I've been an Austinite since 91'. Such a Cool place at first. the Traffic is nuts now. Property taxes are ridiculous now. adapt and adjust. I wouldn't want to live anywhere else.

The house is big, spacious, amazing! I'm surprised about the kitchen. It looks so small for this size of house. I expect a big family to live there, but this kitchen would be small even for 2 people. I don't understand this designer choice 😮

good insights and data. The outcome will be a combination of a couple things (1) House prices plummeting, (2) Wages catching up (an average wage increase of 30% or more), or.... (3) a combination of them both over time. Right now, despite the "demand" for housing that cannot be met, we have the highest number of homes listed for sale than we have ever had in our country's history (which preceded the last crash in prices). The intention, to a pessimistic theorist, is that the machine is wanting us to learn to live with less (while paying more). There's a big push to lease cars (half the price of owning) and to rent houses (not quite half the price of owning). I even have been seeing commercials on TH-cam talking about shared apartment or, like, long-term hostiles that would only run a person around $150 a month.
The real negative is the NY and CA people who moved there and ruined the city. Go back to your stupid states with your nonsense politics
Long term demographic trends tend to affect housing prices more than elections. Instead of a bar chart showing # of home sales, you should have shown median prices. While number of sales is more relevant to realtors themselves, for obvious reasons, prices are what most home buyers care about. In other words, just because sales are up -- if they're distress sales -- that's very different than booming-market sales -- even though the two increases look the same on a chart of total home sales. Regarding inflation expectations next year that could affect mortgage rates, there's no way to tell yet. Trump has proposed some of both inflationary policies and deflationary policies -- tariffs on cheap Chinese goods would be inflationary, while reduced regulations on energy production and other manufacturing would be deflationary. Next time, I'd like to see an update on Austin's population. Thanks for the video.

I think that is generally an accurate statement. Time will tell, of course, but we have to move through this phase at some point, right?

I dont think its the election itsself that will impact the market, i think its the stupid people who gain power and the stupid polices they pass like more tariffs that will impact the market.
I don’t disagree with you. The actual election does have a huge impact on the market it self though. It was a complete desert pre election and now, after the market is moving again.
Tariffs do tend to be inflationary, especially short-term, before foreign manufacturers move their plants to the U.S. to avoid the tariffs. (Will Chinese slave labor-driven factories be replaced by U.S.-based robot-driven factories? We'll see. That could ultimately push down the costs of goods.) But Trump is also proposing lower regulations on energy production, which clearly be deflationary, both in the production and transportation of goods. So it's not so simple.
@AustinTX im speaking to the price of the houses, not the buying and selling of them. Im happy agents will be making more money though, both because the base price will rocket up again, and because youll be doing more volume with the election over. Lucky for agents that housing is a need. And consumers still can bleed a bit more.
@brotherted9212 you are assuming there are plants here up and ready to take on the manufacturing for companies to move too. You are also assuming that those plants will have cheaper labor in the form of robots. When you come back to reality and see what a fantasy this is, you will realize how bad its going to be for everyone who does not already own a home.

There are not "plants here up and ready to take on the manufacturing for companies to move too [sic]." While a small percentage of factories could be re-tooled, the vast majority would have to be built. That's the difference between short-term and medium-term. I'm also not assuming they will have cheaper labor in the form of robots: I'm assuming that through a combination of robots (cheap once they're built) and American workers (expensive compared to Chinese), the product cost comparison could become a wash, once you also subtract the China-to-U.S. across-the-world product shipping costs. Do you know why Toyota Corollas are made in Mississippi, BMW X5's in South Carolina, Honda Accords in Ohio? I do.

Hi, wondering if you know whether the sale price as compared to the list price means the original list price or the last list price because many of these homes have a reduced price at sale time. Jason Walter’s said original list price and Jeremy Knight said last listed price. I’m wondering if anyone really knows. It does make a difference as to how much a buyer would want to offer.
I also think it is last listed price.

One of our biggest challenges was setting up house viewings and deciding what we wanted and needed while having a small kid.
I remember when S. Congress was the place for "hobos" (what we used to call homeless people ). I would ride the city bus to get downtown, and it was just boring to look at. Fast forward 35 years, and I don't recognize anything at all. The worst for me though, having grown up next to Zilker Elementary School (Go Panthers!), is that strangers came in and tore all the original houses down! They replaced them with these horrid mini mansions and made it look like a whole different city. It hurts so much to know that I can never move back home because of what's happened to it.

I’ve been comparing other areas to Texas coast - Corpus Christi in particular. People got spoiled to the crazy, hot sellers market. In one of your videos, you mentioned property taxes very by neighborhood. Do you know if there is a website or any other source where I can look up tax rates for each neighborhood I am interested in?
Howdy Nikolay 👋🏻 That’s a good question. As far as tax rate per neighborhood, you could try the county website, but it’s not a very fluid process. I think we may also have the ability to do home searches within a tax rate range. Is there a particular range you’d like to stay or or more curious to compare ?

That’s a big one. We’ll cover that more in part two of the series. Hidden repairs are often not that hidden if we are super thorough during home showings. Also aim to get the best inspectors so we can get ahead of any issues. Random items do come up from time to time, but we do whatever we can to avoid surprises 😊
Lived there from 2007-2018. Its a dieing city living on an image it had many moons ago. Out of 25 artists I was close to when i lived there only one remains in the city limits and only because she has a sugar daddy. Artists and hippies being able to thrive were what gave it it's charm and character. Now its sunken in mere survival of the masses and corporate profits.
