Does San Leandro have good schools like San Ramon ?
Here is a link that you can see the ratings in San Leandro. Link: www.greatschools.org/best-schools/california/san-leandro?distance=5&lat=37.7046&locationType=city&lon=-122.162&st%5B%5D=public It's tough to compare to San Ramon, but in general the ratings I've seen are lower (as you'll see in the link). However, from my perspective, the ratings are between 7-9 out of 10, according to that link. On the higher side of the range/ratings spectrum.
This is extremely helpful! I am considering a move to the Bay Area in March from Dallas, Texas (work opportunity). I've had the opportunity to conduct some research, and Walnut Creek is at the top of my list. Thank you for the information, especially since I am unfamiliar with the area!

Dublin doesn’t have an emergency room, hopefully it will get one in the future considering the rapidly growing population in Dublin and the surrounding areas.

@@geraldbennett7035 Much, much different these days. With all the development and investment that’s gone on, it’s got a lot of appeal.
What is the price range for 3 bedrooms house with a large yard in Danville?
The price can vary quite a bit depending on the size and location of the home, as well as the lot size. But even right now, the current inventory with the general criteria of 3 bed, 2 bath and a lot size greater than 7000sqft starts at $1.5m and goes up from there. For the weather, is David or El Grove or Sacramento area better than Tracy?
@sallyho146 The weather in the Sacramento area (including Davis and Elk Grove) will be similar to Tracy in comparing temperatures throughout the year. However, you will generally have better air quality in the Sacramento (and surrounding areas) compared to Tracy. I've worked with many clients that have moved to that area (as well as Tracy too) and absolutely love it.

I was just there a couple weekends ago at the weekend farmers market to pick up some more of my favorite Donna's Tamales (vegan and completely natural ingredients, the only healthy tamales I can find, including without some garbage oil in them... and they taste awesome!). They also have them at other area farmers markets including the Concord one. They have a complete list at their website. And they are based in Concord or Martinez I can't remember which offhand, and too lazy to go look right now. ... Oh and they also have non-vegan ones too for those interested.

Been in Dublin for 20yrs; housing development has been complete disaster reckless housing development by city, property tax has doubled, high schools overcrowded, lack of retail and commercial business. Was hoping Dublin would be like Irvine; nothing like it. Livermore got the outlets and Pleasanton got new Costco while Dublin run by housing developers.
I can understand your perspective. Dublin has changed a lot in the last 20yrs. For a counterpoint, property taxes may have doubled but means your property values have done so as well and that's never a bad equity position to have. Also, with the shortage of housing we have in the Bay Area, housing development is usually a welcomed scenario. Oh, and that Costco is very close by, doesn't sound like its a bad thing that it happens to be in Pleasanton. It took a decade to get approved. Have a great Thanksgiving!

I really like Albany. It definitely flies under the radar compared to other cities/towns so in my opinion its a bit of a hidden gem.
I have lived in Dublin for 7 years and this is the only Bay Area city that I feel safe.

Dublin is definitely safe. There are some other very safe cities around the Bay though too.

Your narritive is far from the truth, every single place you're speaking of is extremely high in crime......you can't go out at night and the english language is the minority..........every single town you are presenting. It's a fact just read the last 5 years of Census reports.

