    I’m thinking about moving onto my families property so nice to see an idea of the cost. 150k for 1900 sq feet sounds like a good deal. I don’t need that much room myself

    Omg I had no idea how much goes into moving a mobile home and I wouldn't of known the first thing to do. Seems like its best going with a retailer that may include alot of the leg work.. I would love to purchase a used one but how did you know all of these steps to take?

      @joy2come119 the lady we bought ours from used, was a wealth of knowledge! She bought it new just a year and a half earlier. She told me a lot and kind of walked me through a few things.

    Very well thought out on your part. All of that including a very nice home for $150K is a great deal. And to be close to family is a bonus. You absolutely don't want to carry a mortgage into retirement. As a retiree, I can tell you the number one must is to be debt-free before retiring. That way you can focus on retiree expenses with no baggage from the past. Great job.

      @DebbieLancaster I have another video that breaks down the cost of everything! Hope you'll give it a watch. We aren't totally finished with everything outside. Just had a covered front porch built and a deck/stairs built at the side entry. And about to start on a screenroom on the back side of the home. But when we are finished we should have right at 160k in it. That's building the pad, driveway, set up, remodel, septic, everything.     I bought one in Owensboro water comes in both doors ends leaks insulation wet got mold crooked 2by4 and they went me to pay not me

    I didn't realize you didn't BUY the LAND until the video was almost over 😞 I'm looking for the FULL PRICE INCLUDING LAND. Start to Finish.

      The price of land will vary a great deal from state to state. Even from county to county. Land is much cheaper in the county we currently live in vs where we moved from. The price will even vary depending on the acreage. Sometimes 1 acres will run more than the price per acres in a 10 acres track. So it's best to price in the area you are interested in living. Sorry I couldn't be more help to you.

      This is just shiplap. You can purchase it at Home Depot or Lowes and even some discount stores. I primed it and painted white. We are fortunate the tv outlets were already in place. The shelves are lumber from Home Depot..sanded, stained and varnished. I found the brackets at Hobby Lobby very inexpensive.

    Thank you for breaking everything down. After watching another video of modular expenses, I started thinking of manufactured homes. Did not realize ALL the expenses! I’ll have to make a list of all this expenses & compare.

      We considered a modular as well. We were in contact with a manufacturer and were real close to ordering one with our own specifications. My husband had a co-worker who had recently purchased a modular...and he was so excited and hooked us up with his sales person. Everything went downhill after his purchased. He ended up having a horrible experience. I'm so glad we waited and went with a mobile home. We saved a lot of money going this route. There's a lot to consider with either option. Yes..make a list and do your research! Good luck!

      The floors are CoreLock the Castle Collection and the color is Berkeley. You don't glue them down they lock together. We LOVE the floors! We did these floors in one room in our last home. So we knew we liked them! They were the closest thing I could find to match our real hardwood in the rest of our home. I haven't done a video in a while. I had an injury to my spine back in the summer and it's taken a while to get to the right Dr and I'm finally in Physical Therapy and getting some relief. I've had to put home projects on hold for now. I'm hoping to get back to doing some projects soon!

    Absolutely beautiful home..Manufactured homes have really improved..but I noticed that there is no foundation or skirting. I don't know why some people will spend way over $100,000 and even about $200.000 for a home like this and don't put it on a solid foundation so that it's classified as real estate and gains value and your momey.is safe.. If it's only skirting it's drops in value everyday..Bit overall a very beautiful home and your talented..

      Prices where I live are still going up even without a foundation or basement and keep in mind not everyone can afford a foundation it's about owning something that's yours that you can be proud of. ❤

    Save your ((( Money )) And Buy a (((( Real Home ))) !! Remember this when you put a Mobile home in a park !! You are living in a shoe Box that will never make you money (((( Fact is you will never make money on that Mobile home ))) If you buy ((( Manufactured home )) And Put it on a foundation You will make ((( very little ))) on a manufactured home. !! Fact is they ((( barely meet housing code ))) And some State they don’t meet code at all !!,

      The best scenario seems to be owning the land first. Then put a mobile home on it. Mortgage free in 10 years. Not 30 years. 👍

      Howdy! Experienced real estate appraiser here🙋‍♀️ I have lived in a mobile home on land for 23 years now & financed the house & land together with a FHA loan! I am also considered 100% real property. I have appraised many mobile homes that are considered real property & they are appraised the same exact was as any house. It is taxed, backed by govt loans, is appraised at 100% market value & builds equity just the same as any other house. So, for me, my mobile home purchase has been 100% my greatest investment, especially now after 23 years, knowing what I paid for it & seeing what I could sell it for today! I have 0 regrets with my mobile home purchase. I'll make a significant profit when I sell & I'm very happy about it! Also, Hud revised the requirement & regulations on mobile homes years ago & they have to be inspected to verify many things such as the correct building material used & is up to code on local state & fed regs. to pass to get approved before occupancy, if it doesnt pass, you have to correct the issue & get reinspected again. Mobile homes have came a very long way! unfortunately the stigma still follows them because people are not aware HUD stepped in years ago to monitor & regulate the industry, Mobile homes slzo have so many styles & floorplans to choose from these days but with that being said, , a mobile home in a communtiy is a different story cuz land is leased, so most homes in a park are considered personal property & will need to be registered & titled with the state however, the home could still be transported to private property, put on a permanent foundation & complete the necessary steps & covert it into real property to derive equity!

