I want to level up and get to business how can I stand out from others in my state and be one of thee best
Look at public records and find the LLCs that consistently buy property. Attend the foreclosure sales. Those ppl are the buyers.
Facts on facts
Well lets say you make $100,000 per year as a real estate salesperson. That is roughly $70,000 after taxes are taken out (depending on what state you are in). What has to be considered is how many hours per week did you work to make that 100K per year. If you worked 100 hours a week to make that amount then that works out to be $13.65 per hour after taxes are taken out. Which is chump change. If you make $50,000 per year as a real estate salesperson, that is roughly $38,413 after taxes are taken out (depending on what state you are in). If you worked 100 hours a week to make that $50K, that works out to be $7.39 per hour, again chump change. So it all depends on how many hours you are putting in to make a given amount as to whether or not it is worth it or not. It seems to me, there are only 1-2 agents within any given brokerage that are making enough to be called a decent living in which they can support themselves. The rest of the agents cannot survive. It seems like a total waste of time to me.
I wouldn’t look at it that way because if you’re working 100hr weeks your building a business so that 4-5 years down the road you make 300k working 20

What doesn't factor in on paper is the vacancy rate which is high in section 8. Those houses turn over often times once a year and tenants leave a mess causing $$$. Good cash flow until the constant turnover kills it and they're headaches to manage.

The one thing he’s not telling you is that you don’t get to walk away from the team with your book of clients. Your entire sphere and every contact and connection you make stays with the team. As soon as you quit, the new rookie on the team is calling everyone you already spoke to

You should also do a video on how to handle difficult real estate agents as a client. What to do when the agent is pressuring you as a client to sign a deal and is unwilling to dialogue respectfully and calmly?
The catch 22 with Realtors and 1099’s, of course, is that we have legitimately tons of expenses we can write off - but then how do you buy properties and show enough income to buy properties (?) Do you have an LLC or S-corp?

Quick question may be a stupid one but hey nothing to lose lol …, if a lender gave you 100k for the property why do you only owe him 6k after the deal ?
How much debt did you have at the start of the journey, and how big is your family? 34 with twins on the way and being a school teacher isn’t cutting it financially and we have lots of student loans.
Appraiser needs his license revoked. Sold for 252k in 2021, met appraisal. Prices have gone up 34% in zip code in last 3 years. Sold for 320k in 2024, appraisal came in at 220k wtf!?

So I have a question: a licensed real estate agent has to work under a brokerage for the active status of being an agent. A broker is one who has authority over other agents and can form a team of such and profit from the deals (passive income). I may be wrong but to my knowledge an agent can’t get their broker license until an allotted time has passed-4 years I wanna say-so is getting a broker license the next step after an agent license to having your own business and doing deals by yourself for yourself? Like are you able to do side deals for yourself while working under a broker or is that illegal/a breach of contract? Cuz my end goal is certainly investing but in all my research I’m not certain on when it is legally possible to have your own business.