What about rent is it expensive ?
I guess that depends on what someone considers expensive but rents have steadily gone up here, like everywhere else. But from folks that I’ve helped buy a home that were renting before said rents were pricey.
Yes rent is expensive. You might find some places near downtown but it’s getting less safe. There are a lot of homeless in Civic Park and they have brought drugs and sellers. I’m moved out of country pretty soon. I just don’t feel safe here anymore. It’s getting so hot it’s ridiculous. Many days over 90. This year lots of triple digit days. Want my advice? If you want to be outside move over the hill towards the water. It’s going to be too hot to live here in a year or so.
Grew up on Relize valley road. Mcgraw lane, Wonderful Place back then, but since time is gone by traffic's has become a nightmare. Property price are in the millions. I live now in Grass Valley, CA. Believe it or not. The 2 lane highway up here is going to be a 4 lane highway. Same thing's gonna happen here as it did in Lafayette when I was a younger man.
I hear Grass Valley is a nice place to live.
@livinginsfbayarea it's becoming crowded up here. It's highway 49 from Auburn to Grass Valley. It has afternoon traffic jam on a "Two Lane" highway. It's kinda hilarious to know we're this is going soon. Another disturbing thing up here. Compared to the Bay area In the Bay area, everybody has fences around their homes. They know their boundaries. People don't have fences and they don't know their boundaries. It's it's a subject up here, and you have to be careful what you do. Kinda primitive you might say.
Richmond?
Richmond has its good parts and bad (like most cities), but its also quietly become one of the faster growing cities in the East Bay. We've seen a lot of professionals who work in Oakland and San Francisco because of its affordability and its still on the BART line for easy transportation. Because of this we are seeing more and more areas of Richmond turning over which then attracts more people. In that direction there is also El Sobrante, Pinole and Hercules. A lot of people like these cities as well.

How much is a 3br 2.5 bath house in Concord and are there new developments?
There is some new construction. Not a lot but some. Mostly smaller developments. You can find 3bed 2bath houses in Concord from $700k and up. It just depends on the neighborhood and square footage you are looking for. If you are looking for that extra half bath making it a 2.5 bath, it will narrow the range of options.

It’s crazy that Walnut Creek isn’t more expensive. It has the best downtown of any of the Bay Area suburbs and is an easy straight shot to the city on BART. As Millenials and Gen Z become homeowners and refuse to commute to SF by car, the prices are going to skyrocket. It offers more than any other Bay Area city.

So glad I bought my house here in San "Rockin" Ramon over 20 years ago, the prices are crazy, but I'm not complaining with the equity I have.. schools have been excellent, in all levels of grades.. I am lucky to be able to raise my kids here, although the newer homes are basically built on top of each other.. excellent take on my beautiful city that I call home.

Fremont is probably one of the biggest and prominent city in the east bay. I’m surprised it stayed out of your list.
I agree I lived in the Bay Area for over 40 years and Oakland is the only city that I tell people to avoid at all cost. Yes there are some good parts but that is where criminals target for burglaries and car thefts. I agree with Dublin and Lafayette for good cities to move to but the other cities have trash rating for schools and/or have high crime rate. If you pick Dublin then why not Livemore or Fremont? Fremont has great schools, low crime and has TWO BART stations. It is also close enough to commute to the South Bay and the Pennisula.

My parents lived in the Silver Dell area of Lafayette from 1984 to 2016. They did quite a lot of home improvement projects during that timeframe, a deck, a pool, landscaping, and three major remodeling projects. Some of the cons: traffic and poor civic planning, limited parking and public transportation, expensive utilities, vendor and repair services. The Silver Dell neighborhood had to form a HOA to fund raise the money to buy and install a signal light at the busy Pleasant Hill road intersection (lots of traffic accidents at this location). The town is very anti development and charges very expensive building permit and building recycling fees. The pros: quiet neighborhoods, large lots, and good schools (crowded). Some Lafayette residents shop for groceries in other towns because the parking situation is so bad in downtown Lafayette.

Concord isn’t very walkable or bikeable, but you definitely dont need to own a car. It’s weird, especially in the bay area, the high tech capital of the western hemisphere, that people don’t consider electric mobility for towns like Concord. Electric bicycles, electric scooters, esk8s, eucs. Personal electric vehicles are here, they’re waaaaaay more affordable than cars, and many of them can keep up on car-laden streets. My EUC goes 50mph and I love riding it around Concord to do grocery shopping, hit downtown, or run errands.

I miss Walnut Creek actually. I lived there in 1987 to 1999. It has grown a lot since then.
It definitely has grown a lot. Still has a lot of the same personality though.

Was an amazing place to grow up during the 1980's-2000's. Now its just a bunch woke people that poured in from SF. Too much congestion and too much crime pouring over from oakland and antioch. Otherwise its an nice place for some people.

In spite of the upscale parts, Contra Costa is definitively a shitehole. Concord, Pittsburg, Antioch, Martinez and the nadir of civilized society...Richmond, are crank lands devoid of peace and order. Suburbs from hell.
