    Hi, Check out the Pocket Estimator app which give householders the ability to estimate the cost of their project aspirations. Users select the specification of their project such as the wall types, floor, types etc. and provide dimensions and the app provides a cost for the construction with a meter rate for the materials and labour. The purpose of the app is to make users aware of the project costs at the early design stages and are able to negotiate a price with the contractor which delivers value for money. The app also allows users to compare the cost of design options as well as offering much much more. There are of course other features such as material quantity and cost calculator. CHECK IT OUT @t

    If its a good idea to use the pre-application process then can you please explain why loads of planning applications that have done the pre-planning process get refused? Council's in London charge hundreds if not thousands for pre-planning and then refuse the application. It seems like its a way for cash strapped councils to generate quick cash from the uninformed. Can you please elaborate on this.

      my experience doing many planning applications of all sizes is that pre-app is incredibly useful and increases the likelihood of planning - if you listen to it and take guidance from it. But it still doesn’t guarantee anything it just reduces risk. Many developments ignore them and do what they want and then unsurprisingly get refused. I do a lot of work in conservation areas and listed buildings where planning is even tighter - working with the planners closely is critical as is good thoughtful design that responds to their requirements.

      Womble Stacker as mentioned in the video there’s so much variance and other factors to consider - but if a basic build £1500m2 is a good figure to start with - but this is only the construction does not include VAT & consultant fees and other soft costs.

      Womble Stacker yes so that’s a starting point for the construction- depending on your soft costs - consultants, vat, contractor profit, etc you could multiply it 1.5 so just shy of £50k. Again I’m based in London so bare that in mind so those soft consultants could be considerably less where you are. It’s rare to get anything decent built for under £50k - my advice is to use a good architect - they will ensure you’re budget goes as far as it can and will bring long term value to your project like heating performance and of course a quality space that unifies your home (this done well can bring so much value to a home).

    Really enjoy your perspective - Old beautiful cemeteries full of Amazing peices of Art. Canada here and our cemeteries are often bleak, places without any trees. England has some amazing Church yards.

    My house was listed in 1985, 90% of it is not original. How can this be possible?

      What tends to happen is that newer additions become part of the listing. When obtaining planning permission you need to get listed building consent - in that process the architect will document and detail all the elements of the building and assess which parts are new and which are original and will grade them in terms of their historic importance. Usually changes to the newer parts is easier but not always. What kind of house is it you own?

      @@tthsarchitects2782 I own a cottage that used to be 2 houses. Unfortunately the house wasn't listed IAW the guidelines, 90% of the house was rebuilt circa 1970 and it was listed in 1985. Historic England's general principles are for houses dating between 1700 - 1850 is that most buildings retain a significant proportion of their original fabric. This is not the case with my house and it was carelessly listed.

      @@tthsarchitects2782 Modern methods, the stone roof was lowered and replaced with a slate roof. The rear wall is now made of red brick, all the internal walls are hollow with the exception of two. The front stone wall has been rebuilt and re-modelled to remove one door and add extra windows. The upper floor is made of reclaimed floorboards. It's nonsense to try to impose 1810 building techniques on a 1970's house.

      To be a little more concise the points made: 1. UK and US are very different (I'm from the UK its very rare to find plots of land anywhere) 2. Hudson Valley Waterfront property plots in the Hudson Valley $250K - $1m + 3. Inland Plots $30K+ with Property $250K 4. Considerations : You'll need examine existing infrastructure - water, electricity, drainage 5. Think about the views, how will the property be orientated, what can be cleared 6. Easements - what rights of way on the property / access rights 7. Understand the soil composition - in order to be able to build.

    How much harder is it to get permission on a Grade 1 listed building compared to a Grade 2?

      Good question, really depends on the scale and nature of the work being proposed. Each project and the proposed alterations will be considered individually by the conservation officer.
