    It’s a scam. My neighbors house is 300 ft.² bigger than mine with a built-in swimming in the pool and solar roof and my taxes are 3 1/2 times what he pays. This homestead is just a way politicians buy votes with taxpayer’s money. Just look at the border.

Gen Z - what a challenge so many of them face right now with affordability in the Tampa Bay area- as a group many are doing well, yet for those that struggle with rent and with buying, it's harder no doubt.     Hi. Thank you for this explanation of property tax and homestead exemptions. I’m still unclear on portability. We purchased aa condo in St Pete, March 2019 for $1M, we established a homestead at that time. We sold that condo November 2020 for $1.3M and purchased a new condo January 2021 for $2M and ported our homestead to the new property. The property tax on our former condo was $13k per year, the first year in our new, more expensive condo was $26k. Then, the January following our close of the new condo (January 2022) the property tax “reset” and the property tax went to $40k. Why did the property tax increase so much considering we had a ported homestead exemption? Can you better explain the impact of porting the homestead exemption and that impact? Thank you.

      Thank you for watching, and for your comment. I appreciate your interest in understanding portability. Porting a homestead exemption can be a bit complex, and the benefit can be impacted by several interwoven factors. Sometimes a buyer benefits (OR NOT) from the prior owner's homestead status in the first year. Also property taxes do reset on sale- we have sellers who lived in homes for 25-30 years paying just a couple of HUNDRED on taxes and the reset at sale for the new owners took the taxes to THOUSANDS based on the market value. Tax assessed values, market values, and also your short "tenure' as a homestead owner may have impacted you. I certainly encourage you to reach out to Mike Twitty directly- www.pcpao.gov/ - he and the team at the Pinellas County Tax office are great. Also, we encourage the use of all the tools on their website to explore specific situations like estimating the tax on an upcoming purchase www.pcpao.gov/tax_estimator. 40K is a chunk for sure!

      Hi Loretta- for property taxes there are two caps basically. If you stay in your Florida home for the majority of the year, you may qualify for the homestead exemption and cap of 3%. Beyond that, there is an additional cap for all other property and homeowners, it's just not as generous as it caps increases at 10% instead of the 3%, still better than no cap at all! - The local tax office is also responsive.     Speaking with a lady at the weekend who went under contract and she now knows she didn't know what to ask, or what was possible, and her new home isn't exactly the way she would have wanted it. Builder didn't mislead her or anything, she just hadn't bought a house in over 20 years and didn't know what was what. Thanks for always going the extra mile to help our people get the best!     It's HOT out there! Not just talking about the weather- and YES, that's VERY HOT for running around vacant lots in the heat and checking out water views, setbacks and all!! Stay hydrated! It's HOT in the market! For example- the Wesley Chapel area is still a strong market and while we might be seeing some builder concessions, generally, there's not toooo much availability. Even then, it's still possible to structure a contract for a client to win in this market!! having someone to advocate for you and protect you is SOOO helpful! It's a long, and hot process- let's help make it easier together!👍

    Great information. There are so many things a great agent does even before the home goes on MLS that makes the sale a success. Its great when able to partner with sellers to achieve their goals. I was just looking on MLS and so many homes are poorly presented with even basic photos jumbled and things like this are so avoidable.

    Seen the part about the leases trip people up- when the buyer can't take that on it can kill the transaction and when it's the underwriter deciding that late on it's hard on buyers AND sellers. Hope the video helps avoid some heartaches for people.

    I wouldn't buy a home that has solar panels. For at least the reasons in this video. I would think that a home's value is negatively affected by having them...not everyone wants to deal with solar panels and their cons.

    Solar has always been fascinating to us and we assumed we'd add it to a home at some point. That day hasn't come yet and there are some concerning elements that might become more of a burden as roofs, and solar arrays age and need more attention. With so many getting out of the business, does the warranty count for anything anymore? LG has stopped making panels. Homeowners are seeing insurance companies drop them... is this green energy becoming a burden? What do you think?

      Hi Edna, thanks for watching. 👍🏻Well, since you're now asking the day after a historic storm with Hurricane Ian, the local market is already being overwhelmed with the need for housing for everyone displaced by the storm. Recovery from that can take FAR longer than many think, so the rental market locally will stay very robust. Beyond that, lending standards for rental homes have adjusted and there are fewer potential rental owners who can qualify, which impacts them, yet the institutional buyers are still very capable, and 25% of sales in Q3 of 2021 were to investors undeterred by the market. It's still SO much more affordable than other markets like Texas and California. Does that help?

    Great info, thank you. I’ve read that Tampa’s housing is historically made up of a bunch of booms and bust cycles (based on migration into Tampa that happens when jobs are plentiful but dries up as unemployment changes). Would you happen to have local instead of national data to share?

      Hi, thanks for asking Jamie. Data is normally available mid-month, more or less. The market has been so strong that in the Tampa Bay market sales defied the data for a long time, with buyers forgoing inspections, paying over list price, over appraised value etc. The shift will no doubt even the game to some degree and we're already seeing that. Working in the trenches day to day we see changes ahead of the data being available.

    This could be one of the best times for new construction for the right buyers. Are you going in with your eyes open and with a budget and plan that allows for some of the market shifts? Knowing ahead of time what IS in the contract can help, and while we have seen builders shift in response to changes, they aren't obliged to do that. What are your thoughts or concerns?

    The market previously was unsustainable. However, cash is still trash. Biden & Company increased dollar supply ( printing dollars) 40% in last 18 months. He can't print more real estate, gold or ammunition. Only rental real estate cash flows...I have 80% of my net worth in real estate. This is my opinion and it should be everyone's.

    The real estate market is changing across the nation and right here in Tampa Bay. Honestly, we see this as a good thing. The exact situation we are seeing this month won't last, inflation and interest rates, inventory and demand will all adjust. Buyers- who's ready for some relief from the extreme bidding wars?

    The local property appraisers have also done a better job in recent years in updating their websites and making the info more accessible. The way MLS presents it hasn't changed though, and it IS confusing even more so for first time buyers.

    Property taxes are always a challenge- buyers and sellers usually assume the taxes on the listing are what they can expect to pay, and it's just not the case. It was time to make a video for you- hope it helps? 🏡

    Soooo many of these costs were completely unknown to us when we moved!!! Had no idea what to expect really when we first came to Florida. The pest control just doesn't even exist in England!

      Right- actually, no-one really has swimming pools, gardeners, or solar panels either! There it's nice to have the heating OFF for a couple of weeks in summer lol 😂
