I have two houses that I bought in 1989 for $140,000 three bedrooms (1,800) square feet, and the one I live in now, again 1,800 square feet, with three bedrooms boughtin year 2000. My children are gone now, I have an empty nest now. Your scenarios won't work now. The newcomers that I know struggle to live in a rental house. The tax refund is good if you contribute to the deferred RRSP. I am 73 years old and still working. I was planning to retire, but with the USA 25% tariff problem, I decided to save more money into my small business before retirement. I am lucky I came early 1989 to Canada with lots of money from the Middle East. I bought my first house in Ottawa for $140,000. The second house for $185,000. Both are fully paid. There is no interest on any mortgage. So I can not deduct any money from my small business 🙃. If someone starts a small business like what I did as a computer software designer, then it's good to keep a big mortgage so they can deduct the mortgage interest from company income tax. But it's a risk. Some years, I had no work for 2 to 3 months. I have worked in five different countries and four different provinces and two different states in America. My wife works for my company as the company account, and we take money as our salary from our business to live a simple and comfortable life. By doing that, we saved and collected a good RRSP into RRIF. I am writing these to the newcomers as well as the Boomers. The retirement in Canada is very difficult. In a way, you are correct, Mr. Bulath. But Canadians, newcomers must be very careful buying a house. Again, we must live a simple and comfortable life. We must not do what the John'es do. Anyway buying a house is good. But be very careful. Do your math very carefully. Real-estate people will show you many ways to get their 3% commission. So, do your research work well and do the biggest investment of your life. You are correct by saying you know people with 12 houses. We have seen people having hotels in Dubai. 😂 . Ask yourself, "Will I be comfortable buying a house for $800,000 and paying 2/3 of my monthly income for the next 30 years as a house mortgage and owning that house when I am 75 years old. Lots of questions 🤔 . One more thing to remember, in Canada, there is no secure job. I remember I lost my job after the year 2000. I did such a good job, collected big money, but at the end of the Y2K problem, they let me go. 🤣. So remember to have a safety net. Otherwise you have to sell the house which is owned by the big bank. 🤔. With 25% tariff problem, you must be very careful. All the best to you guys. Again, remember, retirement in Canada is very difficult if you have not saved and invested your money properly.

For that you need the down payment. $800,000 down payment will be at least 20% to come out of CHMC if I remember this correctly. Now, how long do you have to save to collect $160,000. Remember only to save. During that time you have to live comfortably. By the time you save $160,000 (20% of $800,000), your targeted house value has gone up, as you mentioned in your writing. For instance, say the house is still worth $800,000. You are paying a mortgage of 3%. That is $24,000 per year. This is only the mortgage interest. That comes to $2,000 a month. Then, you have to pay the principal value of $800,000 little at a time. With 25% USA tariff, the inflation will go off the roof. Millennials, as well as the Boomers, will have a very tough time buying a house. Sorry to give you all this bad news. That is the truth. Mr. Bulath, as you said, we must target to buy a house and have a simple and comfortable life. Lots of people come to Canada, including myself, thinking we have come to the best place in the world. I came here for a different reason. I achieved that. Hopefully, the rest of the people will achieve their dreams. I am repeatedly saying retirement in Canada is very difficult 😐. So, have your safety net. Think carefully and work towards your goals. All the best to newcomers to Canada and the Canadians who came from Sri Lanka. By the way, please stop buying American goods.
