they ruined Bergenfield. I lived there decades and decades ago. We had tree lined streets that were beautiful. Not overly crowded. 20 minutes by bus to New York City. So beautiful so comfortable so safe.

Closter is over-rated, it’s like 40% Asian so your kids will have to work extremely hard to be anywhere close to top of class.

@ I would also note that there’s probably going to be a lawsuit against the popular real estate agents in Northern Valley. Collusion? There’s a handful or so agents that get most of the properties in Closter, maybe less, and I bet they are doing something unethical and possibly illegal to pump prices.
Your video was posted in the Facebook page "I grew up in Leonia, NJ." There were several strong criticisms for errors and emisiones. I said that you did what none of us did and I thanked you for that. I took a lot of heat from mostly one person who is like the town historian. One thing is for sure we Leonians carry this town in our hearts. I haven't been there for about 50 years but it is still a huge part of me. Thank you so much for the tour. I've sent it to my friends and family. I truly love my home town of Leonia. 💕

I must say that if you are a real estate agent who is serious about selling Leonia, you missed the boat on showing some of its best parts and spent too much time on the most unattractive, nondescript streets. You missed the lovely homes up the hill, the high school, charming little Wood Park right in town, Park Avenue, the town pool, a number of nursery schools, etc. ....all much more enticing to would-be buyers than your sandwich.
Fair enough... but it _was_ a good sandwich. I didn’t hit every highlight, sure-but it’s always good to hear a local’s perspective on what’s good in the hood. Appreciate you chiming in!
The best part about Leonia is their diverse/LGBTQ police department that engages with the community during town events. You'd think pride month would be low key in a place like this but its AWESOME! They go all out to make it feel super welcoming, same vibe I got when I attended the Folsom Street Fair in San Francisco. They have an amazing Korean community that has added so much to the culture. Leonia is the melting pot America everyone wants but few of us get to experience!

Living close to NYC is a fantastic opportunity! 🏙️ To manage costs, consider homes with energy-efficient features. They help lower utility bills while contributing to a more sustainable lifestyle.
The houses built on the old golf course in Leonia started being built in the late 80's early 90's. It was still a working golf course in the 50's.

I grew up in Leonia and my parents had a house there. It was a nice place.. Unfortunately my father Professor Moishezon passed away young after a jog in Overpeck Park. He was only 55

Pine Hill Road is pretty cookie cutter of an area. If you want more historical homes, I'd recommend south-west Leonia. North-west is closest to the middle school and high school. Alan Alda and the late Anthony Bourdain were residents of Leonia.

I am looking at the West side of Carlstadt NJ, low tax rate, close to Wood-Ridge and Wesmont station, about 30-40 mins to NYC, the frequency of the bus is higher than those express buses.
Thanks for sharing! Carlstadt sounds like a fantastic option. The low taxes and great transit options are definitely a big plus for commuters. I’ll have to check it out!

I lived in River vale for 18 years. The only reason to live there is for the schools. Once your kids graduate 12th Grade, sell and move. Why pay high taxes to educate someone else's kids?
Thanks for sharing your experience. High taxes are definitely something to consider. However, people opt to stay River Vale for a variety of factors not limited to the charming suburban lifestyle. I’m curious, where did you decide to move after River Vale?
@@bergencountyrealestate I moved to Park Ridge. I've spoken to several other people who have done the same. Once their kids graduated P.V.H.S., they moved to a smaller place or out of state, especially after the plandemic.
Demarest is the new and maybe better Alpine. Meaning big money, but the town has nature, gravel roads, and blue ribbon schools. Cresskill is a good option for slightly less $$.

