I like 1,2, 4, and 5. I'd add DUAL primary bedrooms if two floors. Also, a sunroom for cold place.
I bought a custom built house. Prior to the built, I told my wife that if we want a feature in the house that we plan to add in the future, and that upgrade involves opening walls, or digging into the wall, that upgrade had to be done with the build. Example like having a jacuzzi tub, placement of Ethernet ports in multiple rooms, running cables for speaker system, installing recessed light fixtures, etc.
I agree with the 5 items. I’d take the $$$ savings and add more insulation & upgraded windows. It’s really hard to upgrade those things later.
Ice makers are not reliable. In addition! There’s maintenance that is required; mold loves ice makers!
Traditional home designs are timeless, trendy means remodel often. Solid Hardwood is able to be refinished. Stone can also be refinished. Stone countertops my friend who is a stone mason told me to use man made quartz products that they are almost bullet proof.
Some inexpensive upgrades I had on our recent build that I think every new construction home should have... -Prewire your security camera and WiFi Mesh drops with quality Cat6 wiring -Go with ceiling fans and bathroom vents with brushless DC motors. -Timer switches on all the bathroom vents -Solid core interior doors for the bedrooms. -4" LED soffit lights -2nd washer/dryer hookups in garage -utility sink in garage -fiberglass batts in interior walls (our builder let me install that myself) for sound control -Natural gas tankless water heater
Crown molding is classic. Trends come and go as you see with the cold gray trend. Getting drawer pulls less expensive is great but then our builder doesn’t drill the holes and we have 107 drawer pulls to get straight even with a template. Worth the extra money to us.

Appliances? We can get nice stainless for 6500!
Our utility company Electricity was free up to our new home and that was up to 90 feet. And people don’t need 4000 sf! Years ago common sense prevailed and the biggest homes were 2000-2500 Sf for big families. Today is pitiful because we don’t have lots of kids so why build big? Stay at 1500-1800 SF.

I'm old back in the day those concrete rooms-floor, ceiling, walls were what we had as bomb shelters. We were close to a large city and we had air raids all the time. So, much better to have them as wine cellars!
Radiant heat in the floors!!! Best thing ever. We can feel warm and cozy everywhere in every room while our thermostat is set at a lower setting than we needed to set in our other home with hot water heat.

Should you point out if a wall is a foot and a half off? I normally wouldn’t make it a big deal but my floating cabinets are gonna be super short. I’m super disappointed with my builder. I have had to source out different things throughout this building. When I ask about them, he says they’ve never done that, but I thought when you pay for a custom home it’s supposed to be just that custom.
Here’s a suggestion, I have already insited on 5-6 inch baseboards. It makes a huge difference and you won’t miss crown molding in a 9 ft ceiling home. Also crown moldings for sure on cabinets if they don’t reach ceiling.

