Don't Build A Barndominium Without Watching This First: Why Barndo Financing Gets Denied
In this video i cover the difficulty that we're having with refinancing our self-built barndo. We started building our barndo back in 2021 and have finally finished but we're having a hard time getting a refinance. Lenders don't want to lend on our property because they say the style of the building doesn't conform to their portfolio.
Lenders see the appraisal and say "everything looks good this should be no issue" but when it goes to underwriting it gets declined. I talk about the biggest factors that are affecting the lendability of the the property.
If you are thinking about building a barndo you will want to avoid these issue because it can affect the way you'll be able to sell or pull money out.

I've been watching your videos for inspiration...or maybe comfort. My Wife and I and our 4 kids (ages 2 through 11) are selling everything and buying land. Also moving out of the suburbs and into rural area. We are in washington state, currently on the west side of the mountains, but moving to the east side. Going to eventually build a house on the land, hopefully a barndominium (if we can find a builder), and live in a trailer until then. Understanding how to get power/water/septic hook ups for the trailer is daunting. We have power and water to the property, but no septic yet (although we have a 5 bedroom septic design completed). And we have about 45 days to figure it all out, including buying the trailer before snow arrives. Maybe a bit too ambitious, but we are too stubborn to back down. lol We haven't done any of this before. Never had a trailer, never had a house built, never owned acreage, never lived rural. It's a complete upend of our lifestyle, but something we've been talking about doing for a couple of years now. Anyway, keep up with the videos!
That's awesome! If you ever have questions here let me know. Looking back all of the fears we had were just mostly fear of the unknown. It has been awesome but also challenging so expect challenges and try to setup expectations so that you can roll with all the unexpected things that pop up. Where are you moving? In state to somewhere else in Washington?
@@homesteadingbarndo Thanks for the reply! Yeah the unknowns are driving me crazy. Trying to keep things a bit more simple and just do one step at a time and let the unknowns just kind of happen as we get to each step. We are going to put an offer on the land tonight, so it's becoming more real pretty quickly. We are moving to eastern washington, in Kittitas county area. It's only 3 acres, but a beautiful spot with potential to expand later on. Took us a while to find land that didn't have a ton of restrictions. This spot only has 35ft height max for buildings and 25ft setbacks from property edge, plus no mobile or manufactured homes, but pretty much anything else is fine. It's sort of a neighborhood (shared private road) with 2 other families in trailers building their homes and only 1 home that is actually done and lived in so far. All recently bought. We have 4 kids, but there are at least 9 other kids on the other lots which is going to be great for keeping our kids busy. I've been making a ton of calls to figure out the initial first steps (water/septic/electricity). We are trying to get a kind of home office with washer/dryer (made out of a 20ft shipping container) onto the property as well, which would be great since I could use the space for a home office (I work from home). Called the county and found out we can live in a trailer for 6 months, but if we get an active build permit we can extend that to an extra 12 months (18 months total), so that makes me feel more comfortable. Anyway, I'm learning as we go. Assuming our offer is accepted we hope the owner lets us start getting stuff prepped on the land before closing the purchase. We've been shopping travel trailers the last few days and picked out a 36ft bunk house style travel trailer. It'll be a lot cheaper then renting. Hope you don't mind the dump of info here. I've been spending 99% of my energy on getting this plan into motion.

This is hilarious but also terrifying that I always wanted to move to LA from Boise because I wanting a career in the film/TV industry one day! Yeah I know CA is really expensive to live but some people can make more money before moving into a new state! Sure, making it big in Hollywood is not a easy task but it would be pretty cool to see the behind the scenes looks like in real life tho!
If you got a dream go for it! It is INSANELY expensive, but don't let it stop you from trying. I think it is hard if you have kids because that increases the need for housing and increases expenses. For us it was about quality of life and wantign to do more than have to just work constantly to pay to live. Don't be discouraged, if you have a dream sacrifice and go for it
Pretty shit country when the government tries to control your own level of comfort. God forbid we not be debt slaves to the bankers....
Check out Cardinal Financial. They are the lender that BossHogs (barndo maker) uses, but anybody can apply. Maybe they can help? Another option is looking at Farm Credit West (they have several major areas of operation, Farm Credit East/West/etc Find the one closest to you). They are farm specific lenders. I appreciate what you are doing. Wife and I and our 4 kids are on the precipice of doing exactly what you are doing. Our big house in the suburbs is listed for sale now and we plan on moving 100 miles away to a MUCH more rural place on at least 10 acres. Can't afford to build right away, so am shopping 5th wheel/trailers right now. We plan to put up a barn/shop and then a barndominium later on (or maaaybe tiny houses). Our first goal is to just get our family on the farm/land first, then work out the details on the longterm housing. Have to make it through the winter in a 5th wheel first though. :)

