego almost always votes for more fees & new tax proposals. I don't get it!
Well the good news is that most of the tax bills were denied for CA... We'll see how it goes for the following years
Congrats on being able to afford living on the island! I remember you from the early Jaycation days… always solid content from you guys! 👌
I really appreciate you saying that! Finally got everything in order to make it consistent and to keep it going for a long while. Hope all is well with you!
As a homeowner in san Diego I'm pretty sure the city is purposely manipulating the market to keep prices high to collect as much in taxes as possible. Home ownership has become a scam that were forced into
A lot of factors I believe come into play, but probably some of the biggest is the fact that we need way more housing built... Hoping to see it turn around in 2025
A house is worth what you can cash flow rent it for.
I have a lot of clients and friends who view it the same way!
.. a house maybe but a “home” no .. quality of life neighborhood and activities for life mean more than some math ( by the end or much sooner it will cash flow) especially in SD which is crazy nice place
Not my words. But when investors leave the market you need forming families or others willing to leave sub 4% mortgages for a new tax basis. So, hardly anyone right now.
There was a Prop that said No new housing which affects SD
I don't recall a prop that referenced no new housing.... I do remember rent control trying to be implemented
San diego was great when Republicans controlled everything.
A hard pass. The high cost of living, the triple digit utility bills, the ever increasing progressive laws that limit freedom, the higher taxes, and the car and home insurance crisis… my money is better spent in other states that still make sense.
You can’t afford to live there so need to hate. San Diego is beautiful and I’d love to live there if I could.
@@madclone84 I saw no hate...
So true you are.
"Too Expensive"
All san Diego is bad lol
🤡
Why's that?
Duh, the homes in San Diego are now grossly over priced and that means astronomical property taxes after purchasing the home.
Just sold my two units at the Shore. Took that money to buy a nice house in France. The Hotel Del Coronado is a poor value for the money these days. It caters mainly to corporate events. Previously, I liked going to the bar, Babcock & Story to have a couple of drinks etc, but the prices and quality of service went down after Hilton took over the management team. It's a lovely place but give it a hard pass. The "thump, thump, thump" of the helicopters can become quite annoying when they circle around dropping divers or whoever into the water and the SEAL's Hell Week is always interesting they they shoot off their flairs in the middle of the night. Don't forget about the water pollution that sometimes flows up from Tijuana.
All great points and 100% something I plan on bringing up in a pros/cons video for Coronado. Coronado is most certainly a gorgeous place to live…but you are 100% right with your take on some of these issues. The ONE thing I myself have had to get used to is the ambulances that ride past my condo…great idea to live right next to a hospital 🤦♂️
Awesome job Dan drop a like for you.
Thanks Adam hope you're doing great!
Better awesome
I grew up and lived in MIra Mesa from 1986 to 2014. The community has changed a lot and not in a good way. All of the streets are just heavily congested. I know all of the back roads that connect you to Miramar heading to La Jolla, Black Mountain, or Sorrento and Carmel Valley. I remember when Camino Santa Fe did not connect to Miramar Rd or Black Mountain did not connect to PQ, and when Calle Cristbol was not there with houses and connected to Sorrento Valley. Now ADU's are being built in Mira Mesa and crime is getting worse. No thank you I will not live there again.
Spring Valley the lower end of Spring Valley those homes when they were built the contractor after inspection would pick up the Steel the Rebar move on to the next section then pour the concrete in for the concrete these homes that you’re talking about do not have rebar in the foundations has been fixed over the years still at sherries problem
This is exactly what I heard from one of our foundation inspectors when we were doing our inspections for our buyer. Still rough whenever I hear of anything foundation when we are touring through homes in Spring Valley. Thankfully, most people are starting to do the necessary changes (proper drainage, lifting foundations, adding rebar, etc) Appreciate you sharing as well!
what you get for the money is not worth it
Some people feel that way for sure and the main reason why they end up leaving