Anyone who has researched "how to get/build a quality house" knows it's the subcontractors that count(like you stated). What you DIDN'T state was, HOW can you determine who has the quality subcontractors?
Can not stand hardwood floors in the kitchen. I don't know what bonehead in the 90s began that trend, but anytime you mix hardwood flooring with a heightened chance of being exposed to water, is a numbskull idea. Love today's LVP.
Builder here. I completely agree with the marble countertops and ice machines. The countertops have to be meticulously cleaned and sealed, and inevitably, you will miss something. Then you’re left with an etching that is difficult to remove. Another little known fact about ice machines, they are NOISY. This can be a nuisance if you’re sitting around talking after making some drinks and the ice machine is trying to replenish itself
Stay away from American made ice makers. No crown molding gives you a big Sheetrock queen, no crown is cheap easy and fast, a builders delight. You get what you pay for in plumbing fixtures, Wtbs get high end American made solid brass plumbing fixtures. You do not always get what you pay for in lighting fixtures, a Hunter fan from Lowe’s will outlast any Fanamation or kichler expensive ceiling fan. Marble counter tops are also very weak and subject to cracks and breaks. European hard wood floors are the best money can buy. Nothing looks worse than cheap a$$ hardwood flooring. Carpet goes in one location only, the master closet, buy the best you can afford.
I had to look and see how old this video was. I can't believe you didn't suggest a battery backup system with solar rather than a generator. The reality is that no one's going to service that generator and it's going to sit there unused and then when you actually need it it probably isn't going to work. Not to mention the fact that it takes time to kick in during a power outage whereas a solar and battery backup system is instant
I prefer builder grade delta fixtures. The last and last without high maintenance cost.. Sure they are not going to be a kohler but they wont break like one and then give you grief trying to repair it. 10 years down the road. As to marble totally agree.. That is why one nomally only sees it in a bathroom If one looks online you can absolutely find great style and price points for lighting and cabinet hardware. Since I think that all lower base cabinets should be pull out drawer units think there is a price point where one does need to pay attention to quality so as not having to replace an occasional broken handle. Even with hardwood flooring not all hardwoods are equal. Do keep an extra 10 sq ft in storage
Yeah, I can agree with a lot of that. Except for the crown molding there is just honestly nothing that makes a house look, classy and elegant, quite like good crown molding. It might not be trendy at the moment, but it’s timeless.
Are you just talking about stand alone ice makers or the built-in ice makers in a refrigerator? Or both?
Plastic lighting is fine. Plastic plumbing fixtures suck. I’d recommend save money on lighting and spend on nice plumbing. Floors, well you step on them everyday. Cheap LVP is literally the worst flooring you can get. And just turn off ice maker when on vacation.
Very good quality door hardware and plumbing; they are used extensively so quality matters. Same as flooring, I don’t care about looks vs looks & quality, durability. Fake floors always look like crap 5 years down the line.
My wolf cook top doesn’t do simmer. I have to turn it off to simmer. Another waste of money. *** purchased with home. Ugh.

I have to disagree with your thoughts on crown molding. The classics, details, and quality are definitely making a comeback, but with a different twist.

This is outdated advice; authentic and elaborate are back in style. Builders tend to like simple, plain and cheap, because of the type of labor they employ. Cheaper products also allow the build to go faster, as less care is needed. Basically, aside from the ice maker, this is a list on how to make your home look cheap and builder grade. No thanks! I’ll keep my quartzite counters, real wood floors and mouldings, and high end fixtures (and no, the Amazon aluminium lightweight stuff doesn’t hold a candle to real brass fixtures).
The worst upgrade is any upgrade. I spent thousands of dollars 10 years ago upgrading my kitchen. Corian, high-end cabinets, built in fridge, only to find that the shine wears off quickly, all these things break down or go out of style. Meanwhile, you’re still saddled with the payments. Keep it classic and simple and use paint or other decorative elements to keep it fresh.
All great insight, but if you can afford a custom home you are not thinking about the cost of these kind of “accessory items”. In addition these all may be replaced or remodeled every 5-10 years anyway.

LVP and engineered hardwood emit VOC’s. I would not recommend either for health reasons. A cost effective tile or hardwood are better options.
Gotta disagree with the hardware one. These are touch points. Just feel the difference between a $5 cabinet pull and a $15 one. Your point about comparison shopping is a completely different one. Of course you should be able to shop around, look for sales, and provide your own fixtures.
Dont upgrade to a heli-pad to the house roof. Too noisy.... I said 'Too noisy' TOO F@$%#&G NOYZEE! ffs!
I love Crown molding and always will.
Owner builder. I will NOT choose a refrigerator with ice maker or a huge amount of circuit boards for teck.. I am returning to crownmolding . After last 2 homes I built without. IMO it shall all come around again as always .. does,with looks.

South Texas has unusual moisture all year. If you have a solid foundation, tile downstairs. Upstairs, wood floors are the way to go. Just like having brick exterior.
His advice may work in his area but may not work in other areas. Look at what is selling in your area to see which upgrades are current. However, if it is your last home? Have what YOU enjoy.
It all depends on the look you’re going for. Crown molding is a classic style. I love it, put it all the way thru the house.