@@b.anthony4465 solid town great location, convenient train station and NYC access. Densely populated. A good mix of average and below average lot sizes. Good entry prices for Bergen County. Average school reputation. Lyndhurst has a bangin Italian Ice spot as well which is my biggest reason to head into the town lol. Anything specific you’d like to know?
@@bergencountyrealestate Haha the Italian restaurant wouldn’t happen to be Gelone? Lol I’m originally from Englewood and moved out of the area a few years ago but planning to return in the next 1-2 years.. I never really paid Lyndhurst any particular attention but I like that there are colonials on some seemingly quiet streets that are on smalls lots and still has easy access to NYC. Good entry prices like you mentioned too but not sure how diverse it is these days? Bergenfield and Hackensack are my #1 and #2 choices so curious to know how it compares to those 2 towns/cities
@@b.anthony4465 haha Lyndhurst Pastry Shop! I havent been to Gelone - would you recommend? I think your idea of Lyndhurst is on the money. Lyndhurst tax rate is nice at 2.086. Bergenfield is very high at 3.527 and Hackensack at 3.056. Bergenfield has a big range in property values. Lyndhurst is much more of a consistent town. Lyndhurst is pretty diverse, but definitely has that Jersey Italian feel if you know what I mean. Bergenfield more diverse. I just bought in Hackensack because I have been watching that city get redeveloped and I’m keen on both location and I think it’s a good place to bet on long term appreciation. My big gripe with Bergenfield is a personal one - it takes 15 minutes to get to a highway. As someone who zips around the county it’s a bit too much in its little pocket. I mentally associate it with Dumont and New Milford
@@bergencountyrealestate I have a friend who has every family event there but believe it or not I’ve never been. Luka’s in Bogota (used to be in Ridgefield Park) and Amarone in Teaneck are favorites/go-to Italian spots in the county (I’m sure you’re familiar with both). I’ll have to check out Lyndhurst pastry shop! I did notice the tax rate is lower, and I can agree with you 100% on associating it with Dumont/New Milford. Hackensack would be ideal location wise and I agree with you 100% on the growth factor. Hackensack is only going to continue to grow, surprised it hasn’t happened sooner. But inventory seems sparse .. originally wanted a condo on Prospect but leaning towards a medium sized single, the selections there seem like they’re slim-Pickens, so thought maybe I should broaden my search area to some of the southern Bergen county towns like Lyndhurst. You definitely have the right idea buying in Hackensack!
@@b.anthony4465 haha that’s funny - sounds like you’ll make it to Gelone sooner or later. And love Luca’s and Amarone! You’re keen on the good spots. As a summer job I used to install blinds & window fashions and I actually hung all the shades in Amarone! Another spot to put on your radar when you’re in the area. Fontana Tritone in Leonia. Inventory is tight around the board. Finding a good one in Hackensack does seem to require godly amounts of patience. If you can nab one in the Fairmount section you’re golden. If you’re looking a bit south, would you be open to a wider scope? Hasbrouck Heights, Wood Ridge, and now Rutherford are all on my top picks radar. They have nice streets lined with colonials and capes and all have a nice main street with lively shops and good restaurant choices. I like Wood Ridge and Heights because you get almost equal access to either the bridge or the tunnel, whichever has less traffic.

I lived in Englewood New Jersey November 2014 to January 2016. Englewood was one of the best parts of my life. One of the only good parts of my life. Englewood saved my life at that time when I was 16 and 17. That is the truth without any lies or exaggeration. If I had the opportunity to live in Englewood again in the future I wouldn't have a problem with it at all.
Lived with my grandparent on Juniper st. Dumont during the late 1970s. it was a nice neighborhood with the shops of Bergenfield down the road. (off what i think was Washington ave?)
Tyler, I’ve been searching through your videos on Hackensack and can’t find anything specific to the Prospect Ave area. Maybe I’ve missed it but I’m curious to know. 1.) What are your thoughts on that area and 2.) is a condo on Prospect in one of the older buildings (I.e.: World Plaza, Ritz, etc.) a good investment?

@@hiphopmanuscript19 The streets on very rare occasions. The houses are built on the cliff with minimal flooding issues. Watch out for driveways that slope down into an attached garage because those can sometimes have issues. The highrises by the water dont typically have flooding issues, except again for rare instances like hurricane Sandy or Ida

A long the river. A few Older homes along the bottom of cliffs,.Most have been fixed with sub pumps and French drains. I grew up there and wish I never left. The town grew but it's still has a great sense of community, small town with everything you need within walking distance and great views of the city. Quick commute to city.

Grew up there from 53-68. Folks moved to CO in 91 because of astronomic real estate taxes, something you failed to mention.
From 1985 to 2004, Eddie Murphy lived in the East Hill section of Englewood NJ in a house called BUBBLE HILL. That's a much different zip code (07631) than Englewood Cliffs (07632) or Alpine NJ.
