Let’s remember 2009-2022 Florida as a whole was starting out with a very low real estate market then doubling? I bought my home in 2015 for $165,000. The market was still depressed in my area. In 2022 my home was worth about $400,000. I would also caution everyone from believing what comes from political government officials. The are known to say what sounds good but seldom do their forecasts provide accurate.

Just google CPI (Consumer price index VS Case Schiller Housing index. hit images. you will see Florida will correct down 60%. There is a global liquidity crisis and its getting worse not. SO many people bought six seven years ago and took adjustable rate loans on investment properties from fake equity in their homes and are negative leveraged on their investment properties. Also all of the appx 1.35M condo's 935,000 of them are over 30 years. In 2025 HOA's are going to go up 4X and with 80% of the owner being on fixed incomes they will be a mass sell off. Taxes are out of control and insurance insurance is a disaster. 3 years you will be able to buy 60% lower then today. Florida has always been a boom bust and this bubble is like nothing we ever saw before.
Here's the defining factors. Martin County still has a touch of southern comfort to it; people seem to be kinder and gentler. We don't honk horns. We're more polite. St. Lucie County seems to lack those qualities. So much of the population, especially in Port St. Lucie, is from NYC that it's often described as the 'Sixth Borough'. You can decide how to interpret that and if you want to deal with that. Worse, certain elements of Miami-Dade and Broward counties have discovered SLC and moved up here, bringing some very negative issues along with it. And Ft. Pierce is still operating in 1965- you'll wonder how this town is even operational. Martin County may be a touch more expensive but we have better schools and roads. Just look at how the road conditions change when you cross over from MC to SLC and then into Indian River County. Another issue is that Port St. Lucie has grown like a fungus, with what appears to be little organization behind its planning. Infrastructure has definitely not kept up with the growth and can be described as disastrous in some areas. There's little personality to SLC whereas MC has it in abundance. Stuart and Jensen Beach have charm. Palm City is a great family area. I can't honestly say any of that for SLC.
Nice piece to add here. Yes Martin has a much more laid back kind of feel. What other things do you notice as a difference between the two counties?
@@MarketReportJumpstart Politically, MC is more conservative than SLC. That shouldn't surprise anyone considering a large portion of SLC's population hails from NYC. I think the restaurants overall are better/higher quality in MC over SLC, but you also pay for that privilege. If I was raising kids, MC would be my pick over SLC if only for the schools. I also think MC is a safer community. I can leave my house or car unlocked and come back to everything that was within. Try that in Ft. Pierce. Honestly, I've got nothing against SLC- there are areas that are nice- the beaches, for example, but for my tastes, the whole plan of the community, PSL especially, is too disorganized and the lack of infrastructure planning just baffles me. And FtP is a town out of time. The downtown and beach areas are nice but so much of that community is either 'challenged' or cow country.

Yeah, it’s gonna take a bit of time for these interest-rate & insurance issues to shake out. That all being said, there’s still a net migration into Florida.

Your median home prices are wildly off in Palm Beach County and Broward. I’d love to see a South Florida home for under $500,000 that’s not in a bad area. Not to mention the rising HOA fees and insurance costs. I’ve lived here for 30 years and you can’t find a nice one bedroom condo for under $350,000. Forget a nice home…

Unfortunately, your presentation was a sales pitch as opposed to a well rounded fair informational presentation of Stuart. After having lived and worked in the area for 20 years, I would have respected an approach that focused on who would appreciate what Stuart has to offer and who would likely not. For example, those who are looking to move to the Treasure Coast for whom the education of their children is a very high priority, Martin County would be an ideal location. The schools are far better than most of those in the surrounding counties. Those who are looking for a broad range of nightlife on weekdays would be completely disappointed.

And the school systems are 'challenged' in both. Having lived in both areas, I'm not sure I could recommend either if you have school age kids when there are better school districts in the neighboring counties.

Stuart is a nice town. Like Hobe Sound, Jupiter Island & Jupiter. They are all quite crowded these days.

I was interested in ideas for our 40th wedding anniversary. Perhaps some photos taken, take in some beach time at the hotel, or peanut island, next some time at panther place or lion country, and then take the family to a nice restraurant for dinner. We have a 3 year all the way up to a 63 year old, seven in all. We will be there from Thursday through Sunday, so looking for something unique for this group. Would love to hear your thoughts for a diverse group like our current kids and their family!! Thanks!
Thank you for reaching out and I’m glad you found the video to be helpful. I think that the Flagler museum is a good option and I also think just taking a stroll through the Breakers Hotel is a unique experience with the history and opulence for restaurant options and for a stroll you to go down to City place in West Palm or even down to Delray there’s a nice street down there that you can walk with lots of restaurants and shops, if you ever have time, maybe next time around to come up and check out the treasure coast in Stuart area Jupiter, and so forth is another option with a little less congestion

I just move to Palm City I can’t wait for the one in Stuart to down to Miami. It was smart thing about parking garage but really to put it near confusion corner was dumb there so much empty land in Stuart they couldn’t find a better place . But like I said can’t wait for the new station to go back and forth to Miami
Welcome to the area ! Yeah there was a lot of deliberation over where the actual station and garage would go . They settled with lumber yard as it makes for an easy walk to downtown Stuart. I’m excited for it as well and really think it will add a lot of value to our Martin County resident experience 👍
