I think factors are calculated by dividing on Total Cost of Engineers Estimate without deducting 15 % profit and overhead .....plz explain ....

Is it possible to construct single story house and furnish it, and later build another floor on top. is it safe, and doable? Or do you recommend just making double story gray structure, and wait until have more money for finishing??