Yep it's crazy. You can do it yourself but seems like a steep learning curve

Hey love the videos i've been searching for someone who has built something similar to what I want and found your channel. I'm planning on in building a 30x60 shop house with some similar features after I sell my current house but it was estimated to sell for 120,000 so figured i'd see what you thought it would cost to build nowadays. Instead of having a 2 floor living quarters like yours I was thinking of a 20x30 loft with 2 bedrooms, 1 bathroom, and a kitchen for the living quarters and the space underneath dedicated to tools and workbench etc. The other 30x40 would be garage space like yours. I'm wondering if mine would be cheaper since i'm building less or cost more since you built yours 2-3 years ago. I would probably contract out the building of the exterior but put in the living quarters my self. Looking forward to hearing from you and enjoyed the videos.
@@broc5224 yes I'm sure yours would be cheaper with less living space. I think if you did the work yourself you could probably be building for around 70-90 a sq foot. If you have contractors do it your looking around 160-200 a sq foot. If you're on a budget the more you can do the better. I just recorded a video that I'll be posting here likely tomorrow about some. Difficultly I'm having trying to get my place refinanced that I think will be really relevant and important for you to watch

You can ask for a code guide from your city. We didn't do inspections but I used state standard codes

Why do you plan on building a stick house when you already have the house in the shop?
I think because we would likely have family living in this one at some point, most likely. We also kind of imagined that we would want a more traditional looking home on our property as well. At some point, it would definitely be nice to have more windows and a little bit more of a fancy design, but we're actually really happy with the barn dough and don't have plans immediately of building another house like we had originally thought. One thing that we do really want to build is a barn and so that's going to be our next big project

Not my responsibility to do the lineman's LOTOs and discharge testing. Southern California Edison negligently murdered my dear friend and his family by not ensuring lines discharged when hitting the ground. Zoning laws are so behind reality that most counties in the USA will not allow you to live on an RV even if the property is owned by your family. Fucking do it anyway

@@homesteadingbarndo Because their reasoning is that theyre afraid youre gonna dump the sewage on the ground. That fear alone shouldnt be the basis of keeping it illegal, just make it plainly illegal to dump on the ground. Im practically homeless right now. Im riddled with debt and was evicted from my apartment because I couldnt pay the rent anymore because they raised it from $1050 to $1450 per month. I needed to leave, so instead of being homeless, I picked up a cheap, $5000 camper to live in. Parked it on my parents property. Zoning laws in my town do not allow RVs to be used for "human habitation" So the way I see it, they would rather me be homeless on the street (Which is also illegal to live on the street where I live) than have a home on someone elses land that I have full permission to be on. Fuck the zoning laws, I live in it anyway. So where am I supposed to go if I follow the laws? I cant be on the street because thats illegal, I cant live in a camper because thats illegal, and I cant stay in my relatives house because they dont have the space to accomodate me. Its beyond disgusting that towns do not allow you to purchase an RV to live in, because they dont consider them homesteads. The law does not grant me any options. I'm damned if I do, damned if I dont. So I have no choice but to break the zoning laws. The ONLY way in my town that they will allow you to live in an RV on your property is if you remove the wheels from it, and pay upwards of $20,000 to the town to have them come and set up a way for your sewage to dump to the septic tank. ITS ALL ABOUT MONEY TO THEM. Luckily, its pretty easy to get away with doing it. I've been living in it for 7 months now and have yet to have any problems. Luckily my house is not viewable from the street, so unless zoning regulation officers have a reason to come here, they wont.

RVs can only be parked or stored on your property. The only way zoning laws would allow me to live in the RV on my parents property is if I pay them $21,500 to modify our septic system to hook up to the RV as well, and they want me to remove all wheels from the vehicle. Just make it illegal to dump on the ground, dont make it illegal to live in an RV because you think someones gonna dump sewage on the ground. (Which whos gonna do that anyway? That would absolutely reek outside of your camper) I cant live in my parents house because they dont have the room to accomodate my wife and I. So to cap, its illegal to live on the street, its illegal to set up an encampment in the woods, only option was to buy a camper to live in, which is also illegal apparently too. So I literally cant live anywhere legally without breaking some sort of law, so as I said, live in it anyway. Its beyond disgusting that its literally illegal to be poor. You're not allowed to fix your life up unless you own a home or apartment.
@@TehDubster I feel you I had to live illegally in a tiny sailboat I bought for 300 bucks last recession in 09. The way to make housing more affordable is to allow for legit ways to do tiny housing/RV living. They don't seem to want to give you any way to save money or get up in life. If it helps there are often times rv parks that do monthly rentals and it is 300-400 a month with full hookups. When I was stationary living in a park it was 320 a month and they had wifi/electric and water included
Wow. Seems like you were dealing with a lot of people that were trying to pump you for extra cash. A lot of shady contractors around there.

As a home builder I can tell you if water is dripping and there's no snow on the roof and it's cold out and it's not raining. Your roof is not leaking it's condensation.. moisture runs from heat and runs too cold. Then it freezes then it melts then I tricks down
Fiberglass cavity insulation for metal buildings is good. With only one layer of plastic vapor barrier on the interior only. You only want a vapor barrier not a vapor membrane. The condensation needs to escape outside slowly in a vapor state. Spray foam is too tight.
Great video.. I’ll be earning my tiny home stripes in a few months. Not 2 years but a newborn in the middle of RV-home build, it’ll be about 3-4 months before we can move in but we’re building our dream house. These mild inconveniences are just like you said, space appreciation. We will walk into our new house completely humbled. Thanks for the video bruh.