      Depends on your area. Supply vs demand, my doublewide on 10 acres w a beautiful pond and a stream is worth almost 400k in nc, there are so many people flooding to nc thst a piece of crap single wide w holes in the floor doesn't last on the market a week. I bought a double wide from a repo company, double wide trailer no matter the condition. Would sell in less than 24 hours , we thought we'd take our time and go take a gander and they were gone! So the this happened 3 times, to where. Like I said. You had to jump. We bought a 98 model 2200 sq' for 26 cash only! Cost us almost 10 grand to move it 80 miles in 2 trips , I completely gutted it , all new electric new floors 2 ply opposite direction. Took everything trailer out of it. New roof , 2x6 walls , I over built it. Not quit finished yet , couple months I we will be in , but the wheels are off , it's about to be on block foundation, a married the 2 halves permanently w 2x6 walls , and put a 19' beam down the very center of the house. So it's very open and huge , all for cash money. No mortgage, we put 30 grand into it another 8k for well and 6k for septic , what's important to us was we are in our mid fifties , didn't want a mortgage , and that's what we've accomplished, and as I said worth way more than what we have in it

      There are not enough homes for the people thst want to live anywhere. Supply and demand 101, I know a repo man who can't keep I shit trailer w ceiling hanging because of a roof leak and soft bathroom floors, on the market in nc for more than 72 hours , cash money purchase only and its gone , usually in under 48 hours of listing , we drug our feet on a couple listings found out on a Friday, went to ck it out on a Monday, already sold, we let another one in similar condition, 90's needed pretty much gutted, ,we himmed and hawwed a couple days on that one also it was gone sold cash money in 24 hours , so the morale of the story is sometimes you don't always get what you want , and sadly we live in times where you can't get the pick of the litter , we are currently in a take what you can get while it's still available kinda world , go try and buy your shoe box , that that person on their high horse says is worth nil, a new single wide is 98-120k people's! That's f#$$%$$ ridiculous, it's taken me 2 yrs and I rebuilt the double wide for 26k cash , on 10 acres w a stream and a pond that's worth 350 now , I will take that over cookie cutterville cul-de-sac hearing your neighbors getting it 350 k for your new stick built on top your green haired neighbors from jersey house all day long.

    Just saw this! It’s absolutely gorgeous! My husband and I had a 16x80 mobile home on 2.5 acres of country land. We did a lot of renovating and had plans to do more. He passed away in April, 2023. My granddaughter plans to move in because she says her best memories are there. I’m thrilled! I bought a fixer upper house in Jackson, MS so I could be closer to my sons and this old house is coming along. Thank you for sharing!

    Ty for taking the time in giving us your POV and being real. I'm 40 and I'm thinking about going the Manufactured route. Cost of homes are just to much that honestly it's just not worth it. Although the only issue I'm running into is finding a good piece of land and b/c I work in the heart of Atlanta, as you might already know land cost is a bit high, but the further I go, the better. I do have one question which I hope you can help answer. What are your thoughts on Clayton/Buccaneer homes? I've toured a few models and although they look great, I've seen a lot of mixed reviews.       I'm glad the video helped! It's been about 2 yrs since we looked but from what I remember Clayton was a well made home. I don't think they have all the bells and whistle some manufacturers put into them but that's just aesthetics. So that part is your personal preference. I heard good things about Clayton being well built. We went on TH-cam and watched a video of how a Winston is made and everything they put into the structure. You could probably do the same with a Clayton. But I will say your set up crew has a lot to do with whether you have problems. If you are buying straight from the manufacturer/dealership you shouldn't have a problem. They should warranty everything and make things right if you have any problems. Of course we purchased used. Also make sure you are there when the trim out crew is there and make sure they do the job to your satisfaction because getting them back out is usually where people have problems. Hope that helps!     I have loved your renovation and mobile home videos. I downsized from a 4 bedroom 3.5 bath subdivision home into a single wide mobile home with three kids! I am trying to make this place as my own so we can still live comfortably within our means. I’m trying to be debt free before 40 so I can retire from one job with a pension to start a part time job while raising my small children. Thanks for your videos.

    So i own an old mobile home that i want to move off my property and purchase a new or newer mobile home. So everything i need such as utilities are already here. My new home would go right where the old home sits. I have no idea what im doing and im doing this without any help. Can you tell me roughly what costs i wont have? I have to do something soon . My mobile home is a 1964 home.

      You would have the expense of moving the old one out and moving the new one in. The plumbing is already there so you wouldn't have that expense other than running the pipes to the bathrooms and kitchen..doubt they would line up perfectly where the old ones sat. You would need an electrician to hook up the electrical even though it's already running to your house you still need an electrician to hook it up. And an HVAC person to hook up your AC.       @joy2come119 I don't know a lot about mobile homes per say but my husband and I have built 2 stick homes. I renovated an older home before and I purchased and renovated a few homes in the past with a business partner to flip for profit. It's really just asking questions like you are doing and stepping out and taking the risk. But the mobile home thing was all new to me. It was a little scary to be honest!

    Hi Rene, your home look very nice. If you like French doors I think your patio glass door should be change for one and if you make this manufacture home permanent foundation your home can be come a real state property because they will cancel your title, well you can look into that if you are interested because you put a lot money in this forever home 🏡

    They sure don't make Mobile Homes like they use to. If you hadn't mentioned that this was a Mobile Home, I think most would think that this is a beautiful home built from the ground up. You've done an absolutely amazing job renovating it. I love it!
