The actual cost to build a house in 2022
In this video, I answer the popular question, "how much does it cost to build a house in 2022". I look at various variables and resources when calculating the average cost to build a house, pulling from my own experience and data from reputable sources such as ABS, PWC and REIWA. See all sources used in the list below.
Not only will I go through the 4 main aspects worth looking at to figure out the actual cost to build a house (location, land size, house cost, and finishes) but you will also be able to review data on the average cost to build a 4 bedroom house in Perth, Brisbane, Melbourne, Sydney and Adelaide.

    Hi Tian, just have a question about the variation cost. Is it legal for the building company to charge the variation cost if the building owner hasn't signed the contract?

      If contracts haven't been signed yet you should only be charged for the cost of the addition itself, not a variation cost. With my build, I tried to make sure I was happy with everything and made quite a few changes before signing the contracts so that I could avoid variation costs.

    Here in the USA, a building inspect is required by law through out the entire building process and we don’t have to pay for it. Well, maybe we pay for it in taxes.

    my advice is add another 50k to any advertised price you've seen, that price is an empty shell floating in the sky and be prepared to wait up to 2 years before you move in.

      100% correct, that advertised price you get absolutely nothing luxury other than what they include, sometimes this can be mislead also. Whenever I ask a rep how much does this display home cost they always seem to have no clue, or they would say "This house was specially designed this way by interior designers" In other words your not getting this standard

    Variation fees are fair enough. People sometimes don't realise small changes that owners want cost the trades extra time and money but most owners don't realise this.

    Hi, thank you for posting this video. We are going our pci in 2 months. Just a quick question, when the builder ask for the final payment after the pci, is it the phase payment or variations payment ? Do we have full right to postpone that payment until they come and fix the house ? Because our builder usually only give us 5 days for any invoice. We do aware if we go beyond that, penalties could apply. Looking forwards to your thoughts about this. Thanks!

      Hi there! I recommend you talk to your site supervisor if you feel that there are items in PCI that have not been "practically completed" according to their standards. Example, we delayed payment because our sliding garage door had not been installed and therefore was not practically complete. This meant until the installation was completed, we did not need to pay for that phase of the build that was due. However, I really need to stress the importance of talking to your site supervisor to ensure you have the right information based on who you are building with. Some different building companies might have variations in their contract on what they deem "practically complete". At the time, our site supervisor said assured us that we would not pay late fees penalties due to the fact that they had not been able to complete what they had agreed to in the contract at that point in time (to safeguard myself, I also got this in writing via email).

    Re number 1, for any first home buyers concerned about LMI, look into the First Home Loan Deposit Scheme. There are property price caps, so you can only buy a fairly modest home, but what happens is the Government guarantees 15% of your loan so you don't pay LMI so long as you have at least a 5% deposit. Make sure you can still afford the repayments etc, but do look into it as it's an absolute godsend if you can't make it to 20%. Similarly, the First Home Owners Grant - in QLD it's $15,000, it's $10,000 in VIC and NSW etc and it can be used as part of your deposit.

    By the time you save that 20% + stamp duty say in a year or 5 (if you are lucky), expect it to actually be just about 12 or 15% when you think you have saved enough. Realestate costs in Australia are bloating on a daily basis.
