    Nice you have water tanks, water softener, and water filtration. Any lawn mowers selling in Thailand?

    I like your solar/water filtration room. Did you design the house complex with having a solar and filtration system in mind? Do you have or plan on getting batteries for the solar system?

      Thank you for watching. Yes I do plan to add batteries to the solar system. It was designed to expand the solar.

    Nice. Is this standard Thai house plan or did you design the house from ground up? Is the roof ventilated? I don't see ridge vents and no gable vents. The roof will get very hot. Did you look at vent roofing tiles? I am thinking about painting the roof all white or get roofing material that are all white for my build.

      I designed the floor plan. The eaves of the roof does have vents. Thanks for watching.

      @@twlivinginudonthanithailand Yes the soffit vents that are common in Thailand. Not as effective as ridge or venting tiles but if they work for you. Always opportunities for home improvements in the future. I am trying to include vents from the start but everyone has a big plan until build time issues! We shall see what kind of mess I'll be in.

    How much does it cost to buy 1 rai of land

      Lots of factors determine the cost. Does the land need to be raised. Is there a road. How close is the electric, water. All of these are very important. Expect 200000baht for a rice paddy that needs raised and electric added. 500000+ for most anything ready to build on depending upon location. We bought from a family member many years ago.

      Yes the roof tiles have insulation as well as fiberglass sheets on the ceiling.

    The weather- monsoon season, and what gets trapped storm wise Eastward from the pacific - give pretty hot rainfalls at times. Things drain down and life returns to normal

      @@ricknelms family is from Dorton, but we lived in Prestonsburg, used to go to Hazard on RT 80 as a teen as it was close real liquor store Not bootleg where you had to buy what they got a a deal on. All dry around there growing up. Small world.

    did the price include the land? if not, how much with the land? and also the wall around the property - was that included in your total price? nice looking house, and the solar system appears to be a VERY GOOD investment...

      We had the land about 10-12 years before we built the house. Good land that is ready to build in strata at about 300k per Rai. We have 2 Rai just like the rest of the world land is priced by location, we are about 8 miles from Udon Airport. I did NOT include the land in my prices. I did include the wall in the total cost. Wall was 315000 Baht. Solar is very cheap here so a great in for sure. Thanks for watching.

    You have a lovely home, and such a big lot too. You couldn't buy a detached home with a pool in the UK or US for this price, it is amazing to know you paid so little, wow. I am surprised seeing so many videos of expats buying properties or building their own in Thailand. Is it the same as the Philippines an expat cannot buy only a Thai national or fillapino can? Electricity prices appear cheaper in Thailand too.

      We bought the land about 15years ago. Currently land in this area is 300k-400k per rai, less if no road, electric etc..

    Your house and size of land is exsctly what i too would like to build or buy. I was just about to ask what the total price you paid for everything until you started your notes. Can you tell me the size length x width x depth of your pool please this is essential for me coming from Scotland. Obviously prices have gone up in 2023-2024 how much would you estimate extra i will have to add on to the overall price in 2024-2025 build. Thank You. 😅❤

      Thanks for watching, the pool is 4mX8mX1.3m deep, I thinks costs here are up 5-10% since we started our build. To be on the safe side I would budget an extra 15% to your budget.

    Did they put the sailfish back in the Sea⁉️many years ago ⚠️Between Pattaya &Sattahip++Beyond, the fishing used to be the same, but now nothing overfishing,to say the least. PUT THE FISH BACK AFTER YA PHOTOS.🤬

    I have a design question. I have looked at a lot of new builds in Thailand and I have never seen a full garage, only car ports. Why is that? A full garage would be an advantage during the rainy season I would think. I realize there would be additional costs for a full garage but it would be nice to keep the lawnmower and trash cans out of sight. Anyway, just curious.

      Not sure what they don’t do garages here, maybe because of heat…I have a separate shed for tools etc…
